We moved in April 2023 and our story is a little unique. Looking for an abode in Houston we were exploring Katy and Sugar Land. After deciding on Sugar Land , finding homes and apartments were the next hurdle. Having gone by Google Reviews of Retreat at Riverstone, it became the last choice for us.
But to our surprise, the apartments are large, high ceiling, excellent working equipment, well-maintained campus, great gym and pool and how can I forget the dog park and barbecue gazebos. We have lived for a year, extended our lease for another 15 months recently.
If you are looking to live in Sugar Land, Riverstone this is the best choice. Please don't go by Google reviews but do visit the place and then decide.
And about the staff, starting with front office, they may come across as impolite people but they are clear, open, transparent and upfront may be just not as diplomatic as one would expect. Some people may find it as a problem but it is not actually. And the maintenance staff is just as wonderful.

According to the apartment office, there is a referral bonus for referring a family. Apt officer said you will get referral bonus when they moved in. I referred a family to this apartment. I said I would give the referral bonus when I got it. I haven't had it in over a year. I was stupid

This place is horrible especially that disgusting women in the office named Paris or something, who can't even properly speak two complete sentences of English.
Now they are offering $5 gift cards for positive reviews on Google, so they can hide the truth.
They don't live up to the Riverstone standards what so ever.
I've read the reviews they have, and it's true.
Like many others here I also received the apartment completely dirty and stinky, which is crazy because they charge every tenant a $250 cleaning fee.
The trash pick up barely happens when they're supposed to, which makes the halls stink, but they charge a monthly fee for the trash pick up.
No noise complaint or any complaints are taken seriously.
The amenities are basically non existent. The gym is crappy and never cleaned.

Initially signed up for a 1 year lease, and continued since then to my 5th renewal. This place is great and Parus had been my one stop go to person for all issues, questions, help. Never had issues. Environment is really good.

STAY AWAY! I remember when I first went to look at the apartment Paris Mirani was very nice and even smiled! Everything after is terrible customer service I’ve caught her lie in my face multiple times with no hesitation. First I got a lease violation for changing my lock on the door for a digital one and I called probably the first 2/3 weeks I moved in when I changed it to make sure it was fine and was told yes as long as I provided the password which I also did more than a year later I get a lease violation and I asked her on the phone (1/30/24) if our calls are recorded or not and she said they are not. In that same phone call I spoke with the manager Jose who told me they are all recorded! Then fast forward to 4/18/24 I’ve already moved out (3/15/24) and I got a text message saying I had an outstanding balance and was about to be sent to collections!!! I had never received any email or text from them so I called and again Paris assured me she emailed it on (3/18/24) to which I asked if she could provide me a screenshot of that she said no problem! I emailed her twice with no response then yesterday I get an email saying they were wrong they actually didn’t process it and send it till 4/19/24! So they were about to ding my credit because of their disorganization. Not to mention I feel like that final bill I got is them trying to get me to pay their new stove top because I also asked for pictures of the stovetop when I moved in which again they claimed they don’t keep. I don’t even cook since I’m usually working all day so I find it hard to believe I damaged it. Should I believe them? Anyways very nice community but I’d recommend the Camden communities I moved from there and they were always on their A game!

i loved/hated living in this property! the only reason i moved in when i did a couple years ago was because of Megan! Once she left, everything went downhill. Megan always handled things with a timely manner and cared about the residents!! They still have the same manager which is probably why this place is just going downhill. Dont get me wrong the place is beautiful as well as the location, but is the management that just made me leave this place for good. They DO NOT care about anything other than profiting off of you! The manager has terrible approach when you have an issue with something.
i havent lived here in maybe 2 years and it seems like not much has changed.. I have been calling for over A MONTH and either the phone goes striaght to voicemail or i get a no longer in service message. i finally went in office on a Saturday to SPECIFICALLY talk to a manager and she was not available. Seems like she's NEVER available, not even Monday through Friday. Does anybody work?? i spoke to a guy that was seating at the desk (which seem to know NOTHING about anything i asked) he called Parus and she stated that i will hear back from her on monday... & i still have NOT heard or CANT get a hold of anyone .They just "pass the info along" and no one ever calls you back. i think everyone will appreciate if there is A LOT mor support in the front office.
but as soon as you tell them you want to lease, they sure enough call you every other day.
