Worst park ever the mangers will allow people to harass you and also half the time the mangers are so doped up on meth they can't even think straight and stuff also its a very bad park I would not live there they also steal your credit card info

I have lived here at Valley Rose since December of 2019 and we have been through MANY managers, but the current managers win by far! They really care about the people renting here. Within the first few days they were here, we had issues with our electric (our hookup burnt out). They came by and helped direct us in what cord we needed to buy, answering our calls and our texts because we had no idea what we were doing, even hours after office hours. They stood in the Texas heat guiding us and they did not have to. They have been so friendly and just full of energy everytime we've talked with them. The park itself is cleaner and more friendly than it's been in a long time. The pool is cleaned every Monday. The site bathrooms are much cleaner than they have ever been. The laundry room has been operational with no interruption of broken equipment. There's a kids park, a dog park and there's a new fire pit area. To the owners, please keep these managers, they are truly appreciated and doing an amazing job! ?

The managers go above and beyond to make sure everyone is comfortable and happy to stay here. Any problems I would have I would talk to them and I would be worry free the rest of the day. Couldn’t ask for better people ?

This is one of those types of campsites that have RV/storage areas. Some sites are covered, ours was not, and had no trees, and no table. The sites are concrete and not necessarily level. It is very hot in Texas, so be prepared for it. This seems to be more of a long-term RV living area, and is at the road, so traffic noise is loud. The staff was courteous, but attention could be given to the grass on the perimeter, and the dumpsters had a lot of trash outside them rather than in. The laundry room (24 hours) and the pool were nice, the restroom had no tissue and no paper towels and could use a painting to cover the patchwork on the walls.

The owners are incredibly kind and helpful if you have any concerns. Aside from that, Valley Rose is in a fantastic location. The all-concrete construction is excellent, and there is on-site storage. I appreciate the fact that there are so many children here who can run around and be children! The way the world is today you cant really do that anymore but here you can and I love seeing all the kids outside all the time! It reminds me of the 90's again. It is gated, providing additional security for families and children who enjoy playing in the park. There are shower facilities, a laundry, and a pool on-site. It is quite family-friendly.
Safety: Gated, and has cameras.
Food & drinks: Has a drink vending machine.

I went to this location durning business hours to find the office closed. (That totally happens sometimes, no big deal) I called and left my name and number. I got a call back a few hours later being asked when I could come tour the community. I let the representative know that I was busy for the rest of the day but if I could have an idea about vacancy and ballpark pricing I would appreciate it. They told me it’s better if I tour first? I let them know that I wasn’t able to come back and they asked what time I could come in the next day. The whole thing felt overly pushy and “sales” driven. Thankfully, it made it clear that I didn’t want to work with them on a regular basis.

Bobby was extremely un professional. Her husband was nice and wrangled her back when she was out of line. Thank you sir for getting your wife and allowing us to finish strapping our bike down to get away from her crazy. Also still waiting on the cops that she said she was calling on us.

The management of the property is amazing! Bobbi and her husband Robby are both so helpful and keep this property looking tip top. They made our stay very worth it. I stayed here temporarily for a 3 ot 4 months, till I could find a place with my kids. They always have activities for the kids and fun stuff to do like a luau recently this past weekend, egg hunts, barbecues etc. The laundry facility is always clean, the people are nice. Everyone goes in doors at 8pm and it's silent. The pool area us nice, and the bathrooms is the front are always spotless. If I ever RV again I would definitely come back. Really enjoyed our stay.

Bad place to live or stay managers are horrible today is may 18 i got a package that i needed help with with the B...... of a manager wouldn't not let three gentlemen help me with a heavy package the owners of this park hire bad people to run the park
Noteworthy details: Nothing good anout this park mothing for kids to do they can only swim from 9 to5 and the aduts get it from 5 to 9 so the manager can put her feet in the pool and drink her wine the psrk is diryy no security dog park is fithly people wont clean up after their dog they discrinating against the elderly The only good thing about it id the people who live their. The managers are rarelly on site.Robert and Bobbie are not the owners of the park .Robert and Bobbie do not own this park they only manage it the owners live in California and Florida Robert and Bobbie are Peice of crap nanagers they tear down handicap ramps on the elderly

I have heard so many good things about valley rose park so when they called to let me know my little family got excepted I was happy..the safety of the park won me over and to know they do things for all the kids at the park is a really great thing I know my family will be happy here

The only good thing about this campground they had a security gate to go in-and-out and concrete pads. The children's play grown was a safety hazardous to any child. The dog park was over grown. Most all camp sites was permanent residents with trash all around there camper. Managers didn' care about nothing. We told them there was trash left behind at out site. He did bother to come clean it up. So my husband did and out of bag fell a bag of use needles . There was campers over 10 years old and some had parts falling off of them some had a air-condition hanging out the window. They have rules put no one follows them. Dog
poop every where. There part of Good Sam's and Will not honor any discounts.I could go on. But I will let Good Sam know about this place. We stayed November 2022, PS, the photos on website it's when the campground was new
