My apartment was a 2x2 that I shared with my friend. The first issues we noticed within the first few days at Villagio was the dishwasher looked moldy and wouldn't start. When we requested maintenance it was marked as completed and never fixed. The ice machine in the freezer didn't work. There was black mold forming in one of our rooms. My bed frame was oddly missing various screws that caused one of the bed legs to slowly slide down at a 90 degree angle causing the bed the be lopsided and move every time I moved on the bed. During the month of October 2023 our AC went out. We submitted multiple maintenance requests which were always marked as completed when clearly they were not. I called and emailed the office several times to fix the problem and nothing was done. It was almost 90 degrees in the apartment and we had pets there as well. This went on until mid January of 2024 with no AC. The front office also lost several of my roommates packages and blamed Amazon. This doesn't surprise me since there are tons of packages scattered around the leasing office. The utility bills are insanely high. We paid at least $100 a month and constantly had random fees added to our rent price. The final straw was the neighbors. Our neighbors were drunkenly yelling outside by their car and later that same night we had someone loudly bang on our door which scared my roommate and I since we don't know anyone at the complex. As I was driving home to my moms house due to being scared, I saw that same car at the gas station surrounded by three police cars. Not to mention the complex is covered in filth and stray cats. All those random 5 star reviews saying they got a "tour" is just something the office asks people to do in exchange for company merch. Lol they did this at my last apartment and was confirmed by an employee. Hopefully management steps it up because these are ridiculous living conditions for college students.

DO NOT LIVE HERE. Maintenance workers are fine but they do not have enough maintenance workers at all. There's trash, alcohol bottles, wrappers from blunt wrappers, and dog poop all over the place. They don't care about noise complaints, appliances constantly break. The movie theater they boast about during tours has been closed since the freeze of 2021.Swimming pool is gross. Absolutely despicable, how this place has 3.9 stars is beyond me, a few months ago they had under 3 stars so i'm sure there's something fishy going on. DO NOT BE FOOLED! Notice how all the 5 star reviews are just reviews and have nothing written? I am counting down the days until I never have to live at this awful complex ever again. I have never heard anybody that lives here say that it's a nice place to live.

Affordable and cheap, expect your standards to be lowered. Many student housing options available, throughout San Marcos! Amenities online aren’t true to their standards. Staff is condescending, unprofessional, and dismissive. Please do yourself a favor and look elsewhere. I also don’t want a response or to call the office to discuss anything. They never answer and if they do they never are prompt nor have a satisfying response.

I believe the 3 bedroom floor plan is a good option, I do like how they have hard wood floors and not carpet.

Something’s, I like about this place is it’s very close to the shuttle, office workers are nice for the most part and the living space is pretty spacious which I love! but that’s about it.I was so happy to move in here but just was so overwhelming disappointed. Move in day was a nightmare and poorly managed(waited for 2 hours and came on my time slot.) Upon walking in the whole place was disgusting outside and inside. Mold in the bathrooms, dirty everywhere, disgusting appliances that barely work, torn up furniture, dirty stairs and hallways filled with trash and garbage that you could tell had been there for a while. my roommates, mom got swarmed by wasp due to there being several giant hornet and wasp nests in the stairwell that we had to take care of.maintenance is absolutely a disaster! me and my other friend who both live here have experienced multiple different problems with them. my friend had multiple different maintenance request, and they simply came in and fixed one thing and marked all three things as done. I had problems with my fridge from the beginning and had three maintenance guys come and unplug it, plug it back in to “fix it from leaking” and then leave, which didn’t fix anything of course and when they left I could hear them laughing in the hallway, clearly do not take their job seriously. although majority of them don’t take anything seriously there is one older guy who is very respectful and nice (fixed my fridge) and takes it seriously there’s also another young guy who is always super sweet and very helpful(got rid of the mold).all the five star reviews I’ve noticed that are from a year to now are all from people that have reviewed the tours they don’t even live here! and although everyone in the office is sweet, I feel like management has kind of failed them. Management is just a mess. I had a random charge I called the office and talked to a guy who is super sweet. He gave me an email of someone in management named Makenna. I sent a very respectful email, addressing some of the charges and was blocked! I later was able to get the situation somewhat sorted, but if you are below, the age of 20 management will treat you like you’re a child, only when I had my mother address it over phone they actually did something.I’m currently still living here and I can tell you there’s dog feces all over, There’s trash everywhere in the parking lot. overall it’s just not kept up well and it’s super saddening because this place could be so pretty.

I would not wish this place on anyone! The entire complex is a scam and there is nothing they do to fix any of the problems brought to their attention in a timely manner! The cost to live here is outrageous for the amount of damages that come with each unit, on top of most of the appliances break or stop working, or have to be replaced for safety concerns. Our unit this year has had to have the bathroom sink faucet, the AC, the water heater, the internet, the washing machine, the stove, and the dishwasher!! When we moved in we had no hot water for the first 17 days of move in, we were charged for the whole month of August when we were only her for two weeks of that month! The complex held utility billing for the first two months, and did not notify the residents. On top of that they didn’t send out notices that the utility bill would change because the first bill is only for the two weeks in August we were here but we paid a full months rent! The bill jumped from like 90$ to 220$ and that was just my portion, not including my roommates so a 2 bedroom 2 bathroom has apparently over 400$ worth in utilities.
