It’s almost been a week since a big storm knocked trees onto the sidewalk right outside my building. No effort has been made to get the issue solved. I’m being told that they are shopping around for the best price to have trees removed. Definitely not ADA compliant. When I asked for the corporate phone number, the person I spoke with refused to provide me with information. DO NOT MOVE HERE!

Atlantic Palazzo is a great an apartment complex to live in. Whenever I needed maintenance services the support team was always responsive and professional. The admin team is always helpful and friendly. Shoutout to Caitlyn! Thank you for your help. I recently bought a house and she was very accommodating during the process. If it wasn’t for getting a new house I will still live here in Atlantic Palazzo! I strongly recommend this place.

My daughter moved into her apartment about 4 months ago and the complex is very nice the apartment was ready for her move in. She said that if they need something fixed that maintenance would respond quickly but the last couple of months she has said that they are very slow to respond and now she has been without AC for almost 3 weeks, maintenance brought a portable unit but it only cools the living room, she has called the office and cannot get any help. It’s unfortunate that such a nice apartment complex doesn’t puts the needs of their tenants first.Hopefully it will get repaired soon because my daughter likes the apartment and the area very much.

We lived at the Palazzo for two years and were pretty satisfied with the apartment, the pools and the office staff. For most of our stay, maintenance was awesome. Always really quick to respond to any maintenance request and very respectful and knowledgeable. However for the last few months, after a new maintenance manager came on board, their service really slipped. Weeks would go by and we wouldn't have any response to maintenance requests. But honestly my biggest complaint would be the inconsiderate fellow tenants - leaving trash and dog poop everywhere. I feel like the Palazzo management needs to be a bit more strict with that type of tenant. Not sure how other complexes manage that type of thing but there has to be a way.

If I could give 0 stars I would. Just an awful place to live. First and foremost we had a roach infestation which is just plain disgusting. Anytime you try to walk into the front office to ask about something the girls in there usually have no clue what to do when it comes to helping you out and just try to get you out of their hair as soon as possible. The gates are opened from an app on your phone and if the app or the gates or down you have to rely on a “courtesy officer” to come open it and if they don’t answer the phone then good luck getting into the place. If there are repairs or maintenance happening be prepared to be woken Up by banging at 7am sharp with no type of notice given to you as they said in an email when i complained about this “we are not obligated to notify residents of any maintenance or repairs” (my new place sent an email days in advance to notify me about repairs that would be happening it’s called being courteous and caring about your residents). They will also try to charge you for just about any little thing upon move out and I’m pretty sure I was lied to about the charges for my carpet but they claim it was “just a mistake on their end” when I caught them in it. Maintenance requests take weeks to get done(we didn’t have a working sink for the last month of our lease). Overall stay far away from this place as it will do nothing but give you headaches.

Don’t walk, RUN AWAY FROM PALAZZO.Management has knowingly allowed me to live in unbearable conditions and not remedied my inefficient HVAC system.I have been attempting for months to get management to provide me with a working HVAC system. The temperature in my unit begins to rise at 11am up to 79° and will stay there until 5AM, PRIOR to the heat wave. My utility bill has been $150-$200 every month for an 800 square foot apartment. It’s clear the HVAC system is inefficient, not working properly, and I am footing the bill.Management refuses to replace it or provide me with a portable unit during this heat wave. I have been told my AC must completely break for it to be considered an emergency and qualify for a portable or new unit. I have been ignored by Raquel who was made aware of these issues. I cannot cook, run the dishwasher, or run the vacuum without raising the temperature inside even higher and rapidly. My elderly service animal whom I rely upon is suffering through these unbearable conditions. There is no reason a “working” HVAC system cannot cool an apartment to at least 75 degrees at 4am. These living conditions are unacceptable.Management keeps giving me the run around that this is a heat wave, the unit is technically blowing cold air, etc. The fact is this has been an issue since March and only gotten worse. Palazzo does not care about the comfort or physical health of their residents or their service animals. I do not need them to apologize in response to this post to save face, I need them to respond to my ignored emails and fix my AC.In addition, they pay to remove their negative 1 star reviews. I will screenshot this and repost when mine is removed. People should be aware of the way business is ran here.

The absolute worst place to live! The management (specifically Raquel ) here is a joke and they could care less about you as a paying resident and they make it very well known. They also pay for a bunch of their bad reviews to get removed, so I’m sure they have a lot more that isn’t currently showing, and they always respond with some automated, careless response to all of their negative reviews further showing they don’t care at all. Horrendous place to live, save your money and live elsewhere. And they’re very aware of how bad they are at their job here but will literally tell you “oh well, sorry” when something goes wrong.

First, I wish I had access to the photos I took upon move-in right now. They're stored on a thumb drive somewhere and I really should dig them up and compare them to the photos new management allegedly took while deciding what to charge us for. I say allegedly because I have not seen their photos, and I'd love to prove to them that most of what we are being charged for are damages that were reported on the gorram 48 hour sheet.Now. I lived at The Palazzo for about five-six years. It's not a bad location, there are relatively few college students, and it looks pretty. There are also two pools which is cool (albeit, the pool by the pathetic excuse for a fitness center always looked like you would catch a disease by touching the water and I found a dead bird in the main pool more than once). But you know, there are only a few issues. Let me count them.1. Ants. I still have photos of the ants. The thousands of ants that were in my apartment for well over a month before they finally sent an exterminator. We had to vacuum at least 10 times a day and that hardly helped and very rightfully angered our neighbors. If you like colonies of ants and like to collect them in your carpet, on your clothes, in your food, etc. then this is the place to live, man. You can have a real bug party with the silverfish, weevils in your pantry, and swarms of wasps that will undoubtedly collect on your porch unless you personally request an exterminator.2. False sense of security. Thanks for the gate I guess, but it was more of a nuisance than anything else. Headed to work at 5:30am and you're running late? Meh, the gate probably won't automatically open for you today. You'll have to get out of your car and manually push it if you wanna get out. Don't want somebody to bash the window in on your car, or have numerous police searching for somebody who opened fire or tried to break into somebody's apartment? That's too bad, the gate doesn't keep crime away. It's just so they can raise prices and look fancy.3. Paper thin walls and nothing gets done about neighbors who keep you up until five in the morning from either being coked out and partying all night or fighting so loud that you're 100% positive somebody is being abused. I guess this one isn't really their fault. But. I digress.4. DOG POOP EVERYWHERE. They send out reminders I guess. They tell people "hey pick up the dog poop". But are they gonna do anything about it? Probably not. You'll probably just step in dog poop every day for the tenure of your residency.5. Is something wrong with your apartment and you need maintenance? Cool, once you get your fifth service request they'll finally send somebody. The maintenance people are actually really cool and they work really hard. It's just sad that I rarely saw them because nobody ever told them we submitted a request.6. Finally, I will say that I hadn't planned on leaving a review at all because I can be pretty laid back about things and I know they're only human. But here's the thing. We were charged more than we should have been upon move-out, which is common among all apartment complexes. I wasn't mad about it (my husband was, he contacted them and tried to discuss) and I was just gonna go ahead and pay it and wipe my hands with the situation. The initial email detailing what we owed was cordial, it was polite, it was like any email you would get. TWO WEEKS after my husband called to discuss the charges, he received another email from the new manager (whose name is Raquel or something, I dunno) that I would describe as salty, snippy, rude, demanding, even threatening. For the love of NPH, you cannot end a threatening email with "We hope you understand" and think that makes up for it. Have some tact, have some decency, and goodness gracious do NOT be a jerk.The one thing I will say I LOVED about The Palazzo is Nubia. Nubia is queen.TLDR; Just don't move here. But go meet Nubia. #TeamNubia

Even prior to moving in it was clear that the office staff does not communicate with eachother. More than once my roomate and I were sent completely different welcome agreements. Upon living here it is very apparent that this place sucks. I have not even lived here for a month and have already had so many issues, all stemming from poor staff behavior. Only live here if you have massive amounts of patients and are able to deal with huge amounts of bs.

If I could give less than one star I would. The office staff is not helpful and the woman sitting at the desk when you walk in has an attitude and doesn’t even look you in the eyes while you are talking to her. To live here you pay way to much for dirty apartments and the unhelpful and sassy staff. You would be better off anywhere else
