DO NOT SIGN HERE. This place was actual hell for me so buckle in. First off, when i moved in, the place was dirty after they claimed to “cleaned it” before I got there. In that moment, I knew that it was my first red flag. Blinds were broken, scrapes in the wall, disfuncional stove etc. I had no clue where to file all these issues upon moving in and they just told me they will take”note of it”. They never initially gave me a mailbox key or parking sticker when I moved in(so i had to request for it) resulting into not having access to my mail for months and my car getting TOWED and one of the employees of the office having to take me to release my car. My room flooded TWICE due to the poor plumbing and once again maintenance DOING NOTHING ABOUT IT to actually fix the problem but helped me clean it up. Of course I ended up getting sick only to discover THERES MOLD IN MY ROOM. I was in the hospital, under serious care and had to stay back home until i recovered which was for months. I had multiple issues which I can’t even fit in this story. I finally move out when my lease ends after being sick for half of it and the other half being a flooded, dirty and absolute disaster. Despite everything Ive been through they are now CHARGING ME for the same issues Ive been complaining about and it being “left dirty”. WHAT A JOKE! MANAGEMENT, MAINTENANCE EVERYONE AN ABSOLUTE JOKE. Not one single good experience from this place!!! BISHOP SQUARE GO TO HELL

STAY AWAY FROM BISHOP SQUARE SAN MARCOS!!! Horrible place for any student to live!! As a parent I wished we could have seen the real living situation they have the students living in before we signed our contract. When my daughter moved in, there was BLACK MOLD growing out of the vent that caused her and her roommates to be sick every month. There was holes in the walls, kitchen disgusting with greasy counters and stove, dirt and dog hair from the previous rented that was not cleaned by the maintenance before she moved in. We had to do deep cleaning just so she could move in on time for school. With other apartments full we had no choice but to stay with promises of them “fixing” things. Their maintenance who is in charge of “fixing” is non experience students working there to get a discount on their rent per month.
The closet door was broken and would not close. Her bathroom looked like a Gas Station with permanent stains in the toilet & shower and YEARS of paint slathered on. If these rooms were 1/2 the price they are charging I still would NEVER recommend anyone to live here. This is a REAL Review. If you see a positive review I promise you it’s a friend of the people working there. And anytime I call for a manager… they of course are “busy” and will get “back soon”. This place is ratchet, if you want to live in a healthy environment this is NOT the place!!

I am extremely disappointed with our experience at Bishop Square while my daughter was attending Texas State University. From the moment we moved in, it was clear the property management did not maintain the units properly. The apartment was filthy—there was dust, grime, mold, and general neglect everywhere. We spent significant time cleaning just to make it livable.
Unfortunately, things only got worse when it was time to move out. Despite leaving the apartment in far better condition than how we found it, we were slapped with an outrageous cleaning fee. It felt like they were just trying to squeeze more money out of us, despite us doing their job for them in terms of cleaning.
I would not recommend this complex to anyone. Save yourself the hassle and look elsewhere. This property has poor management, questionable practices, and is far from worth the headache. Avoid at all costs!

Bishops Square is by far the last place any student should live in. My friends lived there and I was over there frequently. They dealt with the most disgusting things I've ever seen in college living including roaches, scorpions, black mold, chipped paint everywhere, and extremely unsanitary from the moment they moved in. My friends and I lived at The Retreat previously and I'd recommend that 10000 times over this place (and the retreat isn't even that nice, BUT they at least cared about the residents and never charged us fake damage fees when we moved out). They will charge you for a ton of damages and not use that money to even fix the "damages". My friends left the unit in the best condition they could've given the circumstances, plus WAY cleaner than when they moved in.
I've also been a leasing agent before, so I know how this works. They do not care about their residents and will make excuses for everything, tell you they'll follow up, and make condescending comments back with "sweet" emojis. As a former leasing agent, this is NOT how to treat residents and I'd HIGHLY advise to not even waste your time touring.
***side note, all those "5 star reviews" are fake. They have workers and their friends leave good reviews to outweigh the HONEST ones.***

PLEASE READ AND AVOID AT ALL COSTS!
This property is not just poorly managed—it's a health hazard. Upon arrival, we were greeted by roaches, bugs, and black mold in nearly every vent, rendering the unit unsanitary and unsafe. Despite our efforts to bring these issues to management's attention, they only took us seriously after we involved our parents. Even then, the "solution" was a farce—they sprayed Killz over the mold, leaving us with dead black mold falling onto my face in bed. We had to perform our own deep cleaning since the so-called professional cleaning job was laughable.
The unit itself was falling apart—severe structural damage and water issues that we practically had to beg them to address. And don’t be fooled by claims of a "gated community"; the gate is perpetually broken. To top it off, they had the audacity to charge us $300 for "damages" upon move-out, including an absurd $132 for painting a bed frame, despite us leaving the unit in far better condition than we found it.
If you value your health, safety, and money, do yourself a favor and stay far, far away from this nightmare of a property.

Put in a request yesterday evening and Shane came in this morning and went above and beyond to help us with all the odds and ends of the place that needed fixing up. Even helped with a few of the issues that we hadn’t put request in for yet.

The Maintenance Mgr Shane was very responsive to my daughter's maintenence request. Upon move in we noticed an issue with the toilet flushing, put in a work order and Shane showed up within a half hour. Very friendly and professional!!

Apartments are a little banged up but Shane completed my work order timely and even went the extra mile to ask if I need anything else. The front desk is also very attentive and nice. But the kicker is this awesome pool.
