We own a 24 Unit in San Antonio (approx 40 people living on the property). Sandra Schulz of Davidson Properties has been an incredible resource and property manager. This property looks great; we have almost full occupancy. She is timely, fair, and cares about your property like it is hers. She has great subcontractors and is incredible at overseeing them to do quality work. She also looks out for your pocket book too.

Please be aware Davidson Properties in bad faith does their best to keep your security deposit. They also continuously allowed our neighbors to break the rental agreement by allowing them to smoke inside their home. As we shared a wall with them, my family would become sick from the second hand smoke that entered our apartment. We let multiple parties at Davidson Property know of this but nothing was done for the entire time that we lived there, which was the reason of our move out.

Here is my warning for anyone renting properties through Davidson Property Management.
First they do not require the owner of the property to provide a deposit for maintenance issues. Therefore if you have an issue your are at the mercy that the owner has the money to fix it.
We had two issues. First, the house was rented with an irrigation system and a clause in the lease that we were required to water the lawn multiple times per week. However the system was not functional. After multiple attempts to have them fix it the maintenance department said that we had to hand water the lawn twice a week because the owner wasn't going to fix it.
Then we had a water main break that forced us to turn the water off at the meter. We were told that there would not be a plumber out to fix it for five days. They could not have cared less that we didn't have water, in August in Texas. I had to complain and complain to get it shortened to two days.
Thank goodness it wasn't HVAC. I don't think there was money to fix anything major. It doesn't seem they have a maintenance team. They call and get estimates then share the estimate with the owner and then the owner can say yes or no. So it is up to their pocket book. We know the pocketbook will win everytime.
They are really good at two things, collecting the rent and keeping money from your deposit. We hired a reliable cleaner to clean, including the oven and we were charged an additional $370 for cleaning and another $180 for carpet cleaning. The carpet looked the same when we left as the day we moved in. If they chose to put carpet in, then they need to take the responsibility to clean it.
Because of these issues I would not use this company as a rental a management firm.
