Was amazing before new management. Moved out April 2024, never got final balance statement, after calling for months and never getting a call back, I finally went into the office and verbally got the close out. I just received an email two months after that visit threatening to send my account to collections for an unpaid balance. I’ve called every day since and nobody will call me back.

Been living here now for three months, the new management is very attentive- Victor is approachable & professional, Tony also does a great job as security. Building is both charming and modern, best view is at the rooftop!

I have been a resident here for a while and I have seen the challenges during the management transition. I love that they have upgraded the gate/building access system with license plate readers. License plate readers is something you don’t see at complexes in the downtown area. This shows me that the owners care. I also love that it’s Bluetooth access as well!

I have been here over 2 years and I have seen the change with Placemakr. The new General Manager in place Ralph, is much more approachable and you can tell he truly cares. I had a small list of items needing attention in my unit and they were are handled in a timely manner. He even followed up with me to ensure my expectations were met.

Under new management and since then it has gotten worse in my opinion. Today was the last straw starting at 5:00am the fire alarm was going non stop till 7:00am my wife works from home she doesn't need her peace and quiet disturbed because management won't turn the alarm off or have some one on location who can fix it

I've been a resident of 1221 since 2022 with a lease about to end at the end of the month. Here's my honest review of the area, especially for those considering moving here: If you're into unique living spaces, 1221 Broadway has some really cool apartment designs that might catch your eye—assuming you can actually get a lease here since the leasing office doesn't seem to care about actually reaching out to potential residents. As I said, I'm a current resident looking for a new unit to move into here and getting ahold of the staff has been nearly impossible.
The Cons:
Management, old and new: Placemakr just came in about a month ago and I wish I could say they're better than the previous management but that's simply not the case. Getting ahold of anyone from the front office? Good freaking luck. Even as I've spoken to the corporate office a few times, I'm still being ignored by the general front office staff and having to beg for anyone to help is as degrading as it gets. The interactions feel more like pleading for them to acknowledge you than actual problem-solving, and promised improvements in communication are consistently unmet time and time again.
NOISE: It's annoying but kind of unavoidable living downtown. That said, if you're on the 3rd or 4th floor facing Hops and Hounds you will hear noise from 10 AM to midnight (if not later!) most days including weeknights. This is once again unavoidable living downtown but if you WFH the music being audible starting at 10 AM could be a problem. If you're not facing Hops and Hounds, I've heard from several other residents that Porta Rossa is an even worse nightmare. Loud music, shouting matches, and more serious disturbances (including gunshots) that definitely make living here a little worrisome.
Security Sketchiness: Broken doors and gates are a common sight - often staying unfixed for weeks, which definitely doesn’t help with the already bad vibes from the noise and disruptions.
Cheap Appliances: The fixtures and appliances feel like they’ve seriously cut corners - cheap doesn’t even really begin to describe it. My Whirlpool Quiet Partner I hasn't worked since I've moved in despite multiple maintenance requests to fix it. The washer/dryer combo eats through your clothing leaving them with tons of holes. The fridge and stove are fine, but honestly just fine, nothing super nice and shiny like you can get at other complexes nearby.
Overall: I'm giving this place two stars because of the cool units, the lovely pools, the area surrounding the complex, and the amenities. Living at 1221 Broadway can be hit or miss depending on your specific unit thanks to the relentless noise, lackluster security, and a management team that would rather you spend your money elsewhere than dare to respond via email or phone. If you value your peace of mind and want your apartment experience to be anything but chaos, you might want to look elsewhere in San Antonio especially when there are better options not even a mile away (120 Ninth, River North, Tin Top, Southline, etc.) with staff that actually will reach out to you.

The location is ideal and the amenities are great. Service requests are almost always handled on the same day. Gas grills are cleaned weekly and garbage is picked up by a valet five days a week. The open air gym has everything anyone needs for weightlifting, and the indoor gym has some cardio equipment.Noise is minimal, though I suppose that depends which unit you're in. I'm not doubting the bad reviews from people living close to porta rossa.My only main complaint is that the appliances and fixtures are cheap. You're given the option to bring in your own or rent a washer/dryer combo, and the one they rent out is absurdly small. The dishwasher is the most basic money can buy. Same for the kitchen tap, showerhead, drawers, and cupboards.

1221 is by far one of the better complexes in San Antonio. I've been here for about two years and it's been great. The high ceilings, unique floor plans, and concrete really give the units character. The best part is that there's a bunch of social events set up by the office and you get to know your neighbors. Some cool perks are the weekly Run Club and HIIT classes offered to all residents. The complex is in a prime location and there's tons to do nearby within walking distance. Huge shout-out to Miggy, Jovany and Estelle at the front office for always answering questions and being super communicative! They're the best!*Edited to be entered into 12 Days of Xmas raffle*

1221 is a wonderful place to live! I love the location, I am able to walk to many places I enjoy. The staff is always so kind and helpful. The grounds are well kept and beautiful.
