The staff that was working at the front were good, but maintenance never fixed anything that was broken (everything was always broken). I enjoyed living here, but everything was always damaged.

wish I could give less. awful, condescending and rude staff all around. will only help you once you’ve argued with them all day and taken it to higher management. did nothing but throw the entire common area fees on me because I happened to be the last to leave that month. had to house my sisters cat for a few days after her boyfriend DIED and was met with no sympathy and just a lease violation that made me unable to renew my lease. noise complaints NEVER answered. Paid for a lease violation for a noise complaint against me when I was not even home. Then was later informed when I made a noise complaint myself about my upstairs neighbors that that was the noise complaint someone stated about me but of course was not refunded or talked to. if you want to feel ostracized and bullied by your own management then feel free to move in. Was painted as the villain of my apartment and paid all of the fees because I decided to stop cleaning up after the pigs I lived with. 10/10 would never recommend this place.

So I just received a move out statement for $400 dollars from Angelo Place. I was charged with main living room charges when there are multiple people sharing the space. I did a lease takeover and when I arrived the room was in absolute SHAMBLES. The damages were accruded from a PREVIOUS tennant. PLEASE DO NOT MOVE TO ANGELO PLACE. The charges are absolutely ridiculous. They charged me $25 alone for a trash bag! What a rip off! There was literally MOLD in the shower when I moved in.
I'm definitely reporting this to BBB and the local news channel!

I have lived here for three years and the only time things get done around my apartment are when I walk down to the office and confront the employees or I impersonate them to get my neighbors to be quieter. It took 2 weeks for them to fix my smoke detector in my room, meaning if a fire somehow started I would be unaware of it. I called three times today alone to try and get them to come address a noise complaint and received no answer any time. The courtesy officer on call never picks up after hours and when he does, the situation regarding noise does not change. I am leaving here when my lease runs out, I would not advise living here, or if you do, don't be reliant on any of the workers they employ.

I use to be a employee there and I was treated like garbage not only did I quit the manager tried to sabotage my new employment and was lied to the entire time about pay raises and also had to use my one vehicle to retrieve parts without compensation this place has gone down hill since the change of management (THIS PLACE IS TOXIC )

Update: Thanks for the reply but what was communicated in our signed lease agreement at the start of our lease is NOT what we experienced at the end. The lease states "the tenant is responsible for damages, not normal wear and tear". No where in the lease does it state that prof carpet cleaning is required - and if we don't provide you a receipt that we will be charged. This is something that was communicated just prior to move out via email. The legally binding agreement aka the lease did not. The lease should state "you will be charged for all charges, regardless of what they are, that San Angelo incurs". This is what you told us your policy is verbally when we attempted to discuss via phone. As for the bug issue - her room was left clean, we have a video, but we were still charged for cleaning a bug that crawled into her locked room after she moved out. In her defense, we said this was an ongoing issue through her lease and even sent the pictures she showed when she originally reported the bug issues (multiple times ). The response received was that your team doesn't have any work order showing she reported the issue. Really? This is communication?? So essentially, we lied and your staff told the truth. As for the spill wiping up charge - that you want to claim are damages. The $160 charge to wipe a spill the size of a quarter in the freezer is beyond reasonable. Unfortunately, it comes down to you charging us, us not paying, and you sending us to collections - which from reading the reviews of others seems to be common. My recommendation is that you put your actual policy into the lease agreement.Original: While these apts are convenient I would encourage you to fully understand all of the move-in and move-out requirements before signing a lease. These are college apartments, my expectations are low in terms of quality but when they start nickel and diming students when they move out - this is concerning and other should be aware so they can make informed decisions. About a month before moving out you will begin learning about addl move-out requirements that are not detailed in your lease. As an example, via email, you are notified that you *must* have your carpet *professionally cleaned* and you *must* provide a receipt or you will be charged for the carpet cleaning (no matter how clean the carpet is when you move out). None of this is stated in the lease you sign, however, you will be charged if you do not comply and the only option you have is to pay it or be sent to collections. You and your roommates will also be charged for anything and everything - e.g. $160 to clean up a spill in the freezer about the size of a quarter ($40/tenant in a 4 bedroom apt). Another piece of advice, if you have any issue whatsoever and report it - make sure that you get a copy of the actual work order. Simply going into the office, reporting it, and providing pictures of the problem (e.g. bugs found throughout the unit) is not enough. If their staff does not create a work order then it never happened .. your word vs theirs. Then when you move out, if a bug (which you reported was an issue) is found they send this as proof and charge you for cleaning ... no joke. Wish we had a more favorable experience living at AP, and wish we could say how all of the other negative reviews were wrong, our experience seems to be consistent with others and simply doesn't support a positive review. In the end, I wish I had read the other reviews and taken them reviews more seriously.

Be sure to do a final walk through with someone before you move out. You can not trust that you will be treated fairly. My daughter moved out, hired someone to clean the carpets. She cleaned and moved out. We were hit with a $275.00 bill that we knew nothing about until a debt collector reached out to me. Angelo Place claim they emailed my daughter and myself, and mailed a final bill. Neither of which made it to us.? These charges were ridiculous. Protect yourself, do a final walk through and make sure you have a solid understanding of what you will be paying for upon moving out.IN RESPONSE TO OWNER: Your pictures do nothing for me at this point. My review is to protect the next person. If they do a walk through with an employee, they have concrete evidence of what Angelo Place will be charging for. They would have the opportunity to see what problems could be their and have the chance to dispute any claims. Nothing you say or do is going to right this situation. I have paid and moving forward but I will do what I can to protect the next person, especially the young people.

DO NOT MOVE TO AP. Their management is AWFUL and they do not care about their residents. The assistant manager Alyeska is rude and condescending. There are so many better apartments in San Angelo. You would think going to them for help about an issue they would you know….help, but no they say they will but then lie. I wish I had done more research before hand cause if I did I would’ve never moved here.

I lived here for about 2 years and it wasn’t great but it was a good start for a first apartment. Within 2 years I had several roommates come and go and most of them didn’t last more than 6 months and they all had similar reasons for leaving and it was all because of 1 roommate and management was able to work with me with all the issues of this 1 person towards the end! (Mind you that I lived with roommates I have never met before)!

Great rate for the average college student. I first moved in a couple weeks ago and the maintenance team is my favorite part of this place. They are very communicative and professional.

I just moved out in July 2023. I had a terrible experience. I was moving in individually, and they put me in an apartment, that based on my conversation with my roommate already living there, had residence living back to back for ~2 years. Of course, they cleaned my personal room prior to moving in. However, they didn't update/clean any common room furniture and appliances. I moved into a rioted, messy apartment, and this made it difficult to complete the inventory check form, which is what they used to charge you with. While living there, I had an issue with my door lock jamming, and the apartment gave up fixing it and deemed it "unfixable" and just stopped caring for it, which we reported 3 times, I believe . During the move out too, they expect carpets to be "professionally cleaned." I had a fly problem, because my roomate moved out with his room smelling like rotten food, and I wasn't able to fix it because management won't allow it and they didn't to anything, just came up with "on the spot" excuses when I reported it. I'd avoid using the swimming pool since there could be irresponsible college students who drink alcohol whilst swimming, which might spill in the pool.For college academics, my opinion is that this is a terrible influence to reside in. Considering the targeted audiences are college students, there will be loud parties, drunks, and smokers, and the apartments are terribly soundproofed. And you won't always be placed in apartments that fit the move in sheet for roomates. I was a business sophomore placed with a junior music major, senior engineering major, and a drop-out. It feels like the roommate questionnaire was just for show, honestly.
