Very disappointing reviews to read, I had high hopes when passing by them. Since I'm currently in the market for this location. Seems to be the normal complaint for most tenants about this general area up and down hwy 45 and 35. Thanks for the honest updates.

DO NOT LIVE HERE! If I could give this place negative stars, I would. My boyfriend and his roommate lived at this place for 2 years and after visiting a few times, I couldn’t stand it anymore. Walking into their apartment was like walking into a nest of black mold and bugs. They brought it up to the attention of management many times that they needed someone to look at the mold in their apartment because no matter how many times we deep cleaned the apartment top to bottom, the mold would grow back the very next day. Every time I left the apartment, I felt so sick. Cough, headache, rashes. It was MISERABLE. My boyfriend spent most of his lease in this apartment living with me because of the literal BIOHAZARD that is this apartment complex. Talking to multiple neighbors, we know that it was not just the state of their apartment specifically, but of every single person in building 8. The last day of his lease, he asked management how they were going to fix the mold so the next person who lives there doesn’t have to live in those conditions, and they gave him a LEASE VIOLATION for “speaking poorly of the apartment complex.” When he told me this, I found it absolutely comical. Talk about being unprofessional.The mold is just 1 issue with his apartment.1. They also had water leaking from the floors. Not sure how water comes up from beneath the floor but it happened here.2. Their water heater started leaking and when maintenance came to “fix” it, they literally didn’t fix anything and it continued to leak (and you guessed it, it turned into mold).3. The floors/ceilings were so thin you could hear every single footstep the upstairs neighbors took.4. The dog park was ATROCIOUS. It was never cleaned and no one picked up after their dogs, so every single time we opened to door to the apartment (which was right next to the dog park) we were met with an overwhelming stench of fecal matter.5. The cracks in the molding between the baseboards and floors were so large that bugs crept in so easily, even with the pest control.6. The maintenance people who repainted the complex recently were caught on 4K video pressure washing residents’ cars which caused paint chips on multiple people cars, including my car, my boyfriend’s car, and multiple neighbors. When we brought it to their attention, they assessed my boyfriend’s car and denied blame.My boyfriend was not the only person I knew who used to have problems when living at this apartment complex. 2 friends of mine lived in one of the buildings way in the back where there is construction going on starting at 8am Monday-Saturday. My friends were not given any warning of the construction before it started and they had to live which the sound of constant work trucks beeping and honking ALL DAY. They also did not have a working dishwasher OR garbage disposal OR A/C the entire time they lived there. Every time I would visit their apartment, it would be over 80 degrees in the spring and summer time, and their electricity bills were astronomical.Oh and need I not forget the BLACK MOLD they had in their apartment too, that they discovered in the walls after it was painted over to disguise it.If this doesn’t turn you away enough from this apartment, I don’t know what will. All I can say is I am grateful that all of my experiences with this place were through other people and that I never had to pay a penny to this POS apartment complex. I hope they tear this place down completely and start over.

I AM A TENANT , I URGE THE ACCOUNTING DEPT TO CONTACT ME , THIS APPARTMENT MANAGEMENT CHARGES VACANT SERVICE FEES UNREASONABLLY. THEY HAVE CHARGED VACANT FEE TWICE IN 1 MONTH OF $50 + $50 , MY BILL IS $15. I HAD PAID $50 AND IMMIDIATELY STARTED THE ELECTRICITY ACCOUNT WITH TXU. NOW AGAIN THEY HAVE CHARGED THIS FEE.THERE IS BBB AND THIS WILL BE REPORTED, I REQUEST FOR YOU TO GIVE ME YOUR DETAILS FOR ME TO CONTACT YOU ASAP , I WANT TO SPEK WITH SOMEONE FROM THE HIRE MANAGEMENT. WE ARE EDUCATED AND WILL NOT TOLERATE THIS CHEAP WAY OF DOING BUSINESS.I DONT WISH TO SPEAK WITH THE LOCAL ONSITE STAFF, I WOULD LIKE TO SPEAK WITH THE MANAGEMENT OR PARENT OWNER MANAGEMENT. HORRIBLE! If you want to stay at a place that keeps your deposit and gives you the run around to get a hold of someone that supposedly has it then go right ahead and live here! I’ve never dealt with more unprofessional people in my life. More than a month and I have yet to receive my deposit back but they want to charge me a fee for not cleaning out my fridge when all contents were taken out and it simply wasn’t wiped down is ridiculous to me!!! Quite comical actually. Go spend the extra $100 and rent elsewhere. Save yourself the stress and don’t even waste your time viewing these apartments!UPDATE: Going on 2 months since I moved out and still NO DEPOSIT! I have been given the run around and the office manager is ZERO help and when she’s on vacation no one seems to know how to do anything. Called corporate twice and still nothing!!! The lack of urgency is apparent and because it’s not their money they DONT care. GO RENT SOMEWHERE ELSE!!! THIS PLACE IS TERRIBLE!!!!

We have been trying to resolve an issue with our apartment smelling like gasoline for almost a month. We reported it to the assistant manager and she notified us that it was due to our neighbors having a gas leak in their car that they keep stored in their garage. Our apartment, along with other neighbors have been having the same issue with their entire apartments smelling like gasoline also. Last time I spoke to the manager the only response was that she couldn’t tell them to fix the leak. We have had other issues here but this one is really bad. Being that this is a safety issue and there is no concern on their part says a lot.

I have lived here for 2 years and this is the best apartment for the price range and the size. Maintenance and management are very nice and helpful. Most of the maintenance requests gets addressed with in a day.

I have been waiting for the day that i can write an honest review of this place, and now that i have finalized my dealings with this place I can. DO NOT RENT HERE, OR NEXT DOOR AT MADISON. They are the same management company, Cushman and Wakefield, and the absolutely miserable GM manages both complexes. I'll start with the condition of our apartment when we moved in.1) the apartment was filthy. Walls had stains, trim was chewed up, and the floors were nasty.2) A/C didn't work3) dishwasher wouldn't drain due to a clogged drain hose4) bedroom ceiling fan didn't work5) guest back sink was leaking into cabinet6) dryer vent was clogged7) window screens were either missing or had large tears in them8) kitchen cabinet door was hanging off the hinges.Every maintenance request we filed was a fight. Both my partner and I are licensed A/C technicians. When the maintenance crew simply refilled our leaking A/C system, we told them that they needed to find the leak. They ignored us. 3 months later, the AC wasn't cooling again, in July, and the finally hired professionals to diagnose and replace the leaking air handler. Of course, that month, we had a $400 electricity bill due to the leaking AC.We were offered drugs multiple times by our neighbors, there was a nearly constant police presence, the gates never worked for the full 13 months of our lease, our neighbors regularly threw their trash into the lawn areas, the dog park was unusable due to the dog p*** left behind and never cleaned up, and the pool was constantly dirty.I could actually write a novel about our experiences with management and our neighbors, but i think you get the idea. This place looks nice when you go to lease, but be prepared to hate your life here.

I’ve lived here for 2 years and decided to leave a review because I don’t see enough positive ones. I have had nothing but great experiences at regency. I see a lot of negative comments about temporary employees. Well, after getting to know the front office staff, the permanent employees including Savanna and Mikayla are always diligent in responding to my questions or requests, are very knowledgeable when I have questions, and are just professional and friendly in general. One of the main front office staff went on leave for nearly 5 months and that’s why there were temporary employees who didn’t know what they were doing. It’s unfortunate so many had such bad experiences in a small amount of time, but I can attest that the permanent team here is excellent. When I moved in my apartment was in perfect condition and I had an smooth application and move in experience with the leasing agent even at that time. There has been turnover but it seems to me that they just wanted to have the right people in the office. The team goes out of their way to make sure you feel seen and actually takes action on your concerns. They follow up on maintenance issues that get completed and are quick to address it if anything is not done which shows they really do care about their residents . I’ve recommended regency to many friends looking for an apartment and will continue to.

Community as well kept, just recently moved into a one bedroom with a view, and I haven’t had any problems. The staff in the office was really nice to me during the leasing process I’ve been working with one of the leasing agents now for about two weeks and they have answered every question and concerned that I’ve had. Glad that I made the decision to move here.

I am sure there must be a worse property management company but I haven't seen them.Regency has all temp workers in the front office so no one knows what they are talking about or what is going on. One second they will tell you that all your information looks good and you should approved in 3 or 4 days. So you apply, wait three full weeks, they take your deposit and tell you kick rocks. If zero stars was a thing, there would be no company more deserving.You have been warned.

Maintenance department is horrible. I’ve been trying to get someone to fix our disposal system. We called on Wednesday and left a message. It says nothing on there about having to submit a claim online. It just says leave a message. So friday we call office and they say submit a claim. Now, they are fully aware that it is clogged up my sink, my dishwasher, and leaking underneath the sink, and that is smelling really bad, and still…. Nobody in office has acted like they care, nor have they sent anybody out to have it fixed yet. I even called Saturday and told them it was an emergency. Then, I clearly see a maintenance guy driving around all day in a golf cart. I even told them I was going to put a bad review down if somebody didn’t come out here and fix it. Still, nobody has arrived, so here you go with the bad review. Ridiculous!

I have lived here for a little over a year now and I’ve never experienced such awful service from the front office. They are non-responsible and provide little to no help. I’ve experienced several maintenance issues within my apartment and upon asking for help from maintenance, I have to go out of my way to even get a response. They enter my home without my permission, though I’ve clearly stated not to as they put my cat at risk to escape due to them consistently leaving the doors open. They have entered my home while I have been asleep in the bedroom without warning. Then, when arriving my husband has to walk them through what to do and typically ends up doing the repairs himself as the maintenance staff is completely incompetent. Recently, I experienced a package being delivered to the front office and this is the second time this has happened where my package is delivered and the office never calls to inform me so, I usually find out after calling several carriers then they direct me to the office where they’ve delivered the package. PLEASE SAVE YOURSELF! Do not rent from this complex, unfortunately my husband and I must stay here for personal reasons but if you can’t find anywhere else. Save yourself a heap load of trouble.

if i could give 0 stars i would. by far the absolute worst place i’ve ever lived in or seen in my life. the entire office staff aside from Savannah are beyond rude and extremely unhelpful. the “gated community” that we pay for doesn’t matter because in the year that i’ve lived here the gate has never worked. none of the apartments look anything like the pictures and the pool/gym area is disgusting. they are not good at completing maintenance requests and they are HORRIBLE at answering the phone. and when they do answer nobody helps. and don’t let the garage door fall on YOUR car and cause damage, it doesnt matter they’ll still make you pay over $3,000 for it, (even though i was shown that every other person in my apartment previous had garage door problems). biggest finessing company i’ve ever witnessed. they don’t care about anything except your money. the only reason i’m living here is because i moved out of state and wasn’t able to see it prior. SAVE YOUR MONEY AND ENERGY AND GO SOMEWHERE ELSE !!!!

I had a horrible experience with one of the office staff members. My parents lease at this community and we were parked outside the leasing office waiting for my niece's bus. When to bus pulled in my mom got off to get my niece and a blonde short haired woman came up to my window and knocked on the glass very rudely. I rolled my window down and she told me I could not be parked in front of the leasing office. That parking was only for future residents. Mind you, I am a leasing consultant myself and I have never heard of people not being able to park in front of the office. The only time would be when signage is specifically displayed which this office doesn't have any future resident signage. I asked her where else I could park and she said anywhere else just not there as she pointed toward the fire lane zones. Then she just walked away. She was completely unprofessional. The property has a gate that hasn't worked in months, vehicles always parking in fine lane zones, and the office staff is very unfriendly. For the amount of money you pay you should be able to park your vehicle in front of the leasing office for 10 min. Side note, the staff members park their vehicles in front of the office, if they are worried about parking why don't they park their own vehicles in the property to save those spots for future residents?
