My lease ends today and after living in the complex for 3 years I’m very satisfied and grateful for how welcoming the staff was, the environment, the other residents and the effort these apartments are presented for the public! I will forever be thankful with Tia Fuller for helping me throughout my moving process, her patience and professionalism made everything else easier.

This last year it has been a bit disappointing to live in this place, there is no type of security, and the people who live in the other complexes come to enjoy both the pool and the gym, without any problem entering. This situation has been recurring and we have filed a complaint but it goes unnoticed. It is a security problem and they do not take action in this regard, you can easily enter the pool and gym without living here, additionally this year the amenities such as the BBQ are closed and even with a chain, they do not take measures to maintain the complex and the deterioration is seen. Very disappointing management of this complex.

I don't know why people gave them 4-5 stars. To me, even 1 star is too many. This apartment system is very simple.FIRST COME, FIRST GET!I made an appointment for touring 2bed room. Then I stopped and tried for touring, but I can't. A white lady told me Almost "why are you coming?" I explained my appointment. She tried to search 1-2 minutes and can't show any 2 bedroom because someone took it. Then I said Ok and I left from there. She didn't say anything until I left. This is how she did for new resident!My answer After Palms remained response!"I visited twice, not only once. This is why I remained this review. I don't want to waste my time, money, and third bad experience. Also, I don't want to see your staffs' unfriendly-face. I only wonder who and how people lived at your apartments."

If I could rate this place with 100 stars I would! Every single person that I have come in contact with that works at Palms at Cinco Ranch has been amazing, helpful, and kind. The apartment and everything that comes with is also top notch. The team that works here goes above and beyond for those of us that live here. Thank you Palms at Cinco Ranch!

Tia did a amazing job at showing the property and making us feel welcome unfortunately the 1bed 1 bath units were unavailable for our move in date. But highly recommend 10/10 with apartment tour!

Kim is the absolute worst. She not only discriminates against blacks and Latinos, She is very rude and unprofessional. Should not be in a position to deal with the Public. The Clubhouse and pool are nice but the apartments are outdated.

Recently did a tour and will be moving in soon. Lovely place!!!! Well kept property. Rules!!! Which are great and I believe are what keep this place great. Tia was awesome. She was extremely professional and knowledgeable about the units, the property and the amenities. I am so excited and thankful that I found this place and I am looking forward to my move in.

We toured this property and everyone was very nice and seemed to be professional. The application was to be a corporate lease and the only way to do that was a paper format they didn’t have an online options as standard leases. We told the representative Tia that we were set on the unit, but that I could not complete the application until that same evening as they required six months of the companies bank statements, articles of incorporation, references, etc. etc. that I needed to gather . She stated that would be fine, but to do it sooner rather than later because the units move quickly. Mind you, this unit had just come on the market the same day that we had toured literally hours. The next morning I followed up with the application that I had emailed, I was getting ready to head over to bring the funds that go along with it to be processed and I received an email immediately back telling me that someone else had already applied and the apartment was no longer available! I found it incredibly unprofessional and inconsiderate that them knowing that I could not apply online having to be a paper application it would have been simple common courtesy to pick up the phone and call me to let me be aware that someone else is ready to apply for that apartment that evening to allow me the opportunity to submit my application. Instead of doing so, they completely ignored the fact that I was serious about applying and took the next first person. Very disappointing that they were completely careless about our application and never even gave us the opportunity. They approved the next person the next day the manager just simply stated she apologized and that they would be careful on the next one, but there is not going to be a next one. That was the only apartment that made sense for us and everything is at least two months out as a waiting period.

I had a very unfortunate incident at this property tonight - I work as a Walmart delivery driver as a part time job and tonight I had a delivery at this property. A resident called Bala ( Asian Indian) was in his car ( Black Toyota camry - RLV 3249) behind me while I was trying to enter the premises with the code that was provided to me by the customer on the walmart app. He was behind me, started closely following me. I didn't pay much attention because I was trying to find the house so I can deliver the Walmart package. I took a turn around the circle to figure out how/where to enter the code. He continued to follow me really closely while was driving and trying to search the house. I went further and realized that the house might have passed, so I tried making a u turn. Bala stopped his car really quick and got out and stood behind my car while I was in reverse. I was shocked to see a man standing and I suddenly hit the brakes and got out of the car. Bala started cussing me out, calling me Hispanic with racial slurs. I was confused and before I took time to understand or explain him the reason of me being there, he started yelling at me, cussing out while his wife and kids were so scared of him sitting in his car. He blocked me and held me hostage. I tried explaining him, showed my phone on which the delivery details were clearly showing, showed him the package that I was supposed to deliver but he was not in the state of listening at all. Shortly after, another decent resident came and I explained everything, he understood and tried to explain Bala and requested Bala to let me go but Bala didn't move and accused me further of stealing. The resident offered me water as I was shaking and didn't know what to do. The property manager (a lady) came in and thought the same, I repeated the whole process/story with her and she sided with Bala and was pretending as if I was invisible to her. The property manager was talking to Bala and thought I was a theif too. Bala didn't move and called 911. I was at some relief that police will probably verify the reason and help me complete my delivery but unfortunately, cops came after 45 mins. For the 4th time I explained everything to the cops and cops assured me that I was completely in the right and to complete my delivery. Cops let Bala and the property manager know that, this could've ended very badly for him since he was holding me hostage, charging on me, being verbally abusive, harassing me with racial slurs and for imprisonment. Cops did make sure that Bala knew he caused a scene which was dangerous if someone was armed or could've gotten unto a physical altercation. Cops made sure Bala was warned and they made sure Bala left the scene. I was able to deliver the Walmart package however, I was late for the rest of the deliveries. I'm still in shock, terrified and can not comprehend as to why Bala had to be so aggressive and abusive while I was just trying to do my job. It's so unfortunate how Bala assumed I was a theif and threatened me only because he thought I was Hispanic. I'm wondering and am so concerned about the other residents of that property who might have to go through or have already gone through such horrific and terrifying situation. I need a formal apology from Bala and the property manager to make sure this never happens to me or anyone. I'm also going to contact Walmart and letting them know that this property is over all helping racist individuals who cuss out, threaten and hold hostage on the outsiders who are just doing their job. I wish there was an option to give 0 stars.

Just realized I never left a review ! I absolutely lovvvveeeedddddddd living here ! I moved here after hurricane Harvey legit rented it without even seeing the apt but the pics did it justice ! It was soooo nice. Its a quite neighborhood ! The front desk ladies were always so friendly and the pool is gorgeous. I loved the gym even tho it's small barely anyone went there. They also had a cool room next to the gym to do Individual work out classes. Over all its legit been my favorite place to live. When I moved out the front office gave me hugs .

The pool, gym and staff are top notch with a high standard of quality for the grounds. I also can’t say enough good things about the maintenance team, Roberto and Martin. They are prompt, friendly and caring. Thank you for the amazing work you do!
