Moved in recently, love the place. Misty and Divya are awesome and very helpful. Place is nice and clean, and the best part is that it is situated very near to highway, shopping complex and town center is less than a mile. Loving it !!!

I have lived here at 7970 for nearly a decade. The property (which is really still new) remains in outstanding condition. Our Property Manager (Misty F.) has maintained a professional and friendly personality. She definitely sets a high standard for other property managers across the Houston- Richmond area who are dedicated to ensuring a positive experience for all tenants, in any situation. It is extremely rare that you would find such genuine courtesy and a respectable demeanor in compliment to state-of-the-art amenities for the price.
Many apartment complexes have come to the Richmond-Rosenberg area since my initial move-in and I have still remained faithful to 7970.
Here's why:
1) There is no such thing as a small floor plan at the Grand!
2) I have only seen ONE cockroach or nasty bug in my apartment in the near decade of being here, EVER!
3) Maintenance is timely with service requests.
4) We are typically first to get electricity restored during a disaster. (Been here through Hurricane Harvey, the big freeze power-grid issue, and Hurricane Beryl.)
This list of reasons could go on and on but you should come and see for yourself!
If you are looking for a place to call home, 7970 Grand Luxury Apartments is the ideal choice!

Coming from a personal standpoint and former employee at 7970 grand let me share a bit of insight of what to expect if you choose to move to 7970 Grand apartments. First things first. Don’t expect to get your full deposit back, they’ll come up with something like “we have our own cleaning fees” it doesn’t matter if you leave your apartment spotless.. you’re not getting your full deposit back at 7970 grand ? the property manager Misty French will make sure of that, it’s a way that the company can make numbers meet every month. I lost count of how many former residents would call upset about not getting their full deposit back even though they hired a cleaning company to clean the apartment after moving out.
Paying rent. You pay rent through the YOTTA resident portal that happens to crash every 1st of the month and even if you pay on time and the portal crashes, you still get a late fee. The ledger isn’t detailed so you won’t be able to see what some charges are unless you call and ask. Hell, I could never understand the way the charges worked.
Also, be aware of the possibility of having to walk the property manager Misty French back home because she’s had one too many drinks. She likes to go to work intoxicated most of the time. The countless times her breath reeked of alcohol. The last time she was drunk, it was after hours and a resident flagged me down because Misty had busted her forehead open because she had drank too much, she was using foul language towards residents at the pool and the maintenance man that lives on sight had to walk her back to her apartment, this happens quite a lot. Ramble Creek restaurant is right across the street from the apartments.. so yes, it happened often. This woman would call my phone drunk after work hours or even sit outside my apartment and take pictures of it and send it to other employees saying that she wanted to fight me. And if you’re wishing to talk to someone higher up don’t bother, Suba Valdermani is very aware of the ongoing issues with the property manager but chooses to ignore it. Misty will seem like a very nice person at first but she’s far from that. 7970 Grand would do so much better with a manager that shows integrity instead of coming to work too drunk or hung over. Love this community! The property itself is beautifully maintained. It's clear that the team here takes great pride in ensuring a comfortable and inviting atmosphere. If you're looking for a place where you'll feel genuinely valued and well taken care of, I highly recommend 7970 Grand. Divya and Misty truly make it a standout experience.

Misty And Beverly has welcomed me with opened arms since the moment I walked in the office . They made my moving process a breeze. I love my spacious apartment, I think the huge balcony and oversized tub is my favorite . Very quiet complex and I feel safe . Thank you ladies I am glad to call 7970 Grand my home !!!!

I have been here for a little under a year and have nothing but great reviews. It is a small, quite complex close to a lot of new and growing retail stores. The staff here is great and friendly. The property manager Misty. Is hands down the best property manager I have ever had the opportunity to work with in the 10+yrs I have rented apartments. She is very personable and makes sure to make your living experience here at 7970 West the best. The maintenance crew is great at addressing issues and resolving problems quick. I 100% would recommend a family and or friend to move here.

you and your car not safe here, no cameras , gnats, roaches, roof leaking water and flooding floors, management is focused on improper practices, my car was stolen in this apartment complex today on 5/18/2024 and when i came in to get help, i was answered with when is my next lease renewal. all management did was call matinence and sweep the glass off the parking lot.

I have lived here almost 4 years and I wouldn’t think of moving anywhere else. Misty the property manager is helpful and always willing to help. The maintence staff is awesome as well! If there is a problem, Misty notifies them and it’s taken care of right away.
The pool is so pretty and I love the tanning ledge with the fountain.
I feel very, very safe here if walking from garage or walking my dog. I recently downgraded to a one bedroom and Misty made the process hassle free! The complex is also quiet- so nice!
I would definitely recommend living here.

Good Evening, I don't know where to began, I just want send this special review out to Ms. Misty French and Ms. Beverly. Since day one they have been so helpful and wonderful, they went the extra mile. I love my apartment and when I had trouble with my washer machine they jump to the rescue to replace the washer machine. I just want everyone to know that the two women are hard working individual, I hope that they stay here for long time. Thank you again for having me as resident.

I hate moving. It's exhausting. Misty and Beverly have been fantastic, though! Even gave my canine buddy a care package! My apartment is lovely. The grounds are beautiful. The neighbors seem good people. And no more 420 stench!

I recently moved into an apartment at a complex managed by Misty, and I have been thoroughly impressed with the level of service and care she provides to residents. Misty is always available to address any questions or concerns, and she goes above and beyond to ensure that the property is well-maintained and the needs of residents are met. Overall, I am extremely satisfied with my experience living here.

The first day I came to the leasing office looking for an apartment, I knew this would be my home. Ms. Beverly was so nice, and awesome. I got myself a clean apartment, beautiful space and so glad to be part of this community.The peace and quietness I enjoy in this apartment is so worth every penny. A lot of parking when I get off work almost midnight, clean environment and nice neighbors.No regrets moving in here at all.Thanks to Ms. Beverly and Ms. Misty.

Update from my February 2024 post. I received paperwork today to be released from my lease, however they provided a word document. A document that anyone can easily type up. Last month I signed a document on the Texas Apartment Association form, which now they refuse to provide. I was also asked by the regional manager, Subba, to remove my review from Google for the second time, the first was a call I received from Misty on 2/19/2024. I will not remove my review, and I find it rather concerning that they feel they can give a word document that they know is not sufficient. I also want to add that while some recently posted about their “great” experience it was done immediately after I posted my current lived experience. One person went so far as to copy and paste my original post which I intentionally left up as she thought she was proving a point. Your time here may be “grand” but mine currently is not so do not try to downplay what I have to deal with.This is an update to my previous post that I was asked to provide shortly after I moved into the apartments. Do NOT move here. These apartments fall short of being “luxury.” If luxury is having sewage back up in your toilets move here. If luxury is having your apartment smell like sewage when you run your AC unit or heat, then move here. If luxury is having huge piles of dog poop sitting right in front of your patio with a horrible stench and gnats flying around, move here. Sewage backing up in front of your front doors, countless plumbing issues. Being told by management that we have to provide our on filters for their refrigerators is ludicrous, but hey this is luxury. We had a really nasty plumbing issue back in November 2023 that had water and sewage coming up through the drains in front of the apartments on the first floor. We just received our water bills for November 2023 and my bill was $140, which it was typically between $30-$47 per month since I moved in and I was told I’m liable for the bill. I also want to point out that I was told by management and maintenance that there were other residents who received a significantly higher water bill and that there were 3 others in my building who received a higher water bill along with me. I have not leaks and my water pressure was checked and I was told there’s no issue, but no one can explain why I was charged a $140 water bill, like a whole $100 increase is insane.Paying for amenities like a washer and dryer only for the washer to not work for 2 months and having to go to a laundromat and pay out of pocket only to be reimbursed $40 is ridiculous. The washer was a known issue prior to me moving into my unit and the maintenance supervisor informed the property manager at that time that I had my own washer and dryer and that he can install but was denied.Madonna was a tyrant and was beyond rude and unprofessional with her tenants. I was quoted a certain base rent during the application process, completed the application only for it not to be honored. Valet trash, an amenity we pay for has never been consistent.I recently requested to be released from my lease because of those issues, as well as a personal issue and was asked to provide documentation pertaining to my request. I submitted everything that was asked of me and was asked to sign paperwork for a notice to vacate on 2/12/2024, was told AFTER I signed the paperwork that I could not receive a copy only for the property manager to call me today 2/19/2024 and tell me they denied the request.I also want to point out that I was being told that when someone request a notice to vacate that they only allow the tenants 48 hours to vacate, which is unreasonable and unrealistic. The property manager told me she was helping me out by requesting they approve me for 2/29/2024, that’s not helping me out if I need to have the paperwork showing that they agreed to release me out of the lease without paying the optional termination fee and reletting fee. These people are liars and lack compassion. I would choose another property in this area.

Do you want to have your catalytic converter stollen from your apartment parking lot and the managers tell you too bad? Then by all means, move here. Do you want to have all four wheels stolen off of your truck from your apartment parking lot and, again, management does nothing? You should totally move here. Do you want to constantly see cars with broken windows, being keyed, and hear car alarms multiple times a day? You’ve found the right spot. Do you love having to watch for dog poop on the sidewalks every time you leave your apartment because no one cleans up after themselves? You’ll find that here! Are you looking for a closet where the shelves are too short so your clothes can’t fully hang and get wrinkled? This is the place for you. Do you want to have water pressure that is so pathetic it takes you double the time to do dishes/shower? You’re in luck! You’ll find that here! Do you want to spend hours cleaning on the day you finally move out only to find out that your “fully refundable deposit” was never actually fully refundable because, “The ‘other’ charge is the standard clean fee that all residents have to pay at move out. The pet treatment is done in all units after a move out that has had a pet.”? Then look no further. Do you want to hate your life because the apartment is the one of the most despicable places on earth and charges you out the wazoo because they’ve decided a pool that only works half the time makes them a luxury apartment? This is the place for you. If you can’t tell, we hated it here. Don’t waste your money. We all know the apartment is going to reply to this and say they’re so sorry that we feel this way and try to “justify” their actions but don’t listen to them. Listen to someone who paid them way too much money to live in an emotionally and financially stressful hell hole. And if you decide to ignore this, then just make sure you have car insurance. You’ll need it.
