Over the past 4 years while renting a 10x10 unit I have had no complaints, my complaint started when I attempted to move out. On the morning of 12/27/2023 I cleaned and swept my unit to assure there were no issues at check out. After cleaning the unit, I went to the office to have someone walk and verify the unit was clean and empty. The doors were locked and so I waited about 15 minutes for someone to return, I couldn’t wait so I used the doorbell phone. I called twice, left messages with my name, number, unit number & the nature of my business. After leaving I didn’t receive a call after about 2 hours, so I called the office around 3-3:30. I spoke to a young lady, gave her my information & unit number & she said she recognized my unit driving back to the office, because the door was left the door open. She said she would go to the unit to check it, then finalize my move out and send me an email. After a couple days this slipped my mind until I received a call this morning from Shanika wanting to collect this month rent of $255, I was surprised & expressed to her that I had moved out on the 27th. Shanika apologized and said the other young lady had not checked me out, but she would do so and then send me an email confirming my checkout. We spoke on the phone at 10:30 and it is now 1:30 and I have yet to receive an email from ESP. I called back to express my concern and I was sent a text message with a receipt that reads “UNCOLLECTED $255.00”, I don’t like that this receipt appears that I didn’t pay for January’s rent & owe $255.00. I called back to express my concern & ask for an official emailed receipt with a $0 Balance Due & an email stating there was a mistake on the part of Extra Storage Space. I expressed my position to Shanika & she explained that it’s because I was not closed out on 12/27 but I was officially moved out today. There was a mistake on the part of Extra Storage Space and based on the receipt it appears I owe $255. She promised that I would receive an email once she returned to the desk, that was at 1:05 and its now 2:05. Customer Service is key, it would only take 10-15 minutes to send me an email and make things right. But they won’t be getting any more of my money & I don’t expect them to do the right thing so I will not be renting any other units or recommending ESP. This was horrible. All my mom's stuff was covered in rat feces and big roaches. Even the junk removal people were scared. Not worth it for a 10x10 for almost $300. I would never get a storage period after this.

No issues. There was a minor issue with the gates sometimes not working due to a software issue which isn't the on-site Managers Fault. I belive it was corrected. Also it's always clean, no graffiti, etc

I dealt with Lizzie from the call center who initially set me up. Fantastic rep who explained everything to me and help me get everything set up. She was polite and patient with me which I appreciated. When I arrived at the location, I was greeted by Kim who was absolutely a pleasure to work with. I needed a second storage because I had too much stuff and not only did she help me but also arranged my storage to be right next to each other for convenience. You just don't get help like this anymore. She helped me throughout the whole process and made my experience very pleasant. I would definitely come back here to this location and recommend anyone who needs a storage home to visit this location. I thank Kim and Lizzie for everything. 5 star ? for me

Thoroughly enjoyed my conversation with Kim at the Pearland facility! So informative and polite! I am unsure on when and if I will really need a storage space but when I do I will lease with her! She answered all my questions and helped me gather information with out rushing me.
