The luxury apartment is the just the Saying I order to attract the new tenants. Lived for 15 months as per the contact. Not much of upgrade to be called Luxury, extremely highly amount for apartment and even when left the apartment charged for cleaning and move out carpet clean which is amazing policy to charge money. Even though if you clean your apartment before leaving, service and rules depends upon the person/religion. Well not felt good being there whole time.

I moved here about 4 years ago . About 1 year ago there was new management they upped my rent from 2004 to 2500 which I declined my move out date was November 4th I went to the office to give my 60 day notice spoke with Ariel she told me I would need to write a letter I told her I just received the letter the same day she said it was fine they would give me a grace period to make a decision . I come to the office on the 6th Candace tells me I didn’t have to write a letter that Ariel failed to print out the letter I just needed to sign and has put on there my move out date on the 6th while I receive a letter today that states my move out day is on the 6th I call her on the phone and I said ma’am that is incorrect she hangs up the phone on me , Candace is very rude unprofessional. I do not recommend this place with the new management they do not care about the people that are renting there . Especially Candace she literally needs to find another profession because she is not a people’s person and very rude . Do not make this place your home you will regret it .

After living in this complex for 5 years in a large 1 bedroom and another 3+ years in a 4 bedroom, the Leasing office staff here is friendly, helpful and responsive.The Manager is completely on top of property maintenance as since her employment & the current staff the pool has been upgraded, common areas stay well groomed & maintained & they keep the entire grounds presentable for a place to be proud to live.The Maintenance team is friendly, knowledgeable, responsive and professional & always ready to do whatever they can to resolve any issues.Shout out to Amy in Leasing, as she has been on staff for a long time and is always a pleasure to speak with and always kind and courteous to everyone.We love this complex, and the staff is the largest reason the experience is enjoyable, as their efforts make life convenient for us as residents!

Great place to live, I've been here 2.5 years and love it! Wood floors, washer,dryer,garages and quiet neighborhood. The management is always making improvements. The front office always answers any questions I have.

I love this place! I just moved here last month and being so close to the park is great for my dog and I! I had a few maintenance issues upon moving in but they were fixed within a day!

Not sure where to even start, the management is the WORST. They're condescending and will never act like they care about you, even thought our rent payments are what pays their wages. Maintenance is very reliable and quick but absolutely have no clue what a reasonable speaking volume is, you can hear them screaming "Maintenance!" from all the way across the complex. I was woken up COUNTLESS times by management having conversations right outside my bedroom window at 8 in the morning. Not against their rules but certainly have no sense of awareness for tenants who enjoy piece and quiet. Our dumpster was overflowing majority of the time, leaving piles of fly and maggot infested garbage all over the ground around the dumpster and broken glass in front of it. They do nothing about cigarette butts being left in the grass but have a snitch system set up to reward tenants for tattling on dog owners not picking up after their dogs. You're charged $30 a month for a trash valet (with tons of rules and regulations) when there is a dumpster directly across from your building. At move out, they decided to charge us for "stains" that they could not prove. These "stains" only cost an extra $30 from the cleaner but they smacked me with a $75 charge, make that make sense. And when asking them to prove the stains, they decide to strong arm me with the threat of sending it to collections if i don't pay in 90 days. A ceramic soap dish in our shower was accidentally broken and resulted in a deep slash in my hand. Decided not to raise a problem about a fragile ceramic soap dish inconveniently sticking 5 inches out from the middle of shower wall just to be told "You should be glad I didnt charge you for that" when asking why i'm being charged for non existent stains. Is it a lot of money? no. But it's the principle that they will say whatever they want or need to in order to charge you. DO NOT RENT HERE THEY ONLY CARE ABOUT YOUR MONEY AND WILL BE NO HELP AT ANY POINT!

This company lied and essentially left my family homeless. We applied for Orion McCord Park in Little Elm, TX on May 29, 2023 for a unit that would be available on June 27th. I asked before applying for the unit do they accept housing vouchers. The leasing agent stated yes, as long as the voucher covers the entire rent. I knew that I would qualify because I have good credit, no eviction, and my voucher would cover the rent.After receiving a manual approval and it was time for me to receive my keys on July 7, I was informed I do not qualify on July 11 after switching the utilities into my name and getting renters insurance as requested, changing my mailing address, after the unit passed the housing inspection and after a housing payment contract was sent to the complex.The reason I was provide as to why I don’t qualify was because my housing voucher does not cover the entire rent amount due to the housing authority paying a portion and me paying a portion. They also stated if they added the portion the housing authority pays and my income I am short about $500 not equal to 3X the rent amount and I still don’t qualify.I tired explaining to the complex manager, Area Vice President and the Senior Leadership team of RAM Partners that my voucher does cover the entire rent amount however, as noted on the U.S department of Housing and Urban Development that a housing subsidy is paid directly to the landlord and the voucher holder is responsible for the difference. Voucher holders MUST pay 30% of their income, but because I have a full-time job and can pay a portion of my rent I don’t qualify. I asked the AVP if I had a loss of wages would I qualify she stated yes I believe so but would have to consult with the attorney.I will note that Orion McCord Park has sense returned all monies paid. However, the have disrupted our lives and caused an inconvenience.For RAM Partners to donates to charities that focuses on housing needs, they have been unwilling to listen and understand how the housing choice voucher program works. A program they claim to work with. It seems Ram Partners and Orion McCord Park want voucher holders to remain broke and poor and not obtain self-sufficiency because this is the only way you can move into their units with a housing voucher.

Very Frustrating, they recently changed the access to the Gate from the key fob to an app. The App doesn't work on my cell phone provider, so basically that means we don't have a way to get into the complex and just have to hope that someone is leaving to open the gate and also we can't get to the gym or pool areas. Not to mention we have made requests for repairs to the bathroom and haven't heard anything back, and the neighbors below us smoke all the time despite it being a non-smoking property. The office people are very nice nd appreciate them. Just a series of frustrating events and creating a problem that didn't exist by moving to the app.

We have had a few minor repairs needed, which are handled quickly and the office staff (especially Amy) are always friendly and helpful. Today, they went above and beyond. Our dog got loose without our knowledge and Oscar caught her in a nearby field, brought her to the office, and Amy called to let us know she was safe. They were both very understanding and kind, and immediately put in a maintenance order to have our back door latch tightened (which we had accidentally left unlocked). We really enjoy and appreciate the 'community' feel of this complex.

We are staying here from last 3 years. And i am always looking for unbiased support from the team.We have raised a small work order to fix the dryer hookups as that is completely a work stopper for appliances , it is almost a week and no response. I have visited leasing office and now get fed off as i am getting any response from the maintanance teams.The price of the lease is fairly high and we are here to get best in all ways .

If you're looking for peace and quiet, prompt and unbiased customer service, keep looking! You will not find it here.Lived here for 6 Years and everything was great until it wasn't.... on October of 2022 some employees moved above us and we began living a nightmare by mid-December we had to move out.To make the story short:-Unbearable noise from the apartment upstairs at all hours and well past 10pm unlike any other neighbor that lived there before.-Despite being a smoke free building the apartment smelled like marihuana each time the tenant/employee above us smoked.- Had to call the police and courtesy office multiple times and were unable to solve the issue to the point that they advised us that since the tenant was also staff member, management wouldn't do anything about it, they were right.-Wrote multiple emails and personal complaints to management, most of them unanswered.-When management answered we were plainly gaslighted. We were told that we were not hearing what we thought were hearing, that the smell we were smelling wasn’t marihuana and lastly that the person we saw coming in and out of the apartment and obviously living there above us was not who we thought.(They later recognized he they did live there)-We started to get intimidating threats and stares by the employees in question, when he’d see us on the property while they were working.-The employee that lived above us was picking up trash one day and started to yell and intimidate us while we were leaving the complex, unprovoked and without reason. (The entire interaction was recorded in our dash cam)-When we tried to denounce this behavior to management, employee and management member teamed up against us.-Employee called the police and made false and grave reports against us.-After this, we had to move out immediately out fear for our safety.Orion Mc Cord offers tenants incentive and money to write positive reviews, they even review themselves.This apartment has a great location and direct access to the park which I enjoyed greatly until I was too scared to even walk out to my driveway.This apartment complex failed to provide a peaceful living

Regret choosing to live here. Overpriced and outrageously noisy.It's been more than a month and they still haven't fixed the noisy main gate. The trash gate hasn't been fixed since we moved in months ago. Beware the neighbor's garage door is right under your bedroom in some townhouses and the horrendous garage opening sound wakes you up in the middle of the night.Can't sleep, can't work from home with all these noises!Trash gate is still not fixed, it's 12AM AND IT'S NOISY AF. Bunch of greedy price gouging thieves.

My mom lives here, she is older but fully independent. They increased her rent $450 additional a month last year. She is on a fixed income, it is so outrageous! She enjoys living here so salt with it. These last 7 months when placing a high priority maintenance request, each time they go ignored. Messages left also go ignored. ?♀️
