EDIT: I just want to take the time to say, I did get a response from the new Property Manager, though there was no help. It was call the police, I don't know who our tow truck company is to do parking sweeps for non resident cars. I can't fix the way we handle eviction notices.I still haven't heard from Valiant themselves. They (as you can see) replied to me to reply or reach out further. I did. I did that the same day this review was written. It just shows me that they are complacent with the way they run things. That, receiving any kind of negative review doesn't matter. They will do what they want. That is because tenant's have no rights here in Texas. Which is absolutely disgusting. When rent is so out of control, there are ways to be better. There should be options. GIVE PEOPLE OPTIONS!I am giving a 2 star review, when I really want to give it 5. When I was told of these cute, cozy little Cottages...I was ecstatic! I did not want to have upstairs neighbors, nor did I want to be an upstairs neighbor as I have a granddaughter who loves to have fun. I have been living here for about 8 months. It has been on and off good. I had to get a stove replaced, it was broke. Took many phone calls, and email requests to get a new one. When the new one came, they took the old one with all my broilers, pizza pans, baking pans. I made a call PM P said, "oh, no worries we will get those right to you." I still don't have them. I count them as losses. Positive to that, maintenance was jiffy on the spot when my AC was out. So grateful for that. Although, my fridge is still broke. Next on the line is Total lack of communication. You call, you get no response. You call again...still no response. It is very frustrating. At that point I go to the office. But. Wait! The PM never goes to lunch at the same time and is gone forever. So you never know when someone will be available. Lets talk about the parking...when I moved in we had assigned spots. It was GREAT! Not now. It's a free for all. I have at times parked in Guest spots or in front of a whole other building. Guests do not park in guest spots. Or you have a family of ten living next to you and they have four cars, that take up all the spots. Not right. Lets talk about the eviction notices. Yup! They pop those up on you when you truly make a mistake on a Friday, thinking you paid your rent. When in actuality your payment didn't go through but you didn't receive an email to confirm that. So, On Monday at 5:15 you receive an eviction notice. Panicked you call the office to try and see what is happening. But, nope no one. So you call again on Tuesday...BTW you only have two days to figure this out. The notice says you must vacate in two days or file a claim in court. I got no response on Tuesday. I finally got a hold of the Regional office and spoke to their regional manager. Who was Great! and called back within 15 min. They lack compassion and should not think that the first step is to evict someone, but rather call, come by, send an email and ask "hey, are you alright? Is everything okay? ARE YOU AWARE that you missed rent this month? The shear panic and anxiety is not necessary. Lastly, they make you pay for services that you don't want or need. I don't want their cable. (I use streaming) I pay 89.00 for something I don't use. I pay 11$ for valet trash pick up ( I don't use) they tack on so many fees I don't know what is right or wrong. I was told I would receive a print out...nope haven't got that yet. So, I am leaving my review in hopes that someone with heart will read this, and make some positive changes. That is of course what feedback means. I am in customer service, I have worked in the medical field for 20 years. You would never cause unnecessary stress to anyone or ignore their concerns. I see I am not the only one with the same issues. I am also on my second Property Manager. I do love my apartment. I love the location. I am new to the state so i am learning all the new things. This place seems so unorganized!!I was apartment hunting last year before my due date, hoping to find a more spacious place. However I did a tour with Elsa and everything went great! She answered all my questions. No issue with her. BUT once I submitted my application I was denied!! I was promised I would be able to work with them on the deposit due my income being a bit off. That was untrue they did not want to work with me. That was a bit disappointing to be given false hopes, especially to a pregnant lady.A FEW MONTHS go by and I receive a call from the manager just checking up on how move in went!! Are you serious?? I straight up told her I was denied from them and I was surprised they were unorganized enough to not remember I was denied for the unit and I was even more uninterested in applying again with them.

I've been here for going on seven years, and will be moving out this year. Last year, Valiant took over, and they are horrible. They have done nothing but price guage since taking over. Adding on $25 towards our rent for valet trash pick up, when I can take out my own trash.And it's disgusting constantly seeing neighbors trash just sitting out by the door. Some of the trash has leaked and it's causing knats. They've also tagged on $89 to our rent for a cable/internet bulk charge (when I already have and pay for both services elsewhere.)Maintenance enters the apartment to do repairs without leaving a work order, or if they do, handwrite a new repair on an older work order. Seriously!!!I keep having water bugs, pill bugs, black beetles, and june bugs somehow get into my apartment. When I send an email about finding out how their entering my apartment, and to seal it up, nothing!They took away our parking spaces, by painting over the number to our assigned apartment. Which has made it more difficult to find a close parking space to the building.Whatever you do, please don't move into these apartments. You'll be welcoming yourself to overpriced rent, roaches and bugs, unresponsive management, sketchy maintenance, and confused unidentified parking.

If I could give no stars I would. For years it changed hand several times and each time they say their going to run it better.WHAT A JOKE. Every month my elderly mother n law is being over charged. We have to go tell them to fix it. Now they're forcing everyone to have cable and Internet even when my mother n law doesn't want or use it. Almost 100. Extra a month. Worst property ever.

Thanks, Priscilla for fast action getting air ducts cleaned next day. It's been 85 in here most of the summer. The thermostat moved only 1 degree up all day. From 70 to 71. It smells wonderful, clean, cool. The difference was immediate. Thanks again, Priscilla!

I was excited to find this community and was going to schedule a tour. However, having read the comments from renters and how they are being treated and their rent going up for no reason I have decided to buy a camper instead. I feel bad for those that are being treated so badly.

I have lived in Apts for a long time and I’ve had neighbors over my head for years. I finally found an apt complex that meets my needs. One Story. Small complex that has good neighbors. Management and maintenance are great. The location is excellent for myself, convenient to I35E/ 121/ and DFW. Convenient to Shopping/ Food/Churches/Schools/Parks. Quiet, tranquil, park like and pets are welcome. It’s the best kept secret in Lewisville.

I hate to say that this is the worst property management ever. The new owners fired Madera and brought on Valiant. What a joke. The complex had one manager and one maintenance who did everything. She was annoying with her emails lol but at least she was on top of communication. They take days to answer back only after you attempt to contact them multiple times. I don't know what kind of games that they play because this is not a huge complex yet they don't want to do their job. You need to fire these people and get some real employees that care about their residents. When you ask a question about simple things it's like such a chore.

I saw a review that shows Cottages on Edmonds Avenue 5 closed. NOT exactly true. We have lived here for 7 years (since 2015) . Many changes since we moved in. Cottages has had 2 management companies since Avenue 5. Madera Residential took over last December and added valet trash with a $25 charge (in addition to $10 City trash fee already billed), Park N Tow rules, billing by a new company that kept increasing water fees. The last thing was adding Spectrum internet & TV fees to renewed leases. Residents were not asked if we wanted any of these "services" - just informed of rules, charges, and changes. All residents that I talk to, miss our maintenance man, Miguel. He was the best ever!! Very trustworthy, efficient, and courteous. We stay because it is quiet, all on one floor, no fireplaces, and close to work. So while not "Cottages on Edmonds by Avenue 5", it is still "Cottages on Edmonds".

I like the Cottages because it's more like a "home" and not an "apartment". The Units are not all stalked up on three floors with 4/5 hundred units. These Units are separated evenly by no more than 6/7 per building, all on one floor. So you get to know your 5/6 neighbors in your little "community". The Cottages is nice and quiet and not all congested. That's what got me to this place. I was looking for a one bedroom, but since only a two bedroom was available, I still took it cause I didn't want to lose out on the opportunity to live at THE COTTAGESONEDMONDS!!!!! KAILEY. Property Mgr, is the Greatest!!!! Very Helpful, Nice and Friendly!!!! replies to all my emails in a very timely manner. I met Miguel, Maintenance, once and hopefully I don't need his services, but he seems very nice, easygoing and ready to help!! The only negative I have is the TRASH CONTAINERS.......We either need more, bigger ones or for them to be picked up more often, cause they are always FULL!!!!
