Besides if you struggle to come up on your rent on time and the staffing not really having much compassion, this particular area on 121 is quiet for the most part, lots of convenience stores in this location and property managers do what they can to assist with pest control. I give it 3 stars.

This could be a good place if you're just dealing with the manager/other employees working in the office, but the property manager I think Chris is his name, has a problem with African Americans. I judge by the content of your character and not your race, but this guy does not like blacks and is not afraid to show it. I understand certain background checks etc but I witnessed him put numerous of African Americans out while I would go visit my uncle as well as hard working couples with kids, like 2-3yr old kids. I would not recommend this place to anyone especially African Americans.Rooms: Rooms are just patched up with plaster. I witnessed roaches in my uncle room and he's very clean; a few of my co workers from Nebraska furniture Mart says the same

I really enjoy it here even though one bedroom is smaller than what I'm used to it's sufficed. There are sometimes nights where it's a little noisier than usual but it's fine for the most part they do have security here on site. The only thing that I really don't care for is people are supposed to pick up their pets poop and most of them do not even though there are bags clearly supplied but people just don't care. Also they only do weekly and monthly; they do not do daily stays at all. You do have to pay a deposit but after you stay here after 6 weeks you do get it back. It just takes a little bit and they'll mail you a check.Rooms: They have one bedroom and two bedrooms. The one bedroom ones are about 400 square feet, but I don't know about the two bedroom size. It does come with a kitchen that has a full size fridge and it does have a stove with an oven and a sink there are no dishwashers this one does have a microwave they do have some that are all tile type of floors or linoleum type but that's considered an upgrade they usually come with carpet. You are able to bring your own TV you don't have to have theirs in your room you are able to use your own bed you don't have to use their bed you are able to use your own couch if need be too. The kitchen is a little bit small in the one-bedroom but it is workable and it's nice and quaint and kind of cozy in its own way.Noteworthy details: They do allow pets 2 is the maximum I think they have a pet restriction not sure exactly and you do have to pay a pet deposit and monthly pet fee. Unless that your dog is a service animal.

I was living in a room they tell you that they will refund the deposit you give when paying but they never give you anything back it is a theft they do

All while this location is very convenient the office manager MARCUS GROGAN has absolutely no professionalism! We have a huge roach problem that i have mentioned to him a numerous amounts of times in which he would keep saying “i will put you down to spray this week” that was in november well here we are in february and this is the first time they sprayed in THREE months so the infestation obviously got worse no matter how many times i pleaded him to spray. they came and sprayed on a thursday and let me know they would come a week later they then came the following day on friday and says the “prep” was not done to their standards obviously because i put my things back cause they were supposed to come a week later not a day. I got a note monday that they were going to spray tuesday and if it wasn’t done to their liking they would vacate me immediately with my TWO toddlers, so i went to the office to try to talk to Marcus in which he would not let me say one single word, he kept coming up with a reason as to why my unit wasn’t sprayed for 3 months ,was yelling at me in front of my 2 & 3 year old and told me i needed to do better for my kids. keep in mind i came from a 1 bd that was only $850 into this unit paying MARCUS over $1500 a month for what is smaller and BUG INFESTED!! Only to be told i need to leave the office immediately and take my “bad children” with me before he calls the lewisville PD to vacate me and my two toddlers tonight. This is highly unprofessional and unacceptable to be living somewhere that they have poor attitudes and don’t care about the bugs the have living within their units.

The smoke detective is leaking water. I have reported the problem to the office and nothing was done about this situation. They want the money and never fix anything. They are money hungry. This place is not good.

I will never go here again. I was merely dropping off a friend and ended up jacked by the gang unit. From now on if u come here by bus, you leave by bus or call Uber. They were nice but I now have PTSD! The situation was scary!

THE WAY THIS PLACE IS RAN IS ABSURD. THEY ALLOW THE MAINTENANCE MANS KIDS WHO LIVE ON PROPERTY TO RUN A MUCK AND DO WHATEVER THEY WANT BUT FINE EVERYONE ELSE WITH KIDS. ITS BIASED AND UNPROFESSIONAL AND ALL THE SECURITY GUARD DOES IS FOLLOW THE MAINTENANCE MANS KIDS AROJND AND SMOKE A THOUSAND CIGARETTES AND GUESS WHAT......HE LITTERS.....WITH NO REPROCUSSIONS. IF YOUR ASKING YOUR TENANTS NOT TO LITTER MAYBE YOUR STAFF SHOULDNT EITHER!!!!!!

We moved to Texas didn't know what to expect here for real. We got here, my husband and I and it was different. Well, we needed to move out of my daughter's 5 months b4 planned. OK, I'd never known of a place like this but it worked for now. We moved in and it took us 4 months to get rid of the giant rats. And the roaches we spayed an every 3 months bug spray every Sunday then we would discuss how many we each saw that day. It was bad. Finally we got down to a couple per week. Spraying EVERY WEEK. This place is infested with rats and roaches!!! Oh. Management allowed us to move in with 4 vehicles and a trailer, even gave us stickers for ALL VEHICLES and the trailer. Then towed our vehicles 4 times at 430$ each time. How can we drive all 4? We used all four but one was a work truck for the weekend when we serviced lawns. They knew that upfront. I told them the stove was shocking us, Management said it couldn't be and refused to replace the stove. I'm thankful for the concept of their business but they really need people, management, and communication skills, but this is just my opinionRooms: Old but decent fit a short term stay. I stay at the Budget suites in Lewisville and payed my rent yesterday. I got a notice this morning that they are treating my apartment for bugs. That's great but when I called to ask why I wasn't told yesterday by the person taking my rent money. I was told by the property manager that I was coming at then sideways because I asked the questions why wasn't I told yesterday. He told me that the people in the front office taking my money are not to know anything that happens on the property and he hung up on me and now refuses to take my call. Why are they so rude when I asked a legitimate questions?Rooms: Horrible communication between front office and the actual property management

By far the best Budget Suites in the DFW area ??(AT LEAST FOR 2 BEDROOMS). I can't speak on the 1 bedroom units because I haven't lived in one, but the 2 bedrooms are phenomenal. Plenty of shops and food within walking distance, the front desk lady, Irene, is the nicest person you'll ever meet, the 2 bedrooms are spacious! Love seeing the high ceilings as soon as I come home :)Not to mention, my kitties love the space as well! They have their own bedroom (yes, they're spoiled), and they love having their own space!

Man what do I have to say about this place. This has been my home for two years now. They have always done me right. From the moment I stepped into the office! Irene is always there to make me laugh and reassure me on whatever my needs are they will be met. Security is located on promises, and so is maintenance. The fact I can hear little ones running and playing and enjoying the world as I did when I was a child makes my heart so happy. So many families live here and the elderly too. I honestly couldn’t ask for a better place to live. I am so blessed that I found this place. Thank you BSAL.

I initially thought this was a great place to get a footing, I’m a single 21 year old male trying to make it on my own. I told the staff I didn’t have the funds to pay rent, my insurance and buy food. They proceeded to tell me there’s nothing they can do. I was being charged $410 WEEKLY. They didn’t seem to have a problem with me not being able to buy food for over a month. I lived off 7-11 rollers for a month and voiced that to the managers… instead of working with me on a cheaper rate they acted as if I was being a nuisance. Would not recommend this place to anyone, the management is two faced and don’t care for your wellbeing at all!

Literally the worst place ever! Managers are TRASH, roaches everywhere. Wouldn't ever recommend for anything period. Do NOT go here. All they care about is money and that's it.
