If you’re looking for rent and new to Katy it’s a good community for kids to play and safe.They are playing in the park area inside the community.
Schools are good and schools are near to the community.

Lived there for about 2-3 years and it was great. We were lucky to have lived in an apartment which was only occupied once before us, so it was left in very good condition. Management cared; they would communicate often about issues or events. Residents were nice, pool and gym were nice as well. We had a garage attached to our apartment (all of them do) which was amazing. Overall it was a great experience. Only once we had an issue, which was that our upstairs neighbors’ child would literally be constantly running around playing with a ball from 5 AM to 10 PM almost every day, and it would be so loud… the ceiling would tremble every time that kid decided to go wild. It would wake us up almost every day, it was very frustrating. We spoke to management and they did what they could, but the issue wasn’t solved. We ended up moving because we needed more space, if not we would have probably stayed but asked to move to a different unit because of the upstairs neighbors. The moving out process was smooth and honest thanks to the awesome management. Thank you Alyssa D. and the rest of the front office ladies and maintenance crew!

Oak Park Trails Community is known for its welcoming atmosphere and well-maintained facilities. The community typically offers a range of amenities such as a swimming pool, playgrounds, and walking trails, which contribute to a comfortable living experience. Choose here - you won’t regret it. For context, I was a resident here for approximately five years. My move-in and move-out processes were smooth and fair. Any final monies that were owed were payable online through their secure portal - just like the rent.
I will now elaborate on my experiences with the resident community, the property, and the staff.
The resident community largely consists of families - this is evident from the fact that the entire capacity of a school bus is necessary to serve the complex. The property is zoned to Katy ISD - a huge positive. The fact that so many families choose to live here also alludes to the fact that it’s a safe complex to live in. Most people keep to themselves and are respectful. At all hours of the early morning and evening, you will find many adults taking walks for their health, and kids playing on the playground during playground hours.
The gates and amenities are accessible via an app on your smartphone. There are cameras all over the property, and the office has a live view 24/7. Additionally, there is a security officer who is actually law enforcement - not rent-a-cop. It is easy to reach someone anytime if there are issues with that require official attention. Parking spaces are open to residents and their guests, and they are first-come, first serve. Management does monitor the lot, and when it’s clear that there is a car that does not belong to resident or guest, they will tow it after reasonable warnings over time have been given. The weight room, clubhouse business area, and the indoor Amazon Hub are always accessible. The pool, grills, and basketball court are accessible during their stated (and reasonable) hours. They do monitor things so that only residents and a limited number of associated guests may use the amenities. The clubhouse can be rented out for special occasions, and there are also garages available for rent in the event a particular unit doesn’t have one. Last, but not least, there is valet trash, and a dog park. They do power wash the building exteriors and the common concourse on a regular schedule. This property is well-maintained.
Finally…the staff. I can’t say enough about my interactions with the staff. They frequently do things like hand out breakfast tacos at the gate, pizza parties, breakfast in the clubhouse, water safety lessons at the beginning of every summer, and food drives for those in need during the holidays. They are fast to respond to emails. They do their best (along with the peace officer) to remind everyone about the property’s quiet hours and speed limits. Maintenance is very fast to respond to requests that are submitted in the portal, and they do have pest control, as well. This is NOT a roach motel property.
Erica was the property manager when I first leased, and when the water was starting to get high during one of those insane hurricanes, I saw her literally put on the water boots, and clear the debris from the storm drains herself. The property has never had water get up higher than the curb during my time there, and they have installed new drains where walking areas used to hold water after a heavy downpour.
Alyssa (manager)/Stefani/Sara… These are the ladies that run the office, and they do a great job of it. Come live here - you never know what great things might happen!

Now that I’ve been here over 6 months I can give my honest review. I’m in a one bedroom and price is perfect for me (praying it doesn’t extremely rise for renewal). It’s spacious and the huge balcony is my favorite. The leasing process went smooth, staff was great and is still great. However day 1 of move-in my family and I started cleaning before my things arrive the next day. We found pet hair all in the carpet. I reported it the next day which was a Saturday. I was told they would share with management the Monday. My things came and I couldn’t unbox them because I wanted nothing touching the floors. The Sunday I vacuumed, took pictures, and sent emails to the office for them to see once management was notified. They were sweet and said they would take care of it. The only thing that was done is maintenance came and just vacuumed. Til this day I vacuum 3/4 times a week and still pull up pet hair. I just take my allergy meds and keep it pushing because I’m over it. My next issue is the trash. One of the reasons I picked this complex was because of how clean it is and no dumpsters at every corner. I love that and love the trash valet. But unfortunately my neighbors in my building do not abide by the trash rules. Friday-Sunday I walk out my apartment I see trash because they don’t bring it to the dumpster in the back of the building. They leave leaking bags out the whole weekend. Which is about 3-4 bags by Sunday. It stinks, makes our floor look gross, and I’m afraid I’ll walk out one night and see unwanted guest. I’ve reported it and it only lasted one weekend of them not putting it out. There’s stains all over the stairs from valet trailing it from pick up. Stains all by the doors, it’s just gross. They even sent out email reminder about the trash rules but it’s just not enforced! They never bring their trash cans inside as well. It’s embarrassing when guest visit. Outside of those two issues I really love my apartment! It’s nice and cozy. Maintenance responds to work orders in a timely matter. The office staff overall is amazing. I know they can’t see every single thing that goes on so I don’t take it personal with any specific staff member with the issues I’m dealing with. It’s just the cons of living amongst 100s of residents. I love how they keep us updated when there are issues in the complex. They have events for the residents which is cool. The amenities are awesome, my grandkids love the pool. Location location location is perfect! Not far from I-10. Grocery stores, food choices, and shopping are in close proximity. It’s pretty quiet and a good hidden gem in my opinion. Oh the parking is open which I like, don’t have to worry about towing, another reason I picked them also. So they get a 4 because the pros outweigh the cons! Definitely recommend!!! ?❤️

Coming from a previous apartment in which we were the first tenants, I’d say 5 stars are reserved for those sort of places because I can evaluate only the service…
Having said that,for now I’m giving a 4 star here, doesn’t mean perfect— but it gets pretty close considering amenities, great staff, and proximity to things in the neighborhood. No pest issue upon moving in and I re-enforced that with my own double down… had some issues with water, but it was addressed by maintenance in a timely fashion so we’re good… looking forward to good things to come and good times a part of the community… update y’all if things change

We moved into this apartment almost three years ago, and at that time, we overlooked the negative reviews about move-out experiences. Little did we realize that it could affect us too. It's important to note that upon moving out, the management might impose unjustified charges to generate additional income, particularly in units that have not been upgraded since the apartment was built. Beware, as what you see in the beautiful, new appliances on models may not reflect the reality of your own unit.

Lived here for a little over 2 years. Real homey apartment. Complex was well kept. Dealt with some price increase when it came to renewal. They are pretty comparable to other units but are a little pricey. The dumpster area gets a little gross with lazy residents that can’t throw their trash away in the dumpster. The manager Alyssa was great and really worked hard to fix our issues that we had towards the end with potential mold in our unit. She was great, just had a bit of a problem and misunderstanding with corporate and maintenance taking our issue seriously. But again, Alyssa the manager was great and really worked hard to help us. That’s my only complaint with this complex. But a good place to live overall if you can get a good price. I will miss it there and the area!

MOVE IN RATING ( Might change in future)I just moved to a 1BR and the whole apartment is heavily roach infested. I have killed and removed more than 200 roaches in just 2 to 3 days. I feel tat I am overpaying (both rent and deposit) for the apartment that has been provided to me. The community should do a pest treatment before giving apartment to new tanent. Overall my move in experience has been horrible till now.Also, the appliances and the built is old in my apartment. Therefore, I have given low rating.On the other side, the management team has been helpful till now. So, KUDOS to them. I would have given 1 star to the community but because of good management, I have increased the star rating to 2 stars.Lastly, the exit gate is continuously open from the day I have moved in. It's really less secure. What's the use of gates if they are open all the time.

Updating this to reflex recent experiences with move out and price hikes, on moving out make sure to clean everything because the move out charges are absolutely insane and they will not admit they will need to clean the apartment even though the walls were literally cracking and falling apart. Maintenance is super friendly though, but the general lack of follow through with my walls cracking and showing severe signs of foundational problems were only met with "your lease ends in 12 days so we will take care of it then" great but what if something happened in that time frame? Will not be recommending for future residents, I deeply regret choosing them to move back to when I needed an apartment again.

I've lived here 8 years so here is my take.Pros: (1) The complex has not been sold once since I have lived here. Meaning we havent had to deal with changing payment methods, new management, or someone coming in cutting cost at the residents expense. There is something to be said for consistency. (2) The current apt manager is good. She follows up and is a resident as well so she has a vested interest in keeping it nice. (3) Maintenance has been really good. I've never had to wait for over a day for anything, even when an appliance has gone out.I read through the complaints and most are unrealistic expectations for apartment living or they aren't telling the whole story based on my experiences.Cons: Management tries, but sometimes it feels like they do not have a lot of options for dealing with residents who leave trash on the ground, lazy parents who turn small kids loose in the parking lot unsupervised and nuisance residents.Lastly, I do not recommend building 11.
