Update: I didn’t use my real name, but I’m a current resident as of 2019 this is a honest review and not a solve my asks, it’s a review of the level of service of the office staff, which is subpar to the other services this complex caters too.Office staff is either incompetent or actively limits scope of work(wasn’t always like this). An issue can be raised and it will either “Go to Corporate, and you will get no follow up, and you will have to actively escalate it several times for a real answer” OR “We don’t do that, and you will have to prove it’s either been done before at the complex, give them proof it exists, or bring up the policy in the lease; in which the response will be quick and prompt as if they didn’t say no”. Kelly is very skilled at both these approaches, but it’s seemingly the culture. I’ve seen this over many unrelated issues and heard the same frustrations from several active tenants.An example, I’ve inquired about looking for a 1st floor apartment, and Kelly’s response was your rent is going to be raised “substantially” when we pay the highest floor plan currently, and her comment was proven false when pressed.The apartment is great, maintenance is responsive, but you’re paying “Katy Market Prices”. Office staff should be more accountable, and first response shouldn’t actively scape goat responsibility. Kelly will tell you no before she’s heard the full issue whether you’re talking to her or another member she’ll interject.TLDR: Walking in the office between the hours of 9-5 is an inconvenience to them unless you’re attempting to lease an apartment. Michael I know works here, but you’ll almost never speak to him because he’s in a meeting or at “corporate”(busy guy). Kelly’s immediate aura is met with confrontationThe owner: Beautiful complex, great amenities, but you won’t keep long term renters with the current office culture.

I have visited this property on 2 different occasions and I am very impressed with the friendliness and professionalism of the office staff. Joey did great showing me around the beautiful property. I can't wait to tell my clients about this community.

We’ve only been here about 2 weeks now and I must say it’s been NOTHING BUT GREAT! Our previous apartment experience was super traumatizing, however, this property has changed our perspective regarding apartment living! Ammy, the leasing agent was super professional and helped us any way that she could. She really showed that she cared for our needs and made sure our onboarding process was seamless! Thank you, Grand Reserve for the outstanding customer service experience thus far!

The front office staff is amazing. Especially Kelly! They made the application process such a breeze. I haven’t been home much since moving in, so I can’t comment on the complex itself as of yet. But so far, so good. (I’ll post an update) Thanks again!

I truly love this apartment! Kelly has been very helpful, welcoming, & friendly. When you put in a maintenance report the problem is handled without delay. The complex is clean neighbors are friendly, the pool is beautiful and at night it is peaceful.

Ammy is simply amazing. Patient listener, friendly, very easy to work with. Right from my application days, she would do take all the inputs and come back with steps that needed to be followed to complete the process. She kept tabs on my request and helped me find the perfect apartment for me and my family. Move in was very smooth. I got locked out one time from the house because of my stupid mistake and she helped me with contacts of some service providers that could help me quickly. I appreciate Ammy’s compassion and engagement with the residents and wish the very best to her. Ammy you rock!!! Three cheer to you!!!

There are too many spider webs in hallways. Love the stairwells are clean. Overall, I like it here. It's always clean and well maintained, and staff is very friendly.

Grand reserve apartments are nice and spacious apartments. Commuting is so much easier because it is close to grand parkway and west park. They are with garages and still you safe some money. You can say luxurious apartments in good price.

I recently rented an apartment at Grand Reserve. My experience with Ammy, my leasing agent, during the entire process was nothing short of OUTSTANDING!! She was kind, patient, friendly and provide quick and accurate information regarding everything that I wanted to know. She was excellent ?So far, I loooove my apartment! I believe that it's a great price for quality finishes that make it feel more like a home than an apartment. Everything is kept up and maintained exceptional well in the complex. I had a few small things in the apartment that needed to be attended to by the maintenance staff, I put in my request in the morning and within 2 hours they were here and fixed everything quickly. I would absolutely recommend Grand Reserve apartments to anyone looking for a great place to live with an excellent staff.

Previous residents (that’s a whole different post), but the office has refused to return a call or email about a situation for over a week now. I’ve emailed the main email as well as the assistant manager and manager. The understaffed excuse is overused. No communication or picking up the phone for over a week is ridiculous.

We still live here but are VERY over it.Let me preface this by saying I lived in apartments through college and was even a leasing agent at one that I lived at. I’ve never lived in such a poorly built complex. Knowing we’re moving into our new house when this is over and no longer renting is what’s getting me through.First thing right off the bat, don’t ever let your rent be late. Our second month here, we didn’t know autopay hadn’t set up correctly. Instead of a phone call or email from the office, there was absolutely no communication from them and an eviction letter slapped on our door for all to see. Real professional. It’s the lazy way to deal with things in my opinion.These walls are thin, I’m talking paper thin. Apartment living, you’ll hear things that’s life. However, if things are quiet in our apartment, I can literally hear our neighbor sneeze, their phone ring, etc. You hear it ALL.Parking… it has gotten increasingly worse and so bad lately. If you get home after 4, good luck finding a spot at least where we are. More often than not, from our building to the gate, you’ll rarely find a spot. Come home late on the weekend? Ha, good luck.The location seems great. They play off that the Harmony school down the street isn’t a problem but if you’re coming or going between 3-4:15 during the week, it’s an absolute nightmare. Now add on the freeway construction that will be going on through December 2023… it’s a horrible location now.The dog park is absolutely disgusting and covered in poop. The list goes on but the amount of positive reviews is mind blowing to me. We have friends that have lived here longer than us and they’ve seen the downfall too. Someone actually messaged me and warned me about this place when they found out we were moving here. Should’ve listened. We cannot wait for the day we move out.

Great experience I have had so far since 2020. It has been awesome. Ms. Ashley is cool, always having listening ears to your complaints and fixes them like asap. The workers are awesome, friendly they do take their time to fix whatever service request you put in.

Visited the property and had to leave a review. The apartments were amazing, just felt like home. Staff is super friendly and welcoming. Plenty of local restaurants and grocery stores. Would recommend to anyone looking to be in the Katy area.

??Be careful when you move out, I never missed a payment and when I moved to my house I paid everything then I got a collection today from Procollect for $119 , I checked my statements and I did the payment. I sent them the proof I hope they remove this collection from my credit, They are ruining my credit, so bad. I’ll contact my lawyer to demand you because there weren’t reason to ruin my credit as I payed everything.

I do not recommend this apartment community to the public! They have also hiked up their unit rental costs. Go to the other brand new communities in the area you will get a better deal for your money. I am highly dissatisfied and disappointed with their move out assessment. I moved out on 8/27 from one of their units and they basically concluded that my refund would amount to 41.00 out of the 600.00 deposit I paid. I asked the manager to keep the 41.00. It is unreasonable for a property not to expect minor wear and tear occurrences from there residents. We are human beings not robots! These apartment communities charge the public a ridiculous rental amount to begin with. I left one bowl in the dishwasher ,a broom and two cleaning supplies in the unit. Reason: I was called urgently to a travel nursing assignment out of the state. They charge me for a garbage removal fee for these few items. Also, they charged me in excess of 200.00 to paint the entire apartment. I am expecting Ms Mia to post what she referred to as “DAMAGES” I left behind for the public to see.Finally, a previous reviewer remarked that things are always broken in the apartment. This is true! I lived overlooked the malfunctioning fridge, constantly clogged toilets, leaky faucets, extremely loud air conditioning units, unexplained monthly charges at times. Some of these properties management teams simply take advantage of their patrons. This company in my assessment is one of them. Do not go here!!!
