You are expected to install the blinds yourself, particularly for the high-ceiling arch windows (around 160x160 cm, quarter arch), as custom blinds for these windows are hard to come by. The management showed me a model unit with blinds already installed, but they never mentioned that I would have to fix/purchase the blinds myself. It’s been a major hassle, and had I known this beforehand, I likely wouldn’t have rented this apartment. I feel discriminated against because, after talking to other residents in the same complex, I discovered they were provided with blinds. The bottom line is that you’re left to deal with figuring out blinds for the arch-shaped windows yourself, which is a major inconvenience and a significant cost due to their size (I checked with Home Depot and a few other places based on their recommendation, but they don’t offer this size, even custom-made). Moreover, spending so much on custom blinds for a place I won’t be staying in long doesn’t make sense, as these blinds won’t be usable in another apartment. Additionally, we pay a premium for the comfort of feeling at home, but if I were to simply cover the windows with some cheap cover that ruins the aesthetic, it undermines the value of what we’re paying for in rent. On top of everything, I have a migraine condition, and the bright sunlight coming through in the early morning is unbearable, significantly affecting my well-being.

Just moved in and so far it has been a wonderful experience. Leasing agents are helpful and the community is very nice.

I had a problem with water flowing from my ceiling, and Erick, the maintenance employee, was very quick to identify the root cause. He was very good at explaining how it happened, and very, very conscientious when it came to doing what needed to be done to stop the leaks, as well as what would work best after the leaks disappeared.

I’m absolutely positively very happy with the maintenance Mr. Jaime and everyone involved with taking care of a leakage into my home which I might add was extremely stressful. The manager Jackie responded in a sense of urgency and made sure my home was completed in a timely fashion, and accommodated my family. Thanks to all involved very professional and attitude was very respectful.

I lived here for a while and problems would come and go but when I decided to leave they were endless. If you live near the streets you can hear a lot of road noise. If you're a heavy sleeper it might not be a problem but otherwise expect to hear cars at all hours.
However if you move inwards towards the creek then expect to find an endless numbers of bugs. Large cockroaches, wasps, ants, you name it. I've brought guests over and had them freak out over seeing a large roach crawling in the bathroom, embarrassing. Then I've been woken up by wasps buzzing in my bedroom and later ended up having an allergic reaction over. All this despite I never brought any food into the bedroom. I also had an insane ant problem that was never resolved and realized the pest control company they used was worthless. Literally took time off work to make sure something was done and even then I had to learn to live with it. Imagine finding ants all over your bathtub, toilet paper, all over the sink where you brush your teeth. But all the office did was keep calling the same pest company to 'spray'. This problem continued for months on end.
The complex itself looks decent from the outside and the trails nearby are nice for walking, but absolutely not worth dealing with all the bugs, even if they halved the price.
Also some of the neighbors are trashy and insanely loud in the dead of night, blasting music in their cars. I am glad I got out of here when I could.

I loved my experience renting at the Highlands of Valley Ranch. Jackie and her crew were always helpful, available, and understanding. They keep the property well. Would definitely recommend them.

I’m signing my second lease with Highlands today and find this an opportune moment for sharing my experience with present and future residents.
This community is a hidden gem.
It’s gorgeous, meticulously maintained, spotless clean with manicured landscaping & huge trees.
The cottage’s external shape, size & paint scheme are aesthetically pleasing.
The neighbourhood is safe, the internal roads are super spacious and I find them a great spot to take a stroll during late hours at night.
Parking is easy & abundant (even for guests). There’s no EV charger, which if installed would add to the convenience.
The leasing office team is exceptionally hospitable, friendly & helpful. Most maintenance requests are addressed the same day. The maintenance team is also professional.
While the apartment’s interior isn’t modern like some of the new buildings coming up, it is well maintained, convenient and functional. I especially love the tall ceilings on the second floors & there’s abundant natural light through large windows.
The community is family oriented & policies like ‘no smoking’ adds on to the appeal.
The location - This community overlooks the trail park (campion trail) & the creek, which is nothing short of picturesque and feels like ‘straight out of a novel’!

I am looking for a 1x1 for a move in for September, I drove by highlands and decided to tour. Jose toured me and was very informative, Jose had a return person come back, he Stepped away bravely.Jackie and Jonathan assisted me and showed me the pool area and Tennis court area.I loved how quickly they assisted each other as a team. Jose returned to assist me and Close our tour.I am glad to say I have applied and can't wait to move in.

Jose gave me a great tour this past Saturday. Unfortunately it wasn’t in my budget but definitely will recommend friends and family ! It was a great environment. Very clean and family friendly.

I lived here from Sept 2022 to Sept 2023. Overall experience ok, started out with a bad taste and ended with one as well. I did not view the apt before signing the lease which was a mistake. When I got approved for the unit on 9/2 I was advised deposit had to be paid before 9/7. My move in date was not until 9/16. On 9/7 I was supposed to get off before the apt office closed to turn in my deposit but my job placed mandatory OT on my schedule so I sent the office an email about being able to bring the deposit in on 9/8 after 1pm. I had PTO scheduled to work half day on 9/8. They responded with I had to bring it in before 1pm on 9/8 or my application would be canceled. I work for a company where your schedule is based on the needs of the business so if they choose to add an extra hour or two on your schedule to cover call volume you have to work it or get an attendance point for not working it. I ended up getting an attendance point to ensure my application was not canceled. My work hours was 9a-6p at the time. So I turned in my deposit when the office opened at 8:30 and was in turn late for work. In a normal situation I would have just let them cancel the application but the reason I was moving is to go from a 1 bedroom apt to a 2 bedroom apt due to my mom not being able to walk anymore and I needed to move her with me from 2 hours away. I was driving 2hrs to Wichita falls from dallas on my off days to check on her and it was getting to be too much. I was in a last minute crunch as well so needless to say that left a bad taste going forward. Fast forward to 9/16 when I picked up the apt keys. I had signed the lease on 9/9 without even seeing the apt. I did not see it until 9/16. The apt had a odor of indian spices that was very overpowering. I had to buy an air purifier that had odor remover which was over $400 and charcoal refreshers for the refrigerator due to the strong smell. The carpet was not new and some of the blinds were dirty. I think the odor was in the carpet since of course it was only cleaned but not new. The air purifier helped with the smell. I complained to the office about the blinds and carpet being dingy and smelly. I was asked to send over pictures. I sent over pictures and video but no response. I reached out to the apts after 2 weeks and spoke with the apt manager. She listened to my complaints but in turn did nothing to resolve it. The set up of the apt was nice and it felt like home. The apt just needs a update with the kitchen and bathroom. There is a very limited amout of pantry, kitchen cabinet and closet space. The maintenance was always prompt with any issues that came up. The apt community it well kept from trash and is pretty quiet. I never had an issue with parking. When I moved out I was charged for replacement of the carpet, which is ironic due to my complaint when I moved in about the carpet issue. I did not complain about it since I did not take pictures or do a walk-through. The amount was taken out of my initial deposit, and due to previous experience, I didn't feel like it was worth the energy to fight it. My advice is to not wait last minute and look before signing your lease to ensure you are satisfied with what you are getting.

I am new to the Irving area and I found the Highlands via Google maps. The ratings caught my eye, I came to tour the community and the leasing office is super nice. Jackie assisted me on my visit she was super helpful and very knowledgeable of the community and the neighborhood. I really like their 788 apartment, I look forward to calling this place home. Jackie's customer service and the community Wow'd me! I really recommended this place!

Ms.Reedie was nothing short of AMAZING! Her customer service is unmatched and the property is gorgeous. Nothing but good things to say about this place. Most definitely would reference anyone to live here.
