The leasing team, specifically Amy, was phenomenal plus personable. She knew residents by name and shared options so I could make an informed decision. I could tell she cared about the residents and would ensure a good move in and living experience.

Water street is the best apartment complex I’ve lived in. The location itself is a perk, close to major highways and great restaurants and bar within walking distance. I love the resident mixers held by our leasing staff monthly.

As a previous resident who recently moved out I will share why you should look elsewhere.The things the leasing office will not tell you!The Omni hotel is adjacent to this property and hosts events where the music can be heard within your apartment. During the summer months this can go on for 6-8 hours multiple days per week. I recommend walking the lakefront on a Saturday or Sunday afternoon prior to signing a lease here.The Ginger Man bar host live bands which violate Gables lease agreements but they simply ignore the residents and let this continue. Pick your apartment location wisely to avoid this issue.The walls are paper thin and you can hear neighbors up, down, and sideways. Just pray you have respectful neighbors. I did not and could hear her conversations and music daily. The leasing office and onsite curtesy office did little to address this over the lease term.Parking in the garages are not monitored or towing enforced. You share the garage with retail staff who do not park in the correct spaces leaving residents with few spots. Don’t let the empty garage fool you it fills up.They do not secure the property doors. For months the entry door locks were not repaired, they even used cables ties and hose clamps on the doors so anyone could enter the building and parking garage.They refused to do a final walk through of the apartment and I’m waiting for my deposit.In the last month of my lease the onsite office falsified my account ledger resulting in a late fee. They refuse to deal with this locally and have you reach out to a Gables call center where they only reply with copy and paste emails. We are on day 16 with no resolution, account ledger is still incorrect, no supervisor has reached out, or refund issued. The call center even threatened additional late fees if I didn't pay the 1st incorrect fee.So my advice to anyone looking to sign a new lease at this complex is to skip Gables Water Street completely, look at the many other apartments in this area. It will save you a lot of headaches.

Updated review:One of the tenants in building 3 has played music with a subwoofer for 4 weeks now, and it is especially loud at night. I'm pregnant and unable to attain the sleep I need because Gables is not stopping the situation and will not allow me to exit the lease without penalty, despite this violating multiple tenant laws.My entire existence is dilapidated, and I worry for the health of myself and my pregnancy. I feel like I am dying. I hate this hellhole so much. Management is terrible, and I honestly believe the positive reviews are fake.Also, per management's "give us a call" reply from my other review- I've called on the fragrance matter several times. They change nothing and do not care about their tenants in any way other than financially- especially since many of their units are empty.

I've lived here about a year and really enjoy the property. The location is just what I was looking for. I have a great view of the water from my apartment, there are good restaurants right out the door of our building, and a five minute walk to catch the train to go downtown which is a great service. As much as I enjoy the property and the on site staff (they are super friendly and helpful), I recently had an issue with the corporate customer support I feel necessary to share. My bank put a fraud alert on my account on the 1st of the month. I was unaware of this and a received an email a few days later alerting me that my rent was late. I checked my app and it depicted that my rent was paid. I emailed the front office to inquire about it, but they didn't have visibility of my account. When it was finally confirmed that my account was actually late, was when I received an email letting me know that I was being charged an extra $85.00 plus 10% of my total rent. When I inquired about disputing these charges, I was told no consideration would be taken until I provided a letterhead statement from my bank stating that I had sufficient funds at the time of my rent being due. This ended up being a complete waste of my time because after submitting that, I received an immediate response that described how their withdrawal process works and why it is depicted that way on the app and that I still owed them approximately $300.00. So basically zero compassion that I had funds and absolutely no way to know that I was actually late. Very smart on their part not to alert their tenants until after the date in which the high fees are already added (good profit making strategy). I like the property and love my view, but this has definitely made me extremely unhappy to the point that I will be looking to move on next year. Be aware that you probably won't get support if it means cutting into their profits, so I recommend you consider that when deciding which apartment company to go with. It is sad that the great job the local staff do, gets overshadowed by corporate.

Lived there for 1 year. Management is really nice, and location is great. However, building quality is really poor, you would hear your neighbors.1 star only because their normal process seems to retain the deposit for no valid reason. We are charged for damages done by the previous tenant and for cleaning (we left the place way cleaner than we found it). Same things happens to friends. You have no way to dispute the charges.Be aware: you will not get your deposit back.(no need to pretend I can reach out to discuss this further: I have already)

The rudest experience I’ve had at a leasing office. I went for a tour and whoever the woman was at the front with a pink blouse on 19 August 2023 at 3 pm was super rude and abrupt. I can’t imagine how she treats the residents, very bad first impression!

We lived here for about a year, and everything was very nice. The staff are very kind, and try to help if there is a need. Maintenance requests are answered pretty timely. The apartments are clean and pretty. We enjoyed living in them. Being around the lake is a super plus for walking! There is also a great trail not far away, and stores are not too far either driving. We have lived in many apartments, and this was one of the best! We will miss living there, and highly suggest it. I might take off a tiny 1/4 of a star simply because we could hear a good amount of traffic from the garage at night. We eventually got used to it though.

I’ve been living here for over a year and I’ve never been happier.I love this community and management.Amy and Ed are always amazing, they truly care about the residents… and the maintenance team is 10/10.Love being next to the lake and the restaurants around us are so good.If I could live here forever I would. <3

If you’re looking for an Apartment with a waterfront view and excellent amenities then the wait is over! The Gables Water Street Apartments are exceptionally nice. I am grateful for Eduardo Macias for hosting me on today as I looked for an apartment for my daughter. He was absolutely amazing and very informative. He deserves a raise or dinner for two at the Monaco restaurant. Thank you Eduardo for making my experience a success!!!!!

My husband and I have been at Gables Water Street for about three years. While we are not pleased with the conditions in and around building three, we are 100% satisfied with maintenance when it comes to maintaining the inside of our apartment. We put in three maintenance requests and it was handled quickly and professionally by Fabian Vasquez. Thank you Fabian!

If I could give a negative star I would! We walked in 5:24PM to tour and when we walked in, the leasing agent AMY gave us the most meanest look and rolled her eyes. No proper greeting etc and just started at us. We then had to begin the conversation and said hello and then asked if we could possibly tour anything. She then said we stop showing at 5:30. my roommate then reminded her it was 5:25 and she then responded stating "we don't show apartments in four minutes" she then just starred at us. Didn't offer any information etc so her co worker EDUARDO took over the conversation and went above and beyond to not only provide us with information but offered us to schedule for another day. PLEASE know that even though this property is beautiful I will not move forward simply off the strength of the customer service of AMY so my advice would be to train her on customer service so future residents aren't ran off

Great place to live! Convenient location less than 10 minutes from DFW Airport. Delicious food is just an elevator ride away. My leasing agent Amy has been so helpful! James the maintenance man is quick to fix any issue and always has a smile. I'm on my 3rd lease and my dog and I love it here.

I've been a part of this community since the beginning, even before construction was completed, and unfortunately the quality and residential experience has slowly, yet consistently gone down. I can't and won't recommend in good conscience. Most recently, there have been issues with tracking rent payments, billing, and additional charges when there shouldn't have been. For the THIRD month in a row I have to fight late rent fees when records show (on their end) that my rent was received a week early. Clearly there have been changes in process, vendors, management, whatever, that's causing issues that residents are forced to deal with every month. It's insane. Just don't do it to yourself.

I have had a 5 star experience with Gables Water Street! The duration of the leasing process was smooth and the communication was exceptional (especially since I was leasing sight unseen). Ed was such a great help and went above and beyond to make my experience enjoyable and easy. The staff is very personable and called me by name while passing in the hall which made me feel welcome. I would 100% recommend leasing at Gables Water Street to anyone I know.
