Great place to stay. Pretty quiet. Have had to put a lot of maintenance requests and most times for the same thing. I don’t like the temporary fixes, just do it right the first time and you won’t have to keep wasting resources. Have had my tub fixed over 3 times and it’s still not fixed. Brandi in the front office is the only one from the original staff still there everyone else is gone. Wish they had better attitudes some days when you go inside the office. Other than that no complaints from me.

Maintenance is doing a great job taking care of work orders swiftly. Jose and German installed a new washer, dishwasher and replaced couple of smoke detectors in no time today. Appreciate the great work they do with kindness

I am in the process of relocating to the area. I called to find out what was needed and the lady who answered the phone was very rude and seemed as if she was bothered by me asking questions. Turns out she was not much help. If this is what they are like over the phone I can imagine how they are in person. Needless to say I will be taking my business elsewhere. Very disappointed in the customer service.

I’ve loved everything so far, looks amazing. The one thing is the gate was left open yesterday and this is my neighbors car this morning. They have lots of reviews on thisUpdate:these are very nice apartments, a good location and ok price, we have good neighbors and they take pride in the landscaping!There are a lot of broken down vehicles that get orange sticker warnings, but don’t seem to get towed (the car has been in a prime parking spot for MONTHS with all flats ?)They send several warnings about not cleaning up dog poo, but walking around the complex you’ll watch people look at you while their dog poops and walk away… needs some more reinforcement ?)Everytime we remember to ask for a new air filter they are out Many fences have been broken since we moved inmaintenance team: 10/10, they have excellent guys and have always been very quick to respond to requests, and super politeFront desk staff: 10/10, super politeOverall these are great apartments, nothing different from most others, but this has been my favorite apt to date ?

Mold, water leaks, and pest control issues. Stay away!! The management company and maintenance crew are not helpful or responsive. They will deny every issue in your apartment to avoids the cost of fixing it. I moved in two weeks ago on 9/23/2023 and already realized moving here was a huge mistake.Slow maintenance response - A couple days into my lease I had to submit several work orders that took 8 days to be completed. Called in an emergency maintenance request due to no air/heat at 9:20pm one day and the on call maintenance staff did not answer his phone. Another maintenance member answered but stated he was not on duty. The problem wasn’t corrected until the next day! We slept in a hot apartment!Mold- A few days into the lease my 8yr old and I started experiencing allergy symptoms and I noticed visible black mold growth and water stains on the drywall near the HVAC vents. I also removed the vents and discovered mold growth in every duct. I asked the property manager, Maria, to stop by to view the mold and she refused to come inspect because her team does not specialize in mold. It’s been 6 days since I requested repairs related to the mold and no one has responded. The communication is subpar with the current staff. We most likely will be going to court for this. There is also a strong odor in the gym area that may be due to mold as there are clear problems with their HVAC system.- Water leaks - there are water stains near a couple of air vents and the hot water heater. I used the washer twice and it leaked water during the second usage. Called the emergency maintenance line after business hours and a maintenance staff arrived after I left my apartment. I returned home and noticed there was no longer water on the floor. The next business day I talked to the assistant property manager, Isis, who conveniently stated there was no water on the floor when she and the maintenance member checked. I returned home immediately afterwards, pulled out the washer and noticed water on the side of it along with a water damaged baseboard! Isis and the maintenance crew stopped by and they stated there was not a leak because water wasn’t gushing from the washer’s hose or from the wall. Incompetent to say the least!! Neither of them are certified in plumbing and their response was clear evidence.They did not have a response as to why there was water damage on the baseboard and Isis stated she would see what the next step is. Maintenance pretended as if they didn’t see the peeling paint and discoloration on the baseboard and asked me if I threw water on the floor. You can tell that the water damaged base board has been that way long before my move in date. Not sure how the maintenance team landed their positions. They’re unprofessional and incompetent.-Pest - a couple days into my lease I began spotting roaches and silver fish which are both attracted to water and moisture!I will be notifying the property owners, and management company.

I went online to book a tour last night however, my phone kept spinning so I didn’t think it went through. I checked my email for confirmation and nothing. I stopped in this morning a little after 10am and explained to the lady with blonde hair what happened and instead of being polite, she gives me this look of disgust and says in such a nasty attitude “ok so do you want to look at an apartment or what?” I replied to her, “with that attitude, NO” and walked off. If you hate your job, please LEAVE! I can’t even imagine how she treats her residents.

I’ve been living at this community for a few months now and I’ve been very satisfied and grateful for everyone (staff/ employees included) that has been making my stay very accommodating and I want to thank the maintenance team for everything that they have been doingJust recently my a/c went out a work order in and the team responded the next morning and Jose and German were the ones that came and help and fixed my a/c both gentleman were very professional and knowledgeable about what happened and kept informing me about what they were doing. I was very happy with the results.

I’ve been living at the community for over 5 year in different units I even left and came back! With all apartments you’ll have some issues, but when it came to property management and maintenance I’ve yet to be disappointed.Yesterday my unit a/c went out after business hours, in less than an hour German with maintenance came to take look. He was nice professional and very informative on what was going on and had it running before he left. Well in the middle of night it went out again. I put in the work order and they responded maybe less than 30 min. This time it was Jose and German, and once again really nice professional and informative. Within an hour they responded, found and fixed the issue then even changed my filter.Thank you guys for your hard work because one thing I refuse to play with is the Houston heat!

I had a bullet put through my door and into my couch by my neighbors and the apartments refused to take any responsibility for it or the damage. It’s been almost a month now and my door is still not fully repaired. Also had the rims and tires stolen off my car, and the only solution they have had was to send an email out. When I called, Jerry (the sorry excuse of a manager) he was super defensive and just hung up on me. Don’t waste your time moving here it’s so unsafe and they will just tell you “we can’t guarantee your safety” the fact they aren’t wanting to try and do more is pathetic

I’ve lived here for 5 years and have gone through 3 property management companies. This one is by far the best - Jacqueline Ruiz specifically is so helpful. Maintenance is great and always quick. Now is the time of you’ve been thinking about moving here!!

Love the environment here at tiburon! I would however like the enforcement of leashes! Also and little dog park for all size dogs! Would love more community events!

Jacqueline Ruiz is an amazing employee, always helpful, smiling , never has been rude to anyone . Jacqueline is a 5 star employee a few that don’t come by .
