The only highrise where you can witness the entire state of Houston. Each penthouse unit will let you contemplate the horizon ?dividing the ground and the sky as if there was a mirror like effect got to see it for yourself. On top a coffee machine on the first floor that has nothing to envy your local Starbuck at your disposal,a 24h concierge and valet parking morning to afternoon.

A bunch of unprofessional staff running a building that’s falling apart. Gates don’t work, elevators down all the time, paint splatters on the floors, ac filters that are incredibly difficult to replace to the point where they won’t replace unless you ask!

Stellar staff and top notch service! Linda was cheerful and knowledgable throughout the process of getting my VIP client moved into her new unit in this beautiful building. Thank you Ashley, Harvey, and Jon for assisting us as well!

I spoke with Linda, who was professional and accommodating throughout the process. She went out of her way to ensure I understand the answers to all my questions and was patient through the process. I would highly recommend. The apartment hunting process can get frustrating at times. Thank you, Linda.

Since moving in 2 years ago, there have been so many improvements made at the building that have made a big difference. The new maintenance supervisor seems really on top of it and he keeps the property clean. Management hosts a lot of fun events which have made it easy to meet my neighbors.

Since moving in about a year ago I have been really happy here. The building amenities are really nice and kept clean, office staff is always super friendly, and maintenance responds to work orders either the same day or the next. Will definitely renew my lease!

The people in the office and concierge are very helpful! The maintenance staff does a great job at keeping the amenities looking good and finishing my requests really quickly.

Over the last 2 years I’ve lived here, the maintenance staff have been phenomenal especially with completing work orders either the same day or the next day! The building amenities are great, there’s always weekly events on the 8th floor which are pretty cool and the rent prices are very reasonable for the enormous amount of space in the apartment. Definitely one of the best high rises to live in River oaks hands down!

I’ve been a resident here for six years, I've witnessed significant changes in management, and unfortunately, they haven't been for the better.
1) There are three EV chargers in the garage, they are often taken up by vehicles just parking in these spots without charging, leaving you without a place to charge your car. I’ve raised this issue multiple times and management has failed to enforce any parking regulations. The standard response I got for the 3 individual times is “We’ll look into it and get back to you” but they never do.
2) They’ve implemented amenity fees on top of rent AND added an exorbitant $800 fee to reserve the clubhouse. If you see the amenities and think to yourself that it will be nice having friends over, management will remind you that having more than 2 guests on site will result in a lease violation. As someone who enjoys hosting and having people over, this policy feels isolating and draconian. I've attempted to address this issue with the leasing office on three separate occasions, I've been met with dismissiveness and a lack of resolution. The club house is rarely reserved and is left unused most times however they still want it to be booked for such an excessive fee. It’s very apparent to me that the new management values profits over resident satisfaction.
3) The mismanagement extends to neglecting very basic maintenance concerns. Last year, while I was moving to a new apartment within the complex, I encountered a ton of issues, including an existing roach infestation, leaking sinks in both bathrooms, and a persistent disgusting odor that lingered for months. While the management did provide compensation of $1000, it does little to excuse the inconvenience and discomfort caused by these avoidable problems…
4) You can read other resident reviews regarding the elevators not working, carpets taking forever to be replaced after the building flooded, and unfunctional garage doors.

I lived at 2929 for about a year and a half and it’s definitely a beautiful property with amazing views. The Saturday brunches and community events were well put together and very nice to attend. Unfortunately my stay with 2929 was less than satisfactory . About a month after we moved into our unit , a freeze in Texas occurred and left us without power and water for way too long almost 2 weeks. We were suggested to get a hotel for a few nights that would be reimbursed up to 350 but it still was extremely inconvenient. Following the freeze we were left without full access to all elevators for 5-6 months, maybe 1 or two would work. We also we had no carpet in the hallways longer than we had carpet during our stay due to this freeze . At best you will have 3 elevators working at any point in time. Most of the time only 2 work. Randomly every month or so there would be a problem with the water lines that cause no water for hours up to a day. The gym was not upkept. The cleaning staff did very well but There was a fridge for towels and water in the gym that never had towels or water. The garage Gates didn’t work more than they did. Usually 1 out of the two gates are working at any given time. The dog area was usually disgusting but I think that says more about the tenants than the property managers. Maintenance was great and friendly and usually helped within 24 hours for any issue. Concerige is great and friendly.Free Valet is useless. All in all Paying almost 4k a month you expect to have working elevators, gates, and consistent water but that was not the case at all. Even when we moved out despite booking the freight elevator it was not working during our move out which caused moving expense to be more than they should have. When it was time to renew they would not budge so we had to go because the rent made no sense at all.
