Absolutely disgraceful discrimination. Do not even bother trying to move here. I literally drive 40 minutes into the city from Katy to see apartments and do applications and the lady at the front desk looked at me through the glass door and would not open the door, claiming she "didn't have the key" to allow me in. I told her I'm here to look at apartments and fill out application and she literally told me to go somewhere else. I am absolutely disgusted with the treatment I received as this women watched me stand in the rain with me my paperwork. Also I called the office before going to to door and I watched her walk to the desk and look at the phone and ignore my call several times. I will never give this property or any of its sister properties my money. Mind you, when I was showed the apartment and accompanied by a white male a few weeks prior, I had absolutely no problem getting into the building. DO NOT MOVE HERE

This place is located between two clubs and you can hear it Wednesday-Sunday until 2a. They lied and said security patrols 24/7 but there's crackheads asleep in front of the apartment and one went number two in front of it. On the top floor of the parking deck there are break ins and you can constantly hear car alarms going off. People race down smith st every weekend. Not to mention the management is unethical and no adhering to Texas State Laws. My apartment had issues WHEN I FIRST MOVED IN. Run immediately!

Just picked up my keys. The team at 2222 Smith went from my application to move-in in less than a week, which was perfect with my short suspense. Great friendly team with Davonte and Gisela providing all the information and guidance I could need. Excited to be a resident!

Do not move here!! It’s not worth the amount of money don’t get me wrong the location is great it’s close and accessible to everything, once you get past that you can clearly see all the simple things that show residents here are seen as nothing more than a dollar sign, no leasing agents, property managers or even a consistent concierge on hand. You have to call be put on hold and spend time out of your work days just to get simple questions asked regarding your property. If you ask me it looks as if 2222 smith just wants to collect the money from residents and ignore all issues until they can’t anymore. The service fee has risen from 50$-130$ in the past two leases ( with no respectful explanation as to why) while the service has literally gotten worse and worse to the point the trash isn’t even picked up in-front your door on time. The maintenance workers are great and literally might be only reason this place isn’t falling apart. Also all these good reviews you see I’m almost certain are made by the company because i have yet to meet any resident that would rate this place higher than 3 stars.

If you are considering moving here, DO NOT DO IT!Problem after problem. There is BLACK MOLD eating through the walls of most apartments. I have asked for the mold to be removed 3 times, they just come and cover it. There are ROACHES, huge ones that will crawl from your drain and scare you in the shower. The washer and driers are older than me and barely wash or dry your clothes, they wont replace that either, the tile in the bathroom shower are falling out of the wall, also covered in BLACK MOLD but no one cares about that. I have have asked to move but instead of finding a place for me to move within their HUGE network of properties, the Morgan Group people have denied that and just continue to send MX to cover the visible mold. Living here is a nightmare and only adds to my anxiety. OHH yea ! also, we are right by downtown and NONE of the garage cameras work they have been broken for more than 6months , someone's car is broken into on the daily basis and the office does nothing about it, ever. Mine was broken into along with several others. Signing this lease has actually been my worst decision in life thus far. Save yourself!!!!! RUN!! the rent is no where near low enough to deal with this.

They steal trucks here in the car garage. The leasing office doesn’t seem to care or help out at all. Not very safe here. Would go anywhere else.Edit. Don’t believe the little comment posted by the manger. I sent an email and never heard anything back

DO NOT LIVE HERE! I have lived at this complex since the end of 2018 and it USE to be great. Recently the management has changed and the property continues to go downhill. BRING BACK IAN AND JESSICA!! The leasing office… or lack there of… is no longer staffed and you can rarely get ahold of anyone if and when needed. You get the run around from other Pearl properties in Midtown. We have been complaining about our neighbors FOR MONTHS with no resolution. We have been in contact with the courtesy officer on multiple occasions with no follow up on the issues from ANYONE. You think management would have reached out at some point, but NO. This past week our storage unit was broken into due to the lack of security on the property! The entrance gates on the ground floor of the apartment complex have not properly latched or locked in weeks. I filed a police report and left a message for the apartment complex for the manager to contact me immediately. When filing the police report, HPD even mentioned a couple of arrests that have happened here recently. A leasing agent did reach out saying there would be follow up from management but it has now been days and I have not heard from ANYONE. This is not a reflection of the leasing staff as I know all the staff is new and I’m sure they are doing their best. The issue lies with management and lack there of!! In regards to safety, there have been multiple car break ins that happen due to lack of security in the garage, as well as, sharing the garage with SPECS which is used for bar parking on the weekends now. In addition they started charging a resident amenity fee that is not justifiable. No improvement has been done to the property. The gym has been inaccessible for the past 2 months due to pipe burst and we are still paying full price amenity fees. You can move to a BRAND NEW apartment complex with great amenities for the same price OR LESS. The only saving grace this property has is the maintenance guys! Shout out to Miguel and Roberto who are seen onsite, always hardworking, and fulfill needs quickly!

Talk about problem after problem after problem. Here’s why you SHOULD NOT move to Smith. We have only lived here since June 2022.-First when we moved in there were hundreds of roaches in our apartment. I’ve been told there is an infrastructure issue.-Second our kitchen sink literally caved in.-Third our apartment flooded due to another apartment on a higher floor.-Fourth another flooding incident because of an issue above.-Fifth warm water lasts only for a few minutes in our showers.-Sixth constantly having stolen packages with no relief-Seventh absolutely no response from management or corporate. Carey is a disappointment as he is always on vacation and never responds to emails or phone calls. We’ve even contacted corporate and they haven’t responded either.-Eight they cheap out on materials for the apartment so you may find things breaking constantly like the kitchen faucet. When I brought it up, the woman tried to make it seem like it was only me. We’ve had to replace it 6 times.The only good parts about this place are the location, the wonderful concierge Davtonte, and that there is emergency maintenance because you’ll definitely need it.This is supposed to be a luxury apartment. People pay way too much to have these issues.Don’t recommend.

I’ve lived at 2222 Smith for less than a year, but I would absolutely recommend. The location is ideal for working downtown, and I’ve had no major issues to speak of. I love the pool/patio area most. Being midtown, there can be some noise at night sometimes, and the building is older. The units have been nicely remodeled recently though, and the price is great for the square footage and amenities. What makes 2222 Smith great is the amazing and hardworking staff. The concierge team is always helpful and actively engaging the community, and the maintenance team is phenomenal. Any issues have been addressed quickly and professionally, and the whole team goes above and beyond to make this a nice place to live. Living here has been a fantastic experience so far!

I am loving living here so far! I moved in a month ago and my experience has been great. The apartment is BEAUTIFUL and spacious. I had COVID for two weeks and the concierge was so helpful with bringing my packages, groceries and prescriptions upstairs for me. I had a few maintenance issues, but the team was very quick to respond and solve the problems. The amenities and staff are all awesome. Very clean property. Only complaint is my apartment faces Hadley street so it can get a little loud Thursday-Saturday nights, but I got some noise canceling sleep buds on Amazon for like $15 and it hasn't been a problem since.

I just recently moved in this complex and I signed a 14 month lease. Overall the apartment is good. My only problem is on their conceirge and receiving of items for delivery. It has to follow the normal office hours. Monday 10 to 4. Tue to friday 10 to 5. Off on Saturday and Sunday! So you have to arrange for all your deliveries within that time frame. I thought they have a 24 hours conceirge as Resident Fees of $125 was the highest fix cost youre paying. But this will stress you here on your food and item delivery specially when you font have a car. Specially on weekneds when there is no one to accept your orders. I hope managemnt can do something about this.

We have lived here for 5 months already, and everything is being great, all the staff is super kind and gentle, Lequita is always greeting us with the best energy at the office in the mornings. Our maintenance requests have been taking care of in great manner. I enjoy the location of the apartment.

Lived here for about 3 months and have had more packages stolen than anywhere else I’ve lived in my life. They don’t have cameras in “mail room” like almost all apartments have so people will take your things. Staff is very nice and maintenance is so great&fast but they over worked because there’s only 2 of them): . It’s just very disappointing having things constantly being stolen and being told there’s nothing that can be done. Better surveillance and security measures need to be taken where packages are being left of all places. My grocery’s of all things have been stolen twice since Amazon will sometimes leave in the “mail room” (which is really just mail boxes in front of the elevator). They will be down there not even 20 minutes and someone will have already taken them. Multiple packages with tracking information saying it was left with the front desk or mail room that have not arrived or been told they weren’t there.
