I am currently in disbelief of the charges I’ve received from this property management company for the move out expenses totaling around $800. I was told on the day of the walkthrough that the tenants were not able to be there during inspection and it would have to be rescheduled. I’m being charged for lawn maintenance of $110, a cleaning of $300. I understand being charged $180 for carpet cleaning since I did it myself personally with a rented carpet cleaner. The photos that were sent of discrepancies were not worth these expenses, this is just wrongful and greedy.

Echoing what other reviewers have said before - renters beware, you MUST hire one of their approved cleaning services when you move out. I did not do so, because I have never had trouble passing a cleaning inspection. However, the Tri-city employee told my daughter and I at move-out, "That's how we get you," and they certainly do! We were charged for a full house cleaning of $520 dollars. We had submitted hundreds of pictures when we moved in of things that were dirty (stove, oven, cabinets, dishwasher, floors, etc.), and left the house much cleaner than we found it. We as renters have no power in these situations except to share our experience with others, so I want to let others know.

We lived in a Tricity home for five years. What was supposed to be a temporary housing situation until we decided where to buy, became the place we raised our two teens and a dog.
Tricity was always quick to respond to any maintenance issues we had and made sure to communicate anytime there would be someone from the office or maintenance coming by the property.
They are very strict when it comes to the care of the homes they oversee, which is a good thing for both tenant and landlord.
Word of advice, make sure to document any damages or other issues when you move into your home, this will be helpful later on move-out.
When you move out, make sure to budget for extra expenses such as cleaners, lawn care, carpet cleaning, etc, this will make the move out process much smoother. The move out cleaning list is one of the most detailed ones I have seen for any place we have rented through. I recommend to use one of their suggested cleaning teams off their list. It may cost some upfront, but will save you a lot of time and headache later.
Read your lease. Most of the complaints I have seen/heard usually come down to a tenant not paying attention to what the lease requires. If you have any questions, ask the leasing agent. We went into the office and called a few times to clarify lease requirements and they always took the time to go over any questions with us.
If you are looking for a home which is well taken care of by a team who cares, I highly recommend this company and the homes they lease.

They will nickel and dime you to death. $55 for an ant hill in the yard (we’re in tx they pop up overnight!) $30 for a sink that didn’t drain fast enough? $65 for this, $10 for that. Beware. You’ll spend a fortune to move out and still get charged for every little thing. I will say though, they are very kind, quick the get work orders in, really no issues besides the bogus move out charges.

Lived at one of their properties for a year everything was alright, then I called to see about their lease renewal because I wasn’t sure if we were planning on extending our lease. They said “don’t worry about it yet you’ll get the form in the mail the month before your lease if up”. I thought we were all good. We were not. Time comes we decide to buy a house and move out. I called again to see what we need to do to get our security deposit back. Turns out if you don’t let them know 30 days in advance they will steal it from you. We came to terms with that just fine. I cleaned the house top to bottom and they call and tell me that we will be receiving a bill in the mail in 30 days for cleaners to come. Why not just use the money you already stole from us? Doesn’t make any sense at all especially since I called beforehand and not a single thing was said to me about the 30 day notice. We were good tenants. Cared for the property meticulously and never paid rent late. I hope you guys get the karma you deserve. Robbers.

We moved in home rent out us Nov 2019, paid rent faithless for 3years never was late and in the end Tri city charged us for a lawn cut was gone from the property 27days, also paint touch up, when we moved in Nov 2019 the paint job was messed up, the garage disposal drain never worked from the time we moved in the house. Charge us for trash on the lawn that we didn’t place there. It was more I have say. I’m just going let it go because they was no planning to give us our deposit back. We put a lot of work into that home. I even left my refrigerator there because the home didn’t have one. Those workers got a attitude with us. It is all good now. I was upset how it took 45 days for them to check us out. Tricity management nothing but backstabbed, smile in your face and stealing your deposit.

Mrs. Natalie Austin has been very responsive and extremely helpful. She is always available to answer all our questions and make sure we have everything at hand. The ladies at the office are super nice and helpful as well. We are very happy with their services so far! Thank you!

Beware of this company. They neglect their tenants and ignore broken down fences, gates and unmowed grass and only do something when forced by the city code enforcement. When buying, check out your neighbors to see if this company is next to your property as you may end up living next to a slum.

All of the ladies that work the office are very friendly and extremely helpful. The owner of the company works hard and is actually the one that showed us through our property. They made the move in process easy and quick.

Nothing but positive experiences as a tenant so far. During the home search process, they were pretty responsive and hands-on. Unlike some of the other property management companies, they actually show you the houses in-person, and also don’t charge you $40/month for the “renter benefits” package that really only gets you an AC filter. I had to put in a couple work orders when I moved in, and they usually responded within a couple hours.
