Dear Belmond’s future residents, my fiancé and I were eagerly anticipating our future stay here at Belmond.I hardly EVER feel the need to leave reviews! However I want anybody to know who is looking to move here to RUN don’t walk.I have leased an apartment with the landing in Mansfield, a home in gun barell city through a company and have NEVER had as many issues with leasing agents or a company before..my fiancé, and I were urgently looking for something we could move into quick. The reason we chose this company was because my brother , and sister in law live here. Not too mention they’ve had ONGOING issues since the first day they moved in.However we proceeded to apply here considering they were offering a no deposit which in most cases it’s hard to find apartments who have that special & we were needing something SOON.I called the following day after submitting my application , to figure out the status of my application and get the ball rolling.I spoke with a lady named Candace one of Belmond’s leasing agents.I began to explain to her we applied for a unit and it was a 703sqft unit and we were possibly looking at another unit that has a little more square footage. Before mentioning us looking at anther unit she was persistent on telling me I applied for a unit that has 1000 square footage. As she kept looking to find the unit I applied for she began to give me a DIFFERENT price , while my email with them was stating a different amount.I felt being on the phone was just causing ALOT more confusion, and there was a complete misunderstanding. So I drove 45 minutes up there , to express my concern and explain what I was seeing. After sitting up at the office for 30 minutes in my car waiting, they finally unlock the door “ as they were out on property”.. I explain what was going on , who I was , and what unit I originally put in an application for.I was given 4 different prices for the SAME exact unit ! They did not know what they were doing!!!Reminding you I just paid 350$ for an application, at this point with all the misunderstanding , several attempts to get ahold of somebody I felt it was best we didn’t move forwards with our application.ALSO be aware of a leasing agent also named Ronny!!!!! after all the miscommunication , I requested to speak with a manager he REFUSED to leave a note , and proceeded to tell me he was the one who was going to take care of our application.I’m very disappointed! And will not suggest this company TO ANYONE! I should have listened to my family who are current residents here!!They will try to Luer you in, and once you move in THEY DO NOT care about any of the issues that need to be resolved.

Don't waste your time. This property is not ANY better than any other property. They pulled the classic bait and switch on me but they were unsuccessful at getting me to sign. They told me 1250 on the phone but when I got there to tour the apartment they said the cheapest apartment they had was 1360. I walked out like a logical person would. I am SO glad I didn't bite the hook and I am SO glad I read MZLOVINs review of what it's like living at Belmond. It is spot on depiction of how property management companies in texas are cowards and biased and don't keep their end of the lease by wilfully refusing to issue lease violations to dopeheads / military nutjobs (the protected class with immunity for their actions) that disturb their neighbors. And don't be fooled by the ignorant fools that don't have a life and have nothing better to do than tour properties and give the property a 5 star rating just because the property has a swimming pool that no one swims. They are the programmed ameribots with too much time and money. Don't be sucked in by their idiocy.Edit 5-9-24 : Something I have noticed is everytime I reveal the truth about apartments, restaurants or other places, a five star rating is QUICKLY posted after mine. How "convenient". Look up the most recent reviews on Belmond and you will see what I mean.

We had an amazing experience touring this apartment complex with the help of our leasing specialist Candice Thompson! She did an incredible job meeting all our needs with a warm, welcoming smile from the moment we walked in! She was personable and helpful and we are so thankful we got the opportunity to tour with her!

Candice Thompson is the absolute golden star, not only is her vibe just extraordinaryly unique it’s just the kinda thing that encourages a person to come back and to want to be apart of the apartment complex, a lot of places forget they need to impress the people but she makes it to the point I can’t help but laugh smile and feel welcomed instead of another paycheck like most other places, this location is nice clean fresh. If your not coming here then you are wasting your time money and gas going to any other place

New girl that works weekendsExtremely rude rushed me and my kids out asked my kids who were sitting down to not anything. My two year old twins and they were sitting down not touching anything. She was not able to give me a tour being that she so called “had an appointment” I was also racially profiled soon as I walked in she yelled Mrs Brown is that you. What on gods green earth made you think because I am a women of color that my name would be Brown? She didn’t ask my name or give me any information about the open availability.

There is a 3.6 rating for a reason, TAYLOR COMBS the community manager is rude, lazy and has a dry attitude! She is a liar and it’s sad the measures ppl take just to be evil. Idk if she still manages the low rating apts Mosaic as well but she was Trash there as well, i did not move in there after being approved THANK GOD, i moved to CORTLAND fossil creek they are more expensive but man the GREAT customer service and manager Stacey will have you paying the price. i have decided not to move to Belmond EITHER, but due to wanting more space for a reasonable price i applied here i but if they are ignorant prior i can only imagine my stay. She sits in that office , don’t turn around or greet folk walking in. She has Ronnie wide back delivering messages, working predominately, sweating while speaking and it’s apparent he can’t stand working with her or his attitude just as dry and dull! Find new management don’t switch her to a new location she is SORRY PERIOD! They have fake reviews that are positive but scroll down to the REAL REVIEWS, i wish i did

EDIT: we moved in 9/15. BIG mistake! This review will surely cause them to make our life hell. But I work hard for my money and like to live in a “nice” place while I house hunt.I had to send the corporate office the following email:Ronnie is actually the ONLY person that has answered and returned calls. The lady who was addressed in person today approximately at 17:15, 9/27- was a great actress for the cameras rearing up as if she was being verbally assaulted or talked down on. That is totally uncalled for when as tenants we simply want answers. So please run your cameras so you can see who keeps hanging up on us when we call for assistance. She got highly offended when told we would like a courtesy call/text/email notification that our unit will be accessed.I have issues I need resolved.1. My apartment is being accessed without advance notice. I was not advised nor asked if my unit can be accessed when we’re not home. A courtesy call/text/email would be nice. If I see my things moved - like in my garage- first instinct is to call the police for a B&E.2. My toilet has been unscrewed from the floor in the master bath and left dismantled. The weed smell is unbearable as it is, now i can't use my bathroom in the room I sleep in.I have not been able to unpack [my restroom] due to maintenance coming back & forth and not doing anything about the cracked/leaking tank.3. Your office personnel is - NOT Ronnie- acting like we have to deal with a dismantled toilet until further notice and accusing us of “coming at her” when confronted in person with questions and issues for our unit after she hangs up on us when we call It doesn't matter how many toilets we have, we are paying for a unit that has TWO. This is the same person that when we call the office hangs up on us if Ronnie is not available. I do not know her name, but my husband says, not to be rude, she is a skinny white girl.4. My tools have been moved around in my garage for a work order I did not put in nor was I aware of... to paint the garage. They left us without a light, they took apart a steel tool box and left it thrown on the floor.IDC who smokes weed. I don’t and I don’t want to come home to it seeping into my unit. My unit is saturated as it is with the smell. Can’t run my AC without it smelling like someone is burning a fat one.Visited the property and Ronnie was super accommodating for my son who is on crutches. Patient, answered all our questions, showed us 2 units and let us take our time checking the property out afterwards. Very courteous and helpful. Can’t wait to conduct business with him for our potential unit.

Haven’t even seen the place yet and already decided to not proceed with move in. My wife called to ask about our virtual tour and was greeted by a less than professional gentleman named Ronnie who was rude the whole phone call. Then proceeded to cancel our tour at the time of the tour. Very unprofessional and a very poor image was portrayed by Ronnie. Customer service is a 0
