Great community when I first moved in 2020. Landscaping used to be lovely. New management took over and now it's going downhill. Walkways used to be pressure washed and cleaned regular. Front gate never works. Apartment manager increases rent for the month after you paid in full with no notifications. This complex suppose to have amenities which include valet trash that never gets picked up, the pool is closed and dirty more than it's supposed to be open, the gym suppose to be 24 hours but it's not and the equipment that's in there is old and not working correctly. I pays monthly for pest control but no one ever comes by.

My tour of the apartment was same day and they answered all my questions and were very knowledgeable of things I wanted to know. We started a 12-month lease here in late 2024 and it just ended.
When we moved in, we completed the move-in inspection and returned it to the office. It took the apartment complex 2 months to rectify the issues on the move-in inspection (they kept saying they were short-staffed). The resolution only happened after we reached out to the corporate office and spoke to the regional manager for Derby Park who told us she would tell our property manager to have the issues fixed that same day which resulted in 3 maintenance technicians showing up at our unit and fixing everything that same day.
Within 3 months of moving in, we discovered that water was leaking into our unit when it rained which was soaking the drywall in our exterior closet as well as in our living room and the carpet/pad in our master bedroom with mold being visible on the drywall (pictures attached) and moisture ruining our wooden bedframe in the master bedroom. We reported this issue to the office on 8 separate occasions (via email, the maintenance portal, and via telephone) and they sent maintenance to our unit when it was sunny who told the office that there was no moisture. After 3 months of this and our family starting to get nasty headaches and coughs, we contacted the City of Grand Prairie who conducted an inspection and ordered Derby Park to fix the leak and replace the dry wall. Derby Park replaced the drywall without fixing the leak which resulted in the drywall getting ruined, again. The City of Grand Prairie had to issue a notice of violation (picture attached) and give the apartment complex a deadline to get it fixed or they'd face a citation for the apartment complex to fix the issue. All in all, we spent 48 days with commercial dryers and dehumidifiers in our home while this occurred.
The property is decent looking from the road and towards the leasing office. The breezeways are full of trash, especially on the second and third floors. The dumpster areas are constantly surrounded by trash and they stay like that for several days. It is not uncommon to encounter a raccoon (or several) in the dumpsters when you're throwing trash away. The valet trash service (Trash Sergeant during our lease) does not take the trash out when they are supposed to which is why there's trash all over the breezeways because they don't take the trash out and the critters get into it.
We had maintenance try to enter our unit on several occasions and, when we asked why they were trying to enter our unit, it was discovered that they were trying to enter the wrong unit or fix something that we never reported broken.

If it was a 0 up there I would have not giving them a star. But after I made my first response to what has happen in the last couple of months. Witch I don’t advise nobody to just give their money and get it pocketed like they pocketed my money . Nobody don’t have money to just be giving it away to people that pretending like they’re going to help and then don’t . After my first message they email me asking for address to send it to and telling me why I still haven’t received my money like this my first apartment or I ever been to are applied for . I have stayed plenty of places . But Tie one of the leasing agent from the apartment to lie and say well the post office dent send it is a lie. That’s federal property and I been working there for 8 in a half years . Where you can’t tell me nothing about how mail run and how long for it take to receive a check . I was at the main plant where I dispatched the mail out . Why sit there and lie in my face when I clearly know . Guys don’t waist your money are time there I still haven’t received my money yet . But one day tie and the rest scheming and scamming will catch up with her . I know you pocketed my money . Seems like you needed more than me . But to bring them Shreveport ways to Texas is clearly a problem . You will run up on the wrong person with that and you will be in jail it’s sad you have to steal money from people that worked hard for it . Witch I have pictures and text messages of our whole conversation . Witch I never received a check in over 5 to 6 months yet now you know that’s sad and pathetic. Others I know already complaining about they don’t fix nothing and mold in the place and people houses getting broken into and when the storm hit it took them so long to get things cleaned and fixed witch I hope who ever car that tree and parking cover hit was fixed because it happen on your property . Also when I call they never answered because like tie said they have a caller I’d so they know when your calling are who’s calling especially if you been calling a long time and they got familiarized with your number and voice . Like Tie also liked and said she’s over the property witch that was a lie . The property manger is Crystal and it looked like they just hired anybody

Trash!!!!! Do not move here. From day one it’s been trash. Upon move in we had to clean the apartment ourselves and found a nasty ball of hair in the kitchen cabinet along with a comb. Nothing was cleaned at all. Disgusting. The management and its maintenance people are horrible. My son lives here and is without a/c on one of the hottest days of the year!!!!! He has been receiving bills for the past TWO MONTHS in the amount of over $900 and the other $800 for a ONE BEDROOM ONE BATH APARTMENT!!!!!!! I had enough and contacted the office myself and spoke with a nice lady named Crystal who informed me she was aware but she couldn’t force anyone to do their job. Smh. They’ve had TWO MONTHS to resolve this issue! Due to this my son has now lost his vehicle because who can pay a $900 electric bill on top of rent and other bills ?!!!!!!! These apartments are not even mid tier… save yourself the grief and look elsewhere.

I went to tour the property on Wednesday and let me tell you, ABSOLUTELY AMAZING. From the very first interaction with Ty, I knew that this could potentially be my next home. She was straightforward, funny, such a beauty, inside and out, and gave me gems for my future successes and how to turn my apartment into my home. She genuinely treated me like family, and that’s so hard to come by these days. I even met some of the tenants, and maintenance guys, and they make you feel so at home. Thank you so much Derby Park and a special shout out to Ty ❤️

Literally my car got jacked and stolen and was found completely scrapped in this apartment complex parking lot. Wouldn’t recommend super sketchy.

DO NOT MOVE HERE!!! Since this property changed owners the service has been horrible. They don't clean the property anymore, the gates never work, they don't fix anything, barely any landscaping anymore, maintenance is rude and they either never complete the work order or make the problem worse than it was in the first place. You pay too much for rent to go through issues all the time. Literally everyone is moving out and not completing their lease and I see why. Like I said.....DO NOT MOVE HERE!!!! It's too many other places you can go where your money will be appreciated.

How can I contact corporate over Derby Park Apartments bc we been trying to get our check for 3 or 4 months so it seems like we got scammed or someone in they office pocketed our money I’m like damn y’all that damn broke y’all out here scamming and stuff
