It's very expensive for a two bed apt, and the water is also very expensive. I am charged over $60 a month. The ele bill is reasonable.

I am very pleased with my experience at Monterra Village. I came in to view a unit. Jennifer explained amenities, floor plans and rates. She took me on a tour of a unit and emailed me an application the same day. Upon approval I signed my lease agreement and picked a move-in date. On my move-in day, I picked up my keys and was greeted with a warm welcome. My unit was clean and move-in ready!!! It was a very seamless process. Very very impressive. Don’t let the low google rating fool you, like it almost did me. This is a beautiful community.

We love, living here and we absolutely love the staff. Everyone is so kind, the amenities are great, the events are out of this world ?, and the neighbors are great to connect with. I am super excited about being here and plan on renewing my lease.

Lived in Monterra for about almost 2 years, Nice apartments specially the renovated ones with attached garages. Price is little over price. The problem is management, lot of miss communication, the people on the front desk are really nice and they try to help you. Went on a trip on winter when i came back my apartment was under water, noone call me to let me know, the started to brake walls, floor ect while i was on vacation. Once i came back found my apartment apart. Won't even pay me a Hotel i slept 2 days under terrible conditions. They take more than normal to fix things, water draining and they say will be back later to fix it (2days). They move me to another unit that was better (wasn't my fault) and when my lease end they wanted me to pay even more. I won't say don't move here but if you do be aware you may have some problems.

Where do I start? Staff is completely incompetent from top to bottom. If you have a maintenance issue good luck it will take forever to get fixed. You’ll have to go full “Karen” to get anything accomplished. When they actually do show up the maintenance staff will use your silverware as a tool and put it back with the clean silverware. If your lock breaks rendering you unable to leave because you can’t lock your apartment that’s now you’re problem. You’ll have to replace the lock yourself so you can go to work and no longer be a prisoner in your own apartment. Then you’ll have to go make a copy of the key yourself as an added bonus. If a water filter on the refrigerator goes bad guess what you get to pay $90 for a new one. Even though it’s their appliance you get the luxury of paying to maintain it. Apparently the Perot’s can’t afford it. Also had an ant infestation for the first six months. So enjoy throwing an entire pantry of food away on several occasions. Speaking of ants they’re everywhere so good luck walking your dogs they will get bit. Trying to call the office yeah right it’s a call center. The only time they speak to you or are even slightly courteous is when their trying to get you’re signature. All these things are extremely frustrating but don’t you dare show emotion because they’ll just make you out to be a bad person. So be prepared for a lot of frustration and high blood pressure. This place is a dump look elsewhere

Monterra Village is hands down the best community if you're looking for a homey atmosphere. The property is spacious and has the best sidewalks for walking your furry friend. With two dog parks, three pools, and two gyms, there's plenty of space to stay active. I especially loved the lap pool! During my time there, I never had any complaints and the location was always peaceful. The office staff was exceptional, always sweet and helpful. Sergio, in particular, stood out for his amazing service. He was always friendly and ensured that work orders were completed in a timely manner. Overall, I couldn't recommend Monterra Village more!

I really don't write reviews. But, I dont want you to have the same experience. We made viewing appointments and when we got there we were told they don't have staff members and asked us to come again tomorrow. We confirmed the appointment again the following day and when we got there, the same thing happened. I tried to connect with a supervisor or a manager for complaint but they refused to share any contact information. The call appointments are made by call centers with no coordination with office. Yet, they claim great coordination.

Before you submit your application know this: Was interested in renting but did not get approved. They held our deposit and application fee for over 30 days until I called them This was their response: On Apr 17, 2023, at 5:54 PM, Monterra Village MonterraVillage@hillwood… wrote:Good Afternoon Lee, We have your refund check here at the front office. MONEY HUNGRY!!!!I worked with Monica which she was very nice and gave a lot of information I was upfront with a situation that happened between my mom and her partner at the time but effected me due to being 18 and wanted to know if they will work with it even sent them a previous screening I had gotten with another property. Monica told me she would sent it over to the property manager Michael to see what he would do before I applied..I even talked to Michael and he said since the situation was different and it’s not a good thing to be on my background but it wouldn’t play an entire factor of the reasoning of denial. So I sent in the application of the 4th called from time to to time to see an update with the application was waiting on the screening even talked to Michael during the waiting time and they would say I’ll get a call back. On jan 9th I get an email for their decision which is a denial for the exact situation I asked about before even applying. Their very money hungry, and dishonest wasted my time giving false hope on something the property manager new from the beginning he wouldn’t approve. Luckily i went ahead and applied to another property and got approved that has nicer appliances/don’t have to use a specific internet and electric provider/ and it comes with a washer and dryer.

We enjoy this place but have major concerns with the maintenance crew and communication when addressed with the manager it’s almost blown off like it doesnt matter and goes off “the book”.Maintenance crew upon work orders have been know not by just me but neighbors as well to come in with out making themselves known. Although I had asked for notification before entering On four separate occasions they did not maintenance crew comes in @7am while office comes in at 10am and they blame each other office states they put that info on the work order maintenance crew states they don’t see that resulting to have to “red tag” key to make sure that call before enteringCommunication is poor when it comes to handling more serious work order. That ended up going to insurance claimWhen handling a insurance situation proper communication to resolve the situation was not displayed resulting in mass frustration. What I understood was it’s you property you go through YOUR INSURANCE (although damages were occurred by neighbors unit)Which their unit was fix but mine has yet to been fix after a couple of days of theirs being fixed and this matter taking 2 weeks I would assume we would be top priority over a empty unit that neighbor moved out of.When a work order was placed (water heater) the maintenance crew came in the morning 10:00am left or ran water that soaked my personal belongings only to be found after coming home from a long day at work Around 5pmCausing me to spend a few hours to inspect for damages for THEIR NEGLIGENCE!When address the matter seemed to me to be shrugged off againMake sure you get cameras and keep records
