In the early morning hours on November 14th my vehicle was vandalized. Windows broken, interior and dashboard ripped out, and all four tires taken and my car left on bricks. The leasing office showed a lack of concern, compassion, or remorse. If you’re deciding to moved or renewed here I beg and strongly recommend not to do it. P.S. do you research, talk to other residents, and more importantly be safe.

If you're looking to live over here, I'd look at one of the neighboring complexes instead. I wish I did.I would not recommend this apartment complex for many reasons:1. Their key fob system is broken most of the time and a lot of residents don't even have their own clickers to get into the building. This really is a safety concern as doors are left open.2. Residents' cars are regularly "accidentally" towed from the parking garage, so you will risk damage to your vehicle which they will not pay for. And have to deal with the hassle of getting your car back from a tow site 30 minutes away.3. They currently do not let anyone use the trash chutes, and have locked all access to the trash rooms. So if you miss the trash valet pick up or have trash on the weekends you must walk it to a sketchy dumpster out back.4. The apartment is not pet friendly as they advertise, in fact in the past few months they have removed several trashcan stations forcing residents to walk to poorly lit areas or other apartment complexes to throw away pet waste. Which as you can imagine leads to people not picking up their pet waste (I even see it in the hallways!). They also advertised certain areas being great for walking your dog, then shortly after told everyone they cannot use them.5. They also promised a package service called Fetch where you can choose when a package gets delivered to your apartment, they said it is part of the monthly fee that you pay. Unfortunately they have now removed this service but did not reduce the monthly fee. It is now about a 50/50 chance that you will get your package, many times it gets returned to sender as the mail people cannot find the mailroom. And you're still paying the same monthly fee that was covering the fetch service?The one positive is the front desk workers - Sean and Trinity specifically - are very nice and seem to genuinely care about residents' issues. That being said, they can only help within their means, and I don't blame them for any of the management's failures.

I do not even know where to begin. In May I was added onto a lease and another one of my friends was removed (basically a sublease). From there it just went downhill. Luckily, the lease was up only three months later.To begin, I would like to say that Sean is very helpful and did his best to help our situation. I am aware that his management obviously does not care about the tenants at all.First, I was supposedly “never put into the system”. This led to many problems whenever the lease term was up. There is a 60 day vacancy request. However, I was never notified like it says in the lease (that they somehow never had me sign). Jennifer stated that there was a notice left on our door, but we NEVER received it. We didn’t seem to have a problem coincidentally receiving a fee a short two weeks later when they updated the valet trash policy. When I went to the office to ask about the charge they then decided to inform us on the policy change. Trinity also explained there were many people unhappy about it and more people would be getting charges too. I understand the charge IF they would have actually informed everyone about the change in policy, but you can’t expect people to just magically know about the change.Next, our AC and my toilet were not working the majority of the time we were there. Maintenance was always backed up. The apartment was remodeled very poorly. For example, our kitchen cabinets had finger prints in the paint from the remodel.Also don’t think the sticker on your car for your own parking that YOU pay for stops you from being towed. You will be towed and not reimbursed.This is the big one. I have checked others reviews and they are having the same problems. The security is absolutely horrendous. Key fobs never work. And there are multiple break ins. I was actually in my car and had an attempted break in. Then the person with the ski mask realized I was in there, and went through the visitor door to make his way downstairs. Leading him right into the complex. I called 911 and they came out. I saw him break into multiple other vehicles before the cops arrived 10 minutes later (which felt like an eternity) before I could leave the complex and go stay with a friend. I told management and filed a report. They didn’t update us on anything after that. They also told us they have cameras, that they in fact don’t have. That is why it is such a hot spot for criminal activity.I’m just glad to be out. Would’ve been a nice place if the management was better. As I know Trinity and Sean will see this I am thankful for y’all trying to help. They just had to do what they were told. I would advise you to go somewhere else.

There’s been a series of break-ins and my husband was one of the ones whose car got broken in to. During the process, he hasn’t received any assistance or reassurance from management that they are taking any measures to address the issue. If something like this happens on your property, then there should be more being done to ensure the security and safety of your paying tenants instead of leaving them in the dark (For example, get a better security system, more cameras, or update your gate to where not just anyone can tailgate in). Not just a sign saying “hide your items, take your keys, lock your car”. They are kind of just brushing it off like it’s not a big deal. Because management isn’t doing anything about it, this is making it an easy spot for the culprits to feel comfortable targeting anyone’s car whenever they feel like it. Everyone whose car get broken into have been targeted multiple times almost like a routine, including my husband as they keep coming in and going through his car multiple times. They are turning this place into the projects that’s where this building is heading. A low maintenance project building. The management before (Lincoln Park at Trinity Bluff) would never handled this issue like this. Since the new management there has been more complaints

Inside of the apartment, is beautiful, you have what you pay... i love my apartment!!! Its modern, with a beautiful kitchen, amazing space , modern bathroom and a good balcony.but outside of your apartment door, its a different situation.1- Trash shuttle, they just closed, making a unilateral decision.... on friday and Saturday you need to walk downstairs and walk to the back of the building.2- mail room, if you receive any packages from USPS, they have only 30 spots to medium boxes to 500 apartments, if is full, you will receive a notice to get on the postmail downtown. I am doing trips 2 times per week to get my packages there. They had previously a service called Fetch, but surprisingly ended the contract without any notice and without asking the people who live here, making unilateral decision.3- the doors are always open, you can check the Stairs D near by the Lease office, is open 24 hours, we have a tons of people going in and out with zero control.4- about the garage and the stolen cars, read all the comments and pictures on the reviews, zero security, no action plans, no cameras. no improvements, only pray for the local police and for you dont be the next.... i wake up every night worried about my car.5- grills at the pool, they are only decorative, i live here 1 year and never work.6- pet friendly. They removed the space in front of the Lease office, the place where we walked with our dog, another unilateral decision, without asking or replacing to be better for the people who live here.In summary you need to see what is your priorities... if its just inside of the apartment, this is a nice place!! But if you want to relax and dont need to think about your car everyday, have a dog and walk, receive packages, want to do a barbecue on the pool, have trash every friday and saturday, i think you should consider other place to live.Its a company, they just want to make profit, you dont see the return of investment, the decisions here are made without asking the people who live here, they do what is good for the business, not for their client. Food trucks dont make your clients happy, what makes they stay is security, listen to them and make continuous improvements, make their life easier, make your clients relax and sleep well and be attractive for your customers and then you will have all units rented and a long waiting line.

RUN AND NEVER LOOK BACK!This property is like living in the HOOD.Trash all in the stairway and halls.Dog poop by the elevators and yet maintenance and leasing office just walk right pass it like its some kind of decor.TODAY my car window was busted, TIRES taken and oh the Radio was taken out including the little coins in the console .The property manager Debbie I will say is doing what she can for as I know but the whole office lacks communication.They just now putting a pad lock on a back gate that was left open the night my car got vandalized.According to Debbie and the reviews on here this is something that has been happen but NOW lets put a padlock on the gate…DONT YOU THINK THAT SHOULD HAVE BEEN DONE!Be Aware of what you wearing and have on because you just may be getting WATCHED.Oh and I only been here a month today and have came out of over 2,000 moving in and of course that wont help with my move because they OH SO SORRY this happen to me ….DONT WASTE YOUR TIME AT THIS ZOO.

Last week my dog locked me out of my apartment. Legitimately she did lol but BIG shoutout to Al being on call for maintenance coming over middle of the night to help me get back into my apartment. Really appreciate his candor and help in that situation.Also huge shout out to the homies at the front desk incredibly friendly and helpful everyone I see them.Best apartment property I’ve lived at so far.

Run far away from this property. Staff are incredibly rude and judgmental, not welcoming at all. The grounds around the apartment are a mess and not well taken care of probably by both residents and staff, so if that tells you anything about the community here as a whole. Many other nice apartments in the area to choose from instead, so will be taking my business elsewhere.

Trinity who works the leasing office for the Franklin at Samuels Ave, is a blessing. She was unable to help, being that they didn’t have much availability in my timeframe. However she took the customer service to the next level and directed me to some places and services that would make my home search a lot easier. I’m giving the apartment 5 stars simply because of Trinity’s hospitality. Thank you Trinity.

I read all the reviews before writing this due to my experience and the issues are all true. I have lived here 4 years when Lincoln property company was managing it and it was a gem! Ever since S2 residential took over it went completely down hill, quick! I will agree with the other reviewers on the trash issues, alarms going off in the middle of the night, we pay to live in a secure building but the door has been broken and open since S2 took over, that was 2 years ago, they DONT work with you AT ALL, there is no value in the rent as they charge you CAM on top of the rent for every amenity. It is sad! But I am beyond happy to be leaving as the frustration was not worth it. Hope this helps any future renter!

Loved living here. I would stay if I didn’t have to move across the country next month - attending Yale to do my Master’s degree in the fall. Would recommend this complex highly to anyone moving to Fort Worth - definitely worth it.

terrible place to live. the building is old, the renovations are very cheap. the trash chute always looks like the photo attached. the doors have been open to the public for months now meaning anyone can get in without a code/fob. the cars in the garage have constant break ins. the fire alarm used to go off at odd hours of the night for no reason. they haven’t enforced anything besides towing vehicles. save your money and go somewhere else!

The leasing agents - Sean and Trinity - probably the only redeeming factors about this placeEverything is somewhat broken, bugs everywhere, pest control doesn't ever come by despite paying for these services, and numerous other issues. Maintenance issues take weeks to resolve and that's AFTER you bug them a million times about the most basic things.Spend your money elsewhere

Nobody ever returns phones calls lets numerous amount of voice, messages, detailed with times, and dates that I’ve called police new apartments and nobody ever calls back. I guess they just have too much business I guess then they shouldn’t advertise that they have 3 to 5 available Apts

Love this place so far, but what I appreciated when signing a lease was the service Sean- the leasing agent- provided. He was responsive, friendly and made sure everything got taken care of without hassle. Great place to live and friendly staff.
