DONT RECOMMEND! It looks cute but definitely not worth it. I’ve being living here since March and have had many issues ranging from mold in closets and the tub, bugs, wasp getting in through my closed windows, trash being inconsistently being taken out, etc. When I found mold, it took weeks for management to reach out to me. I called multiple times and ended up having to email them to complain and send pictures. I’ve looked at other reviews and there seems to be a general mold issue. Dog poop is constantly everywhere and management just sends a reminder email about pet policies. One morning I was leaving for work and maintenance parked their cart directly in front of my car. I tried calling beacon lakes but it was 8:00 am and they weren’t open, so I had to walk around the property to find someone to move it. And yes I was late for work. Overall, the quality of the place is cheap and definitely not worth all the issues it comes with.

When we went to move in there was mold everywhere; in the shower including hair (hair also in the washer), mold on the windows, under the sink, our windows were missing locks/ one missing a screen and screens were damaged and they said it was fine. Cabinets were incredibly dirty with what looked like food still. When we asked them to clean it they told us the complex had already been cleaned and the leasing agent was incredibly rude when we told them it needed to be cleaned again and the only thing cleaned was the mold under the sink, nothing else. We then had a mold issue where our heater and Ac is, they hired a contractor to come take care of it. The contractor argued with me that there wasn’t mold in certain spots, started tearing up the mold while our AC was on and did not close the area off and didn’t properly dispose of it putting the molded sheetrock on the ground rather a bag and didn’t bother cleaning anything after he left. We then spoke to whoever came to discuss the mold with the contractor and when he asked if we had mold before, we told him everywhere we had mold and he agreed that the complex shouldn’t have moved us into the unit and I told him that he needed to tell the contractor that the area needed to be closed off. Here we are and the Ac unit is still leaking because it wasn’t fixed. They then tried to cover the molded insulation and leave it until I asked them to take it out and replace it and it wasn’t replaced. Being pregnant and constantly sick and our dogs constantly being sick this is a HUGE issue for me especially because I was told this could have played a role in the miscarriage I had in the spring. There’s constantly spiders everywhere and we’ve had an ant problem and I’ve noticed they’re the worst where theres gaps between the vinyl flooring and the baseboards because they never finished caulking along the area to close It off. They told me pest control comes every month, only to find out from the pest control company they don’t and we have to request them to come. There is constantly trash everywhere around the complex and the valet trash always comes around midnight or sometimes doesn’t come at all. We then had issues with our washer and dryer breaking, our dishwasher breaking and our shower handle breaking. It took our dishwasher breaking twice and us begging them to replace it for it to be replaced, our shower still is not fixed and our dryer still doesn’t work half the time. They then put new “water eco friendly” caps on the ends of their sinks, and now the water does not heat up/ has a small flow rather normal flow. Their new management has a work from home receptionist, and when I asked to be transferred to the front office she let me know they couldn’t do that. They're renovating the unit above us and on Saturday @8am started hammering and breaking things for twenty minutes and then nothing. When we called and asked them why we didn't get a noticed they were working on the weekends the receptionist told us "that's not our company so were not responsible for the times they are there." I get it things happen and they’ve rotated through different management at times, but I can NEVER get into contact with a manager or someone else. I am more than happy to re-evaluate and change my review if I can get in contact with who is in charge.

I've been living here for over two years, and the receptionists who were in the office before were definitely more helpful to the tenants than the new ones who are there now. I've been complaining for almost a month about people who have dogs and they don't pick up their poop, the whole lawn is covered in their waste, there's a bad smell and they still don't do anything about the owners, enough with the neighbors who don't respect valet living day and take out 3 bags of trash all weekend. I hope that one day they'll be more responsible and do something to stop this from happening, it's too much.

The location is ideal, offering easy access to everything I need in League City. The property is beautifully maintained, with clean, well-manicured grounds and a peaceful atmosphere that feels like home.
The apartments themselves are spacious and well-designed. I love the amenities – from the fitness center to the pool area, it’s clear the management takes pride in making sure residents have a great living experience. Any maintenance requests I’ve had were handled quickly and efficiently, which is always a relief.
What really sets Beacon Lakes apart is the staff. They are incredibly friendly, helpful, and responsive to any concerns. I always feel valued as a resident, and they go above and beyond to create a sense of community here. It’s clear they care about making this a place where people love to live.
Overall, I highly recommend Beacon Lakes Apartments to anyone looking for a comfortable, well-maintained, and friendly place to call home in League City!

This complex is focused solely on money and not on the resident! The nickle and diming is relentless, and we're viewed as numbers rather than people. There are 2 major problems problems with Beacon Lakes. 1: Parking. There is nowhere near enough, but they're more than happy to sell you one (that's what they'll probably say in their auto reply to this message). If you ask them what happens if there are no uncovered parking spaces, they all respond with a bizarre rehearsed legal-butt-covering "you can park in any uncovered spot ?". When you say "but what if there are none when get home at night?", they say the same thing and refuse to answer your question. People who don't want to pay extra (on top of the already too high rent) have gotten home and been towed in the middle of the night because they couldn't find a place to park.
2: Internet. We've always been allowed to only have Xfinity because they refused to get anyone else. But now, we're FORCED (it's in the lease) to have a different, and surprisingly worse, company called Aerwave. We're not even allowed to negotiate our rates. Have cheaper internet with Xfinity? Well screw you, you now have to pay $75 a month. Do not live here! Find a place that treats you as a person, and not as a commodity.

I thought this would be an amazing apartment complex as my first ever apartment. Turns out my experience has been horrible and continues to be a nightmare. When I first took the tour it seemed amazing and I loved it but once I moved in more and more problems started to appear as far as my washer was leaking and had cat litter inside and the dryer smelled like cat urine inside. I let management know that I was allergic to cats and they did put in a request for a new washer and dryer that took forever to be replaced. The worst part is the parking here, I requested for a reserved parking and they told me I had to be on a wait list but I've sent an email about an update on it and no response. So, here I am coming home from work at 11pm with nowhere to park at my own home that I pay rent at and I wake up the next morning to pay almost $400 to get my car out of the towing company. Can't wait for my lease to be up at these apartments as I would not recommend these apartments AT ALL!!!

It’s a decent apartment, biggest issue will be management. I tried to transfer to another unite after my lease was up, was denied because they said I took too long to respond which is no valid reason to deny me. And the manager never spoke to me she told someone else to tell me. What a shame.

I recently visited the property and it’s gorgeous! The units are very nice and you wouldn’t even think you’re in an apartment. I worked with Lilian she’s very well spoken, answered every question and even recommended things I would need or consider. I definitely recommend the property

I took a tour of this complex being guided by Lillian, she was extremely helpful and polite. If I could hire her myself, I would in a heartbeat! I enjoyed the tour and the hospitality she provided. My wife and I did not choose to rent here though since we found something else that fit our needs more. However, if Lillian is a representation of management and the complex itself, I am led to believe that it would have been a good experience living here.

I have a had a great experience with Beacon Lakes Apartments! Located in an amazing area, there is no shortage of fun things to do. You are just a short drive from Kemah Boardwalk and right near 45 to take you to downtown Houston, or Galveston Island. These apartments are in a great area with plenty of grocery stores, shopping centers and a Super Target close by. The complex is always well kept, the apartments themselves are fairly new and clean and management is superb! They also have quiet, relaxing pools and the dog park is perfect for tiring out your dog and meeting other fun residents!

Edit: Maintenance came to replace GFCI outlets that weren't working. He replaced two and left. He said he was going to the office and never returned. The repair request was also canceled in the portal.
Just moved in and had holes in the floors and 4 outlets not working. The outlets are a literal fire hazard. One does not even have a cover exposing live wires. One had the wires installed backwards, another doesn't even have the live wires touching the outlet in the junction box. I just turned off the breaker for that section. One of the other sections doesn't have a labeled breaker, so I can't mitigate the risk myself. The handle for the tub was not installed properly (just put on without screwing it on, and when they came to fix it, the guy didn't test it, and the repair made the handle leak. The bathtubs werent draining, so when I looked in the drain, there was plumber tape that the plumber tried to wash down the drain instead of clean up after installing the shower heads and hard ware (for both tubs). The clothes dryer is broken as well. Every door handle was loose, and one fell off in the closet when I tried to use it after moving in. There is no caulk around the hardware in the bathtub in one of the bathrooms. They didn't finish the caulking in the kitchen after the remodel and new countertops for this unit. I did find a hole that they had no problem patching with caulk, though. I overheard the manager say she did the walk through herself and didn't notice any of this. I had to submit nearly a dozen service requests. The flooring, I was told, would be fixed sometime today and that I needed to be home for it, but they never came. I can't finish moving in until the floors are patched. Otherwise, the workers will need to move heavy furniture. There were ants crawling through a window in my daughters room the day I moved in, and I have seen nearly a dozen spiders in my apartment the last couple of days. The door hardware is missing screws and weather stripping. The dishwasher was also not pushed in and screwed in on one side. When things are fixed, I will fix my review accordingly. Absolute best place I’ve ever lived. One bedroom is Spacious. The office staff is absolutely phenomenal. Renewed my lease for another year today!

Among the list of reasons not to move here, I think the total lack of safety is primary. Multiple residents have been broken into, ourselves included, they don’t have security cameras or a courtesy officer and they couldn’t care less when you report a break-in. Someone opened our locked window and stole $10k+ worth of electronics. Our neighbors have all been broken into- both their vehicles and their apartments, another neighbors car was stolen, even the maintenance man had a car break-in, and yet there are no plans to improve safety in this community. The windows are designed so they can be easily disabled from the outside, and you have to install additional locks if you want to keep them from being opened from the outside. Do not live here if you value your safety.
A few other reasons not to live here are the total lack of parking spaces and even if you buy a covered spot they are far from your front door, dog poop all over the community and sidewalks, lack of exterior lighting at night, paper thin walls (we can literally hear our neighbor snoring at night), and valet trash comes at 1am and wakes you up with their loud dumpster on wheels rolling down the sidewalks. Why is valet trash here at 1am? It’s no wonder people get broken into all the time here, this community is a mess.
UPDATE: As if I needed another reason to fear these apartments- after being displaced for a MONTH, YES A MONTH, due to pest control spreading a teratogenic product all around our apartment which permeated the unsealed walls and off gassed inside, my husband and I finally felt that it was safe to return so we could box up our stuff ONLY TO FIND THAT OUR APARTMENT FLOODED AGAIN LAST NIGHT. This has happened multiple times. Nancy at Knightvest offered 2 weeks of rent abatement in exchange for releasing them of all liability (in case this toxic product causes birth defects in my unborn child.) Obviously we couldn't sign a release of liability without knowing if the product has affected our baby or not. I wish I was making this up. Do not live here, it is extremely unsafe and management is horrible.
