If possible i would have given negative ratings..,Worst community to live in..,this is only because of management in leasing office especially kalee..,faced lot many issues because of them in past 1 year we lived..,facing more issues after vacating as well..,fines are given for no reason..,valet trash violation is given to me saying that water bottle is thrown into a trash bin which is left outside after vacating..,when asked she says we haven't charged for august month so we are charging for october month as you vacated..,they are list of issues she pointed out which are for no reason....,stay away from this community..,

The District at Cypress Waters is where I call home and plan to for a long time. Some of what separates this place from others is the convenient location and top notch staff. At the district you are walking distance from restaurants and entertainment and a short drive to everything Dallas and FW have to offer. The staff is friendly and approachable and I have yet to have any problem that hasn't been solved quickly and efficiently. Along side staff is a friendly community who really seal the deal giving off a warm and welcoming family vibe. Need to work out? There is a facility for that. Want to take a dip the pool? They have multiple. Enjoy walking or jogging? 5 star streets and and sidewalks and its right next to north lake where you can walk the trails and take in the sights. Its fantastic place that I'm fortunate to have found and an easy decision to anyone looking for a new place to call home.

This property is absolutely gorgeous. The leasing agent Rachael is super informative and made me feel right at home. Her manager Amanda is so sweet and very responsive. If you’re moving to coppell this is the place to go!

I've had a great experience living at the district! The office team is always super helpful and maintenance is quickly responsive. I travel for work and being right next to the airport is so convenient!

The service at this place is abysmal, and the staff and managers behave like monsters. Just last night, I left some dishes in the sink, and today I was shocked to find that the under-mount sink had detached from the granite. I immediately filed a service request, and two days later, I visited the leasing office to explain the urgency of the situation. To my dismay, they showed no concern and informed me that it would take time to address the issue. It's frustrating that they don't seem to care about the severity of the problem; it should have been fixed on the same day.

After residing at The District at Cypress waters community for nearly a year, We have cleaned the unit upon lease termination. To my surprise, We received a cleaning charge on invoice. Unfortunately, I had a disappointing experience with the service during my stay, and interactions with some of the front desk staff were unprofessional. I cannot recommend this community, especially for individuals of Indian descent, as the staff's treatment appeared unfair.

I am new to Texas and viewed an apartment in Coppell. The asked that I provide and application fee and deposit. I did and called to cancel the very next day and the said my deposit was non-refunadable. They took me for $750. Beware of these folks and their practices. Gloria V.

The lack of accountability and empathy coming from the leasing office is astounding. If you contact them about an issue directly, you are guaranteed to not get an update about anything. There have been several days while renting here that electricity, water and AC have gone out without warning or reason. They take several days or weeks to get anything fixed. They will let you and your family bake in your apartment or allow the unit to mold from flooding. When there is inevitability damage from their lack of response, they offer a paltry fix akin to patching a gunshot wound with a Band-Aid. The unit I share has been infested with roaches, rats, flooded twice, gone without electricity or water SEVERAL TIMES and NOT ONCE have we been compensated for the inconvenience. This building should be declared uninhabitable for all the issues with it. It is easy to see it is falling apart just from the hallways that they never bother to clean. I have only seen a "cleaning lady" come perhaps 3 times to this building for the hallways to look the EXACT SAME as when they got there. For $2k+ a month you too can experience frustration, highway robbery, paper thin walls and unsanitary conditions. Don't fall for the false advertising on the website; this complex is a scam marketed as "luxury".

Don't waste your time even contacting them or trying to take a tour. It has been a very terrible experience. The apartment is full of bugs continuously and the sinks are broken. I have put in a work order and the sink still isn't working properly! Same for the window screens that are broken and the only solution was to "deal with it". Most importantly, the hidden fees and the amount of times they want to find any ridiculous excuse to charge you. They are basically money hungry with terrible services. They have a ridiculous trash valet policy that is unheard of anywhere else that I have lived. They will find new violations every time and what makes the situation worse is the that the trash valet service itself is terrible and doesn't do the job well. Seems like something suspicious is going on here. It is apparent they are just trying to charge fees, a lot of hidden fees. You could be paying $1400-1500 and you will end up paying 1600-1700 every month!

RATS!Back story: I am currently renting here and have been here for a 3rd renewal. You would think they valued tenants that showed interest in longevity but they do not. The only time I was able to receive good customer service here was when the actual manager was out and they had a temp manager in her place. They are rude in person as well. Simply a cold unconcerned bunch.Currently: I’ve had 4 run ins with a rat in my dwelling. The most recent time it ate through carpet on stairs (the stairs were poorly built so there are gaps and holes that were not sealed; just covered by carpet). I put in request on 22nd I think it was and left my home to give them time to fix because I’m not staying in a home with hole that RATS and god knows what else comes in/out at their convenience. Here it is the 29th and they send a message that pest control will be through on 9/1 (another 3 days). I bet if a RAT was roaming that office it would not take almost 2 WEEKS. This is inhumane and sad for a company that increases rent 30-40%. One of them told me on a prior rat spotting that I know there is a field right over…well why don’t you put that in the brochure that we should expect the occasional rat to live with us. Again, sad management company.
