I am in the middle of leasing here at L&R. Crystal the leasing manager has been wonderful throughout the process. Pending one last check before I sign the lease. My tour went great, property is clean and well kept. I cant wait to move in!

So far, our experience in our townhome at Loft + Row has been amazing. Crystal and her team have been an absolute pleasure to work with. We are huge fans of the property layout. Our dogs love the dog park and personal yard. The maintenance team are quick, responsive, and kind. The Amazon lockers are convenient and wonderful. We seriously love living here so far!

We love our town home! Since we moved in last spring, Loft + Row now has Amazon lockers and increased security among the property. Crystal and Zachariah are quick to respond and resolve issues.A few downsides to living here: dogs left in the front yard/balcony without supervision, outdated gym equipment, pet feces in common areas, and noisy neighbors on the 3rd floor. The location isn’t the greatest as there’s a lot of homeless people around, but that’s expected given you’re in the city. Despite these downsides, they’re not deal breakers and we plan to renew when our lease is up.

I have lived here for 4 years now , the first two years were rough because of management changed so often and they weren’t keeping up with the property. HOWEVER, the last two years have been AMAZING we finally got a proper management company. They are kind , prompt & keep up with the property. I have been so happy with how fast they handle maintenance requests, answer calls & emails & throw great community events . 10/10 i will be staying here until I can afford to buy a house lol

I just renewed my lease. Right now, it appears to be the best thing I did this year. Crystal the manager always go above and beyond and the maintenance team are always on top of any issue. I highly recommend loft + row Dallas.

DO NOT RENT HERE. Crystal Gavis is the worst property manager I have ever dealt with. I overpaid before I moved out, a few days prior to the end of my lease. My apartment was cleaner than the state they gave it to me (missing trays in fridge, no sink stopper, halfway clean, wasn't ready on initial lease date-this is when I should have backed out-and I had to move in 3 days later). I got an invoice today for $55 carpet clean (stain or odor control). There is only carpet in the bedroom and closet. I had no carpet stains, no animals, and vacuumed before move out. I also have a $5 charge for broken outlet plate in bedroom (also a lie and have yet to see documentation). I have a $45 cleaning charge stating that "apartment not cleaned, charge half of cleaning to resident. I always fully document apartment before move out and have posted the photos below. The apartment was spotless, and Loft + Row is charging me $105 in bogus cleaning fees, withholding my $100 deposit, claiming I owe them $25.32. A JOKE! I've already stated in previous reviews why no one should live here, and ill state then again.1. SAFETY-Gate is always broken (homeless people in area), pedestrian entry fence and stair entry doors were damaged on a regular basis of people prying access. Cops on site with riffles for a domestic dispute that the Office didn't update us on.2. STAIRs, STAIRS, STAIRS. it gets old. enough said. They don't have an elevator.3. STAFF-as previously mentioned issue with Crystal withholding my deposit on fraudulent cleaning charges, ridiculous $50 trash fee the week of move out without documented warning, staff who was a neighbor hosting house parties and not getting addressed when I contacted management, Maintenance crew consistently not leaving notes or letting you know when work orders have been closed etc.4. DOGS. If you like dogs defacating on the stairs of your building, on the turff, and all in the grass, then rent here. Do you like Dogs being left outside for 5+ hours and barking past 10pm at night? This is the place for you. Do you want to be physically assualted by a dog who jumps on you, because owners do not abide by lease rule? Then this is the place for you.5. NOISE- tenants smoke weed-you can smell in hallway, kids run the hallways unsupervised, LOUD MUSIC you can hear from the end of the hallway. This is not a quiet apartment complex, especially if you have a remote or hybrid job.6. RENT- It's not worth the price to not have elevators. Appliances are updated, but do to all the reasons above, find another place.If I could give this place 0 Stars I would.

I moved into L&R at the beginning of May! It’s such a pleasure living here. The management is always extremely helpful and eager to solve my issues!The apartments are spacious and clean and the property itself is well maintained.There’s a younger crowd that usually hangs at the amenities so it’s also been easy to meet people who live in our community! The maintenance guy is super thorough and is always checking to make sure things are well taken care of after a work order has been made.I cannot talk enough about how nice it’s been living here. I’m so glad I decided on this smaller community over larger ones!

Stopped by recently. The manager was cool and very knowledgeable, and the property looked good. The townhome I saw was actually really, really nice, but Im waiting on my roommate to do a tour.

I’ve been wanting to write this for a while now, as I have lived at loft and row for over 3 years. Initially, my boyfriend and I enjoyed our unit with the townhome layout, garaged parking and central location in Dallas. However, those are the only pro’s to this complex. Lincoln has absolutely no idea how to run a successful property, and there is 1-3 month average on turnover with management. I have far too many to complaints, so figured it’d be best to leave a list.- Due to the quick turnover with management, none of the managers ever know how to operate the system. This leads to issues like not receiving a renewal agreement to your lease until the week before it expires because Lincoln will not educate the new manager... Or key fobs unable to be replaced because the individual in charge does not know how to re-charge them, etc. I’ve had to work with directly with Jason Hart, who is a regional manager at Lincoln, numerous times because the managers never know what they are doing and are only there for 1 – 3 months usually.- There are 3 gates to enter the property, which break every single week. Not only is this inconvenient, but is a lack of security. Which then leads me to the cameras that Brooke installed (the only manager that ever knew what she was doing/brought positive changes to the property – she is now gone). However, the management team never uses these videos when any crime/theft/problems occur.- During 2020, the property stopped running background checks on residents meaning anyone who applied was accepted. This lead to large increase in crime within the community. There have been multiple fire arm incidents WITHIN the gates (with serious injuries). They had to come power wash the next day, it was that bad. Not to mention all the crime that happen on the streets surrounding the property. Many tenants involved with selling substances from the property, which increased crime within the community as well. This would lead to exchanges in broad day light and all hours of the night, with many individuals who did not live at the property. Another incident lead to an armed police officer standoff within the property. I have NEVER felt safe.- Due to the gates always being broken, homeless people would walk around the property and sleep in the dumpster across from the dog park.- You pay for a garbage pick up service but they would frequently forget to pick up our trash so we would still have to bring it to the dumpster ourselves.- One of the worst issues is the third party delivery service called fetch. You have to PAY to have your packages delivered to another location and then schedule a time for pick up. However, fetch has lost over $1,500 worth of packages of mine and never delivers at the allotted time slot (which is the whole point to using this service).- There are so many break ins which management never does anything about.- Grills/ Tv’s in the living spaces are always broken.- One of my friends who lived in another town home on the property had a spider infestation causing them to move out.- Major issues with plumbing… Upon our move out, we noticed a rise in cost for our water bill so we notified management. Apparently there was an internal leak amongst multiple units in which we were charged $1000 over the course of the three month billing cycle. They were only able to reimburse us for 20% of these charges.- There is much more I can list, but google will not allow me to post because it is against community guidelines (Imagine the worst with suspicious criminal activity).I have never experienced such terrible management at any property I’ve lived at. We are finally moving out and I have never been so excited to leave. I have pictures of all of the blood from shootings, but figured that would be against community guidelines for a review.Summary: Don’t live here, for any reason.

Management here has been great (shoutout Zachariah). The location is solid and any issues I've had have been resolved quickly. Highly recommend living here!

My wife and I have lived at Loft + Row since June 2020. We've enjoyed our unit, however, for the first year and a half we lived here there was quite a bit of turnover in management and some issues related to that turnover. But since new management (Brooke and her team) took over earlier this year there has been a night and day difference!They've invested in all of the amenities to ensure they are clean and in great working order and hold all members of the community accountable for following guidelines helping it be a better place for all tenants. They are quick to resolve any issues and attend to any maintenance orders.With all of the improvements and stability in management we've been very happy living here plan on re-signing for another year. We appreciate all that Brooke and her team have done to make this a great place to live!

Stay away. Terrible management, will lie and cheat you. Moved in August 2021. Townhouse was completely destroyed. Carpets wet, clearly never cleaned after previous tenets. Pics below. Management promised to pay to have our stuff moved out and then apartment cleaned. Instead of paying they left the bill for cleaning and movers at my door even though I have proof they said they’d pay for it. Moved out after 4 months because of the awful experience. Now chasing me for a made up 650 dollars. Go anywhere else
