I'm extremely disappointed with the lack of security measures and surveillance at Gables villa Rosa. Despite claims of safety, the absence of sufficient cameras and a security presence is concerning. The pool area, in particular, is a hotspot for unauthorized late-night gatherings, posing a serious safety risk. It's unsettling to see individuals gaining access to the pool after hours without any oversight. Management needs to prioritize the safety of residents by implementing better security protocols and enhancing surveillance throughout the complex. Until these issues are addressed, I cannot recommend Gables Villa Rosa to others.

This I by far the worst management team in Dallas, the fire alarm goes off 2 times a week that completely blows out your eardrums and because it goes off for hours at a time and because of the false alarms constantly being an issue you disconnect it and then they charge you, for is nothing but a corporate scam that doesn’t care about their residents whatsoever

honestly this fire alarm thing is a real problem, only place I’ve ever lived at that has woke me up between 2am and 8am. “On Accident”. Something HAS to change. The smallest thing can set the entire building fire alarm system off, and it’s incredibly disturbing and it beeps relentlessly for a LONG time. They are making everyone suffer.

This place is the absolute worst of the worst. Fire alarm goes off every night. And it’s going off right now at 2 AM and has been for the past 15-20 minutes. Do NOT move here.

It is been a nightmare living at Gables Villa Rosa. I would highly recommend reading through the negative reviews posted on here that paints a picture of this residence. We unfortunately resigned our lease due to the pros of the location of this residence (right next to Katy trail, the pain of having to move yet again). I tried my best to be understanding (even with all the negatives of living here. But being dismissed about my mail being stolen which is a serious federal crime has been the last straw). I can’t in my good conscious give a review without acknowledging the pros of living here:- maintenance: some of the most friendliest people we have interacted with. Always willing to help and work with us.“Amenities” when we first moved in, we were told the new clubhouse will be ready by the summer of 2023. I do have to give them props since they did recently open and there is some nice space by the leasing office. Beyond that, there isn’t much to be considered “spectator” for this residence.Now on to the negatives:1. Constant ongoing construction above our unit (I have multiple emails that refer to construction going on for the last year with what feels like someone took a hammer and started pounding on our ceiling). I wish this was a rare occurrence but on multiple occasions, we’ve had to go out to a coffee shop to get work done after getting migraines. If you WFH, I highly suggest looking somewhere else.2. Fire alarms: I truly lost the ability to understand what a real v/s “test” fire alarm is after living here. It is been a nightmare with “test” alarms going off at all hours in the day and night. This is now a hazard to our hearing and to our health. (Again, if you WFH or like getting your sleep, look somewhere else).3. Security: As others stated, it’s been a joke. When we first moved in, we had a moisture alarm go off. As any responsible tenant, we called after hours maintenance which rerouted to the security. I have never in my life heard such unprofessional conduct from someone who started to berate us for calling him. We explained that we just moved in and the after hours maintenance number routed our call to him. From that day on, we knew never to call “security”I wish this was it. Once when we were home, we noticed someone trying to open our door. We were certainly worried and promptly emailed the leasing office only to be dismissed as someone getting off the “wrong floor”.Mail (the reason I’m writing this review): I genuinely have never lived at any other residences where my mail has consistently gotten stolen. We originally went to talk to the management who essentially kept deflecting the blame to the mail carrier. The mail carrier is a federal job and it is a federal crime to steal mail. Even after pointing out obviously tampering to MULTIPLE mailboxes (see video), I’m disappointed to hear them continuing to deflect to the mail carrier. I’m writing this after my credit card that was send to my mail was stolen 3 TIMES with an unfortunate amount of money stolen(I was shocked to be asked if I was sure the mail was send to my address). Thankfully I’m able to sort this situation with the bank but I’m still living in fear knowing someone is going through my mail and my identity now at risk of being stolen. Instead of working to have preventive measures such as installing a camera in that mail room… we got an email to news articles detailing mail theft… I wish I was making this up. I just showed the video of obvious tampering to the mailboxes in your property..Elevators: in fairness I have not send a notification to the leasing office regarding this issue. The elevators closest to our unit is been not functioning for at least a week. Not a huge deal since there are other ways to exit, but disappointed considering all the other issues that I and several others have mentioned

Don’t move in here if you work from home, there’s construction that will wake you up in the morning and last the entire work day. I can not sit in the comfort of my own home and work because there is constant banging. I am writing this review because I literally had to call into work today because I can’t get anything done with the banging and sawing coming from the unit above me. I couldn’t even hear my zoom call. The fire alarms also go off all the time which makes me seem super unprofessional in meetings. Overall if you want peace and quiet in your own home I would look else where until the construction is completed. Also when I moved in they stated that the dog park would be completed in May 2023 it’s now September and there is no dog park and this was something that was super important to me I would t have moved in if I would have know this was a lie.

Recently moved in and looking forward to the new amenities. Move in process with leasing staff was easy and the staff is amazing. Location is nice and no problems with homeless people like at other properties in Dallas

This building went from bad to terrible over my 10 months living here. The property management and leasing team is incredible but the corporate side of gables has taken away their ability to help in any situation. Living here one of our cars was broken into, the “building security” guy came out with a basset hound and dressed like Sherlock homes to look into who did it. I wish I was making this up… in addition they went ahead and hired a package processing service called Fetch. It is the worst they accept delivery from you, then loose your package for about a week then deliver it to your door step. They do not have a customer phone number to call to find it and treat you terribly.I would not live here again because of the amount of time I spent fixing the issues corporate Gables has put in place.

Gables hired outside counsel to try to intimidate us into accepting mid-lease changes to our apartment.The maintenance guys are wonderful and the location is great…and that is where the positives end for this building, which is really too bad. Management is incompetent at best and lying at worst. Lots of reviews will discuss the Fetch packaging system, which makes surprise packages like flowers and makes ordering perishables like food subscription services impossible. Hopefully you like second-hand smoke, because the hallways constantly reek of marijuana, with some floors’ hallways looking like hotboxes during the day. It is not hard to determine which tenants are the culprits, but management turns a blind eye. But our best story is about the SmartRent/SmartMeter system implemented in the fall of 2022.Not long after we renewed (so mid-lease term) the building announced a switch from regular lock and keys to digital smart lock keypads and smart meters in apartments. This was a serious change mid-lease term that included both changing our locks (pretty big deal in landlord/tenant law) and making what I would argue are relatively significant changes to the apartment (adding the smartmeter thermostat, adding the sensors to the apartment, etc). We objected, and the apartment told us they owned the building so we had no recourse (laughable reply, since renters have statutory and common law rights). Management brought in their in-house lawyers and pointed to a provision in the lease that wasn’t really applicable, and if it were, it would essentially vitiate all terms of the contract in favor of the building. We pointed that out and continued to object. They continued to try to force the change ("accidentally" scheduling the workmen even when I denied access to our unit). We finally said we’d be willing to settle the dispute in court, since these are really untested waters—nobody contemplated these smart systems when the original language of the lease was drafted. So they hired outside counsel to force us to accept the new locks and smart system. After the initial “scary letter” from outside counsel saying he was looking into the matter and to standby for further communication, we never heard from him again. Probably because after research he told management they could very well lose and set bad precedent for their management style. So we are the only unit in the building without the SmartRent apparatus until our lease is up (at which point we are surrendering the apartment). In the meantime, we have heard of the smart locks malfunctioning—people locked out of their apartments when the keypad suddenly wouldn’t work, people getting notifications when they were away that someone was in their unit when no one was, plus all the other security issues mentioned in other reviews. Imagine coming home at 1:30am from a bar and not being able to access your unit? Crazy.I really felt the way management dealt with our objection was borderline predatory, because they made these sweeping assertions like, we own the building so we can do this, as if my husband and I had no legal rights. We are both lawyers, so we knew better, but most people probably would not have known they had rights on which to stand their ground.Short story: Gables Villa Rosa management (at the building) is really bad, and they make choices that they frame as beneficial to the tenants but seem to only be convenient for staff or corporate (I think Gables Corp. won a Green award for moving to SmartMeters). In our experience, these changes are to the detriment of the tenants, and management at the building can claim it is all corporate’s doing and they can’t do anything for you. From the disastrous implementation of Fetch to people literally unable to access their units (a very serious issue in landlord/tenant law), Gables continues to pursue projects that only further inconvenience people paying far too much already for their rent.

Although I haven’t moved in yet, I felt like I should still review. I went and toured & the lady who helped me was amazing. She answered every question, was extremely informative, very kind, and overall provided great customer service. As well as the gentleman who guided me through the application and leasing. All of the staff seemed very friendly, renovations look like they’re coming along beautifully, the location is amazing.

I loved living at Villa Rosa. The amenities are great, maintenance is phenomenal. I only have a 4 star review because of the elevators always having issues and being out of service. Otherwise the staff is always responsive and the neighborhood is great; everything is within walking distance
