I've lived at The Ardan for nearly a year, and the chronic elevator issues are a major concern. Most days, only one or zero elevators work, posing safety and accessibility problems. For a luxury high-rise, this falls short of basic expectations. The management's reliance on quick fixes instead of addressing the root cause raises doubts about their commitment to resident safety. Disappointingly, they haven't met the minimum standards for a property of this caliber, and their reluctance to make concessions for the ongoing elevator problems is frustrating. Despite the attractive facade, The Ardan's persistent elevator issues reveal a significant lapse in management's commitment to resident satisfaction and safety, urging potential residents to consider these drawbacks seriously.

There are significant issues with the elevators in this building. As of March 2024, we are having regular elevator outages, with all four down and passengers getting trapped in elevator cars. One has been down/not functioning for more than a year, with constant service interruptions for the other three. Communication from the management team is poor and unreliable as well, often mismanaging expectations. If you're considering renting here, be very thorough in your tour with leasing. Here's a history of updates to my review/reports of what it's like living at Ardan:5/31/23:-still experiencing down elevators (2nd picture)-new amenity fees are being implemented-building security appears generally absent, leaving stations unattendedThere is a 180+ resident group chat that circulates issues and concerns. If you know someone who lives at the Ardan, they can probably provide significant context in considering the Ardan as your residence.8/15/23:-The building manager (who responded below) was terminated, and Ardan continues to re-staff its team.-We continue to experience elevator outages.-Security remains an issue/concern among residents, though garage security has improved.-There appears to be much more property marketing online that contrasts with resident experiences.8/24/23:One of our elevators is out of commission again to replace cables. This is how it looks as a resident (third image.9/22/23: two elevators remain out of service, see fourth picture with the ladder. There are also a number of reports of rats on the community pool deck. The entry gate to the garage is broken and open, with vehicles being broken into most recently as 9/20.11/9/23: Elevator shutdowns persist, along with leaks throughout the 23rd/top floors (see images of ceiling cutout that has remained like this for 2+ weeks, along with the leak next to the speaker in the elevator bay). Residents are also very skeptical of positive reviews that have recently appeared on Google.3/7/24: We are experiencing significant ongoing elevator outages, with all 4 elevators down for hours at a time and nearly a full day over the past weekend. Residents are reporting being trapped in elevators, elevators dropping floors, lights out in the elevators in total darkness. The Dallas Fire Department arrives regularly to either help people out of locked/stalled elevator cars. The management team is trying, but there's not a lot of objective clarity as to what is happening, and it feels unsafe to live at Ardan.

As the others have stated RUN don’t walk away from the Ardan! I can attest that the reviews are accurate. For over 2 years now the place has gone downhill fast! Especially the elevator situations. On the 5th manager since I moved in.The only thing that has been left out is how horrible the leasing office is! They are so incompetent. If you ask a question ,by the way you have to go to the office because they don’t ever answer the phone or emails, they just stare at you and say they have to ask a manager. The worst.You’re probably asking why I gave a 2 star instead of a 1 star? Ashton and Kristen are always kind, knowledgeable, caring, willing to lend a hand and the only positive thing at Ardan since Tyler left! Ashton even works security on his off days.Come on Millcreek do better! Bomb building with poor management!

I visited the Ardan and all of the elevators this past weekend have been inoperable. This is a 20 story building with people visiting with disabilities. Their elevators have been a problem for years. It’s a beautiful building but why would anyone stay here if the elevators don’t work. What happens in an emergency or a fire? This is totally unacceptable and I hope my daughter does not renew her lease.

I hate leaving poor reviews, but here we go. Elevators never work (down to 0 elevators currently), flooring in my unit slides around, elevator shafts are in need of serious renovation, my locker full of furniture and art went completely missing, roaches becoming an issue (maybe from trash shoot?), in-unit phone connection is horrible, elevators never work, front entrance smells, dogpark doesn’t stay open nor does it have any dogpark amenities for play, cars get broken into or stolen, and did I mention the elevators don’t work?

Don't walk.... RUN!!!!Let's start with the numerous break ins, hit and runs, and stolen vehicles in our property that has a gated parking garage. This solution hasn't seemed to stop and it's an ongoing issue that the management has lacked to resolve.This is a photos of the "Security booth" that is supposed to be monitoring the garage. Where is he/she? Nowhere to be found. They are either asleep inside their personal vehicle, or watching a movie inside the vehicle, or not present at all. The only time I saw an actual security doing their job is when the concierge Ashton was sitting outside the booth when the temperature was under 30 degrees F. He is the only person who is willing to go above and beyond for the residents compared to the entire management team.The following photo are multiples times that the fire department has came to property. They have a came a total of 7 times within the past 5 days. All four elevators have stopped working for about 7 times already. The time frame to get one elevator back functioning is about 2 hours. I heard a lady call the concierge 3-05-2024 saying that she needs to go to the emergency room and doesn't have any form of coming down from the 20th floor because our elevators aren't working. I have seen a total of 3 elderly residents having to take the stairs up with their canes. Thankfully we have really nice residents that have been assisting the elder residents to take the stairs upstairs due to the elevators not working. You know what is nice though? That the property manager Nathan and Mill Creek Resident rep Theresa White are at home not having to worry about the issue until the following morning with an email saying "thanks for your patience and we understand your frustrations, we are trying to get the elevators working". For a "Lavish High-Rise" this has been the worst high rise that I have ever lived in with the worst property manager who worries about responding to google reviews all day, rather than getting the main issue resolved for the residents who are paying a high premium of rent. I had to take the the stairs (19floors up) with my Bernese mountain dog with stage 1 hip dysplasia because there was so sign of the elevators getting fixed soon.Now that we are forced to use the elevators, many residents have noticed that the cleaning team of Ardan Residential doesn't focus on cleaning the stairs also. I have ran into a used condom in the stairs, and a rail smothered in dog feces. This was reported to the property manager "Nathan" and this hasn't been cleaned or taken care of since it was report.As a property with 23 floors full of residents, not having any functioning elevators is definitely an ADA Violation, I don't see this issue being fixed anytime soon. The emails they send say that the parts for the elevator are in a "nationwide shortage". So if you plan on touring this place, save yourself your money and leave. Unless you want to do cardio everyday, and be blamed by the property manager for "overcrowding" the elevators....go ahead and sign your lease :)The TKE representatives were talking in the property about how the elevator cables are "so frayed" and this could lead to someone get seriously harmed. Until that happens, I know property manager Nathan Espinosa, and Mill Creek Representative Theresa White will take this issue into a serious matter.

One more edit: Lol now there’s an average of 0 working in any given day. Fire department has been there everyday since saturday to rescue people.Edit again: Back to 3 elevators in only 1 week! Sorry, you lose a starEdit: Congrats to Ardan for having all elevators functional after 1.5 years!!! You get a bonus star ???I wrote this review while climbing the 16 flights of stairs in this apartment, a common occurrence if you live here.They DO NOT MAINTAIN THE ELEVATORS. Youre often left with 1 elevator to manage a 23 floor building.Get ready to add 5-10 minutes and/or some cardio to your daily routine.

Living here is like participating in a daily stair-climbing marathon. The elevators are like mythical creatures—heard of but never seen working. Management's explanation for the elevator blackout? Apparently, my choice of morning cereal is causing overcrowding issues, turns out the elevator lines were frayed. Also, they must have hired a car break-in enthusiast as the parking lot feels like a criminal's playground. And as for emails, well, let's just say they have a selective distribution system, making me feel like a character in a modern-day mystery novel where the butler hides the important clues.

Hiking up the stairs has become my daily cardio, and I've earned a merit badge for dodging used condoms in the stairwell. If the broken elevators don't get your heart racing, the burning car spectacle right outside that has happened certainly will. It's like living in an action movie, complete with stolen cars adding a touch of suspense, and broken windows serving as the dramatic backdrop. Let's not forget the stabbing that happened two years ago. Who needs Netflix when you have the chaotic thrill of everyday life in my building?

Big issue with the elevators in this building. The elevator(s) have been down almost every day this week. Hard to keep people moving when there are only Four elevators for 21 floors of residents to begin with. So if you’re patient and don’t mind cramming for elevators and waiting then welcome home!

I am saddened to rate this a 1 star as I used to speak so highly of the Ardan to everyone especially to folks who live in other highrises. I initially stayed here in 2021 for a couple of years and I’ve recently moved into a 2 bedroom. The unit itself and the amenities have been decently well kept MINUS almost daily elevator issue and the customer service of management team I have to say, is disappointing for a rather prestige highrise in the West Village area.The number 1 and most important as a resident is my safety. I am terrified to get in the elevator to go to work or just about anywhere fearing the elevator would drop and it has been dropping on several occasions recently. We have 4 elevators but this weekend it has come down to 0 is working.Aside from the fear of being stuck in an unsafe elevator, I also have a medical condition. Not everyone can be ok with walking up to 16 floors in the confinement of the staircase.Ardan needs to prioritize the key and basic issues that are affecting all residents on a daily basis - be proactive on rectifying the issues and have a solid solution and fix in place instead of being reactive when things hit the ceiling causing all residents to be in an unsafe and not to mention very inconvenient predicament.I am open and welcome for upper management to reach out. I am still within my 30 days of lease this round and considering taking up on that Mill Creek 30 days if resident isn’t satisfied that they will let me out of the lease.I simply just want to live in a safe building and want to be able to rave about the Ardan and their team again.

If you notice the 5 star review two comments below mine, you can tell this is a fake review. He is a realtor and probably got a benefit from the post. The Ardan has been awful since I moved in. At first, the leasing agents are never in the same page. I scheduled a reservation for my move in slot, and they scheduled someone else as well during my time slot. My movers were sitting outside the building for 1 hour and 28 minutes, that I had to pay myself.When I moved in I noticed that one of my rooms did not have a ceiling fan or any lighting whatsoever. Their response was "buy a lamp", and that the floor plans only have a ceiling fan in one room. If you wanted a ceiling fan in the other bedroom, you had to buy one yourself and pay for an electrician to install it. I went into their website and looked at their 360 tour and both rooms display a ceiling fan, so I was able to get them to install the fixture.The worst part is that the elevators are ALWAYS BREAKING DOWN. I understand this is an issue in every high rise building, but the constant breakdowns have to stop. They are always repairing the minor issues, but never digging deep to resolve the main problem. The manager Nathan always has the tendency to blame the residents for everything. Blaming the residents for "overcrowding". What are we supposed to do, sit there an extra 20 minutes to avoid overcrowding? We got places to be at. There has been times that all 4 elevators have broken down on a Saturday afternoon and we were left with the option of using the stairs to go up/down 19 floors. This place needs a new manager who is willing to resolve the issues in a timely manner. He stated that he was going to update the community on the elevator issue, but he waited to reply the following day. This is uncalled for and needs to get fixed ASAP.

Pleased with the community and amenities overall but some issues we experienced were a rough move-in (entire apartment needed a deep clean and sanitization), elevators constantly down, gym equipment constantly down, concierge giving out the wrong key to cleaning service, etc. which makes it hard to justify it being luxury.
