They have been awful since they took over. I have had my AC go out 3 times and only once did they send someone. And it took 5 or 6 calls to make that one happen. They straight up lie to you when they tell you that they'll do just about anything. We've been waiting on air filters for a month. Half the time, they don't even answer their phone. And they can't even manage to deposit a rent check until halfway through the month. They are a complete joke and lawsuit waiting to happen!We had one woman taking care of this place before and she did a billion times better without a flaw. This is seriously pathetic.Update: We finally moved out after lack of anything from them for a year and a half. Including a roof leak they never addressed, for almost a year. It has been 3 months, and we're still waiting for our deposit. My husband found that they had supposedly sent a check out, but to the wrong address... they were supposed to send a new one out weeks ago. Now they aren't answering their phones... AGAIN! I wouldn't recommend them unless the other option is being homeless. And even then...

The staff here is Super unprofessional. My boyfriend was interested in renting a house from them and texted them to say we would be coming in from San Antonio to see it so an appt was made to see us at the house at 12:15. We were told that we would be merry by either Lupe or Shaun. Well we waited and waited, there was another couple waiting too and no one ever came. So then yesterday I called and spoke to someone named Laura and made another appt today at 2:00pm. I explained that we were again driving in from San Antonio and didn’t want to waste time and gas. She promised again that either Lupe or Mr. Kessling would meet us. Well the same thing happened, no one came by. Now I see why the house has been available for so long. I am very dissatisfied and disappointed.

They Neglect the properties they are supposed to be taking care of for owners, residence are put in harm's way and in danger notnonly from negligence of faulty wiringaswell as leaking pipes from the top floor causing cave ins, but also from intruders. Not one window had a latch that was not broken on top or bottom floor. Leaving residence open for intruders and sicopaths. I was a victim of a violent attack in my home several times and they not once came to ensure the house was safe and locks were eecure. The frame of both front and back door were cracked and easily pushed in just by the wind no matter if the locks where locked. Not till my a.c went out 6 weeks later did they come and put latches which were not the right ones leaving it open season for intruders still. A.c. wasn't fixed till 6 days after. They provided with an eviction for non payment when payment was made and they even deposited the checks before court. Demanding a second round of payments. Zlied to the judge. Lied under oath and in court in front of judge.

I have bought two houses and get my insurance from Kessling Services and have known them for over 30 years. They are a top notch company and I highly recommend them if you are in need of Insurance any Real Estate or need to sell your home or manage your properties.I would like to give an update to my post from 6 years ago. I have and still am doing business with Kessling Services. They still employ the same professional staff! What does this say about Kessling Services, a great place to do business and you will always talk to the same staff when you inquire about any of thier services offered!

Hands down the best property management team in South Texas. No one knows the Corpus area like Joe. If he doesn’t recommend them I don’t use ‘em.

Very unprofessional service. Do not recommend conducting business with them. Kessling does not abide by the terms of the contracts he himself has drafted. Been a month waiting to hear back from them. They do not answer emails. Sometimes they answer calls. kessling is not a man of his word. He keeps people's money. Only rating one star because I have to according to Yelp.

Judging from the reviews here, ol’ Joe is a great real estate agent. However, you do NOT want to rent a property that these people “manage.” I could write a book about our year of misery with these people, but to sum it up, Kessling (un)Services is an arrogant and supercilious bunch, and they don’t take care of business.They aren’t big on keeping promises. Make sure everything is to your satisfaction BEFORE you move in – if not, you may have to wait MONTHS for them to take care of anything they said they would.If you ever have any maintenance concerns, they are in no hurry to address them. Their business model is, you submit a maintenance request and – crickets. They won’t even bother to acknowledge receipt, much less give you an idea of when they plan to take care of it.It took them six weeks to send someone out to repair a leaking bathroom sink, and later another six weeks to fix a dripping kitchen faucet. It took *nine months* to fix some broken closet doors. When they finally got the new ones in, we were told that it would require another work order to get them painted! The next day one of them was falling down. You can’t make this stuff up!They hired a fly-by-night contractor to do a major remodeling project, who dragged out what should have been a 3-week project for over two months. They stupidly paid the guy off *before* he finished the job. Who does that??? These people are the Keystone Cops of property management companies.We had planned to remain at the property for 2-3 years, but before a year was up we’d had all we could take of these people with their lies and insults. Two of our neighbors told us Kessling had also run off the previous two tenants as well, both of whom fled as soon as their first year’s lease was up.Rent from these people at your own risk!

Joe did a great job for us renting out the garage apartment. What I liked the best was that the service was seamless and hassle free. Check showed up every month and the phone never rang. Thanks!

Before I get into our tale of woe with Kessling Services, I'd like to address Joe Kessling's rambling reply to Brian M's complaint. People aren't difficult to please, Joe. Just deliver the services you agreed to in a timely manner. People aren't going to like it if you take MONTHS and **seven trips** to get it done, on top of not bothering to make sure your contractor did it right. However, these simple things seem to be a challenge for your sorry outfit. Notice how Joe demands fealty from his clients in "backing us up with the tenants." Translation: The tenants are a bunch of miscreants. And he doesn't address the illegible hand-written statements. Forget computers - typewriters were plentiful in the early 1900s, but Ol' Joe is living in the 19th century with his quill and ink well. We had the misfortune of renting one of Joe's properties. Before a year was up we'd had our fill with Joe and his band of misfits and couldn't wait to get out. Ghosting and heel-dragging is a company policy. Send in a notice of a repair needed - crickets. For weeks, even months on end. Call them up asking "When is this going to get done?" and you get "I'll check on that and call you back." But never a call back. After a few more weeks of calls and no action, we get in touch with the homeowner. Well, *that* finally gets their attention: "We've returned all your calls, you're a liar if you say we haven't." Yes, they called us liars! Obviously these stupid people have never heard of a little thing called "phone company records," which prove it is they who are the liars. See, this is why Ol' Joe demands unwavering fealty from his clients: It allows him to kick around his tenants under cover of darkness (or ignore them, depending on the mood he's in).

I used them for a little less than a year to manage my rental property after my previous property manager failed to meet my expectations. However, after only a short time, I discovered Kessling was even worse. I had simply asked to have a quick property inspection to assess the condition of the house specifically the fence my renters were asking to have replaced. It took them months to complete this and then he didn't inspect the condition of the air filter, which is something I specifically asked him to do. On top of that, he "referred" me to a contractor do repairs but refused to follow up with the guy when my renters complained and sent pictures of the job not being completed. That was apparently "my problem". And, if that's the case, why even have a property manager if they do nothing more than collect rent? I can do that myself without being there in person. On top of that, they refuse to embrace technology which alone isn't a dealbreaker but makes them very hard to work with. My renters were not happy to be having to drop off a physical check at their office all the time nor was I satisfied with handwritten (barely legible) statements with next to no details on them.
