I love this place. The office staff is very kind and helpful, the maintenance team is awesome, the apartments are great, and the area is beautiful.

Terra looked nice and affordable to me so I had my sister go to the property to do a tour since I am out of state. They would only allow her to self tour a model unit with the excuse that the staff member was the only one there and couldn't leave the office to let her into any available units. That raised my red flags, but I thought it was still a good opportunity to rent in the location even if the actual unit wasnt as perfect as the model, so I applied anyway expecting a seamless process. However, I felt discriminated against in the application process. Coming from a state where I'm required to have 2-2.5x the rent in monthly income and can afford to apply just about anywhere I want, I didn't realize that I didnt have that same luxury in Texas and became aware that every place in and near Austin required 3x after applying to Terra. The leasing team at Terra could see that the monthly income I had entered was less than that 3x, but when I first called back, some kid told me my application was approved. I figured he didn't know what he was talking about bc I hadn't gotten any emails confirming. Eventually they called me back without once mentioning the income discrepancy. They told me all I had left to do was submit my ID just for confirmation of my identity and 2 additional paystubs.I thought the ID app was just using face recognition to confirm the ID belonged to me so I didn't think anything of it when I snapped a quick photo of my face with no makeup and my hair up as I was sending my ID but apparently they send that photo along with my ID to Terra staff and immediately (10 mins) after the agent saw me their tone towards me completely changed as often happens when ppl realize I am black and they quickly told me that I made $200 less than what is required to rent the property with them. They asked if I had additional income, but as I'm out of state I haven't yet applied for any new full-time or part-time jobs, so I didn't have any yet. They gave me no more options other than to rent a lower priced unit that I did not want. I felt like my time and money was wasted sending all those additional things, so I reread their terms and recalculated my current gross income so that it wouldnt be a complete waste.I saw that they allow guarantors and I thought that was a good option since I would actually only be $76 short of their monthly requirement and I had planned to get a higher paying job after moving anyway. But apparently they didn't care to mention a guarantor to me. So I contacted them back asking how I could apply with a co-signer and they stopped responding to me all together.I have since moved on to better properties in the area that have had no problems telling me how I can apply if I make less than 3x the required rent and I feel like I dodged a bad experience renting with Terra with staff who would treat me differently because of how I look and my low income. And also a place that won't even show the units to prospective tenants. A model won't let anyone get an idea of their lived experience.

Thank you so much to the maintenance guy,Jose! We had put in several work orders for lighting and electrical to be fixed in our apartment and he came right in and fixed everything within 5 mins. We have been having issues with our apartment over the past few months and the office has been aware but not much has happened to address the issues in the apt. Thank you Jose for working so fast today.

This review is for the maintenance team mainly. Vicente and Jose are the best thing that could have happened to this complex. They are very quick and efficient! Any problems I had they fixed it asap!

Most futuristic place I have ever lived in. Very professional and friendly staff. Looked like the nicest option of apartments in that price range in Austin, TX.

I do NOT recommend living here. I tell everyone I know to stay far away from these apartments. I've now become a resident and am also experiencing a complete lack of care or efficiency over the noise here. Not only noise, but my upstairs neighbor harrasses and antogonizes me every. single. day. I've written countless emails and the most I got in return was them sending a mass email telling everyone to remember quiet hour times, when in reality, hes beyond grounds for being removed at this point. They do not protect you here and the noise run rampant at all hours. DO NOT LIVE HERE. I cannot wait until my lease is up.

This review is for maintenance only.Pros:- Address issues right away- Very friendly, polite, respectful and knowledgeable- TrustworthyCons:...noneI've been at Terra for about 4 months now and have a few issues w/my unit. Luckily, every time I put in a maintenance request online it's been addressed/fixed pretty much the next business day every time. Vincent has been the one that has come out almost every time to fix the issues and he's so polite and honest. I normally prefer to be home when there is an issue being fixed, but if it's Vincent then I don't feel the need to be home. I trust him to go in when I'm not home and do his thing. Thanks Vincent for making my experience at Terra easy and pleasant!

Nice facility. Could be less trash on the property, but that's just stupid residents who don't know how to throw things away (even with valet trash...come on guys...do better). Maintenance is awesome. Office staff sucks (except for one younger dark-haired girl). They are not really responsive to any virtual communication. You pretty much have to walk into the office if you want anything. A temp worker there stalked me, and I had to do a restraining order. At least they fired him for it I guess. I don't know, it's really just the lack of care for the residents' administrative needs. Maybe if they focused less on random community events and promotions, the facility would run smoother. Because I would literally rather fix a problem myself than go to the office.

I’ve lived here for the last 2 1/2 years & it’s a scenic property with modern Amenities. I’ve seen a bunch of different staff members over this time. None who have been more helpful than the new manager, Victoria. She came into the job and immediately helped me out with a payment issue that was souring my taste on the property. As long as we keep her, I think things will keep improving.

ADD ON: I hear the manager is better. And hopefully that means things will improve with the management but don’t listen to the 5 stars reviews because they are offering residents incentives for leaving good reviews for them lol. I have lived here over a year now and just recently transferred to a different unit. I have not had the best experience with the office/leasing agents due to unprofessionalism and inexperience but I have to say the maintenance staff here has been out of this world amazing! They always show up literally the day after you put in a request and always acknowledge you and are super friendly when you’re out and about around the complex. The apartments are beautiful, the trail is amazing and the dog park/dog bath is awesome if you have fur babies! I love living here, just wish I would have had a smooth transition to the new unit but it definitely was not and lots of mistakes on their end that had me leaving work early and having to show up to the office because they are not the best about replying to emails in a timely manner. Overall, I would give Terra a 3/5 stars.Id like to add into my review and say do NOT move here. It is unbelievable the amount of issues I’ve had with the leasing office and absolutely unacceptable. I handed over directly my money order to one of the leasing people when rent was due and I STILL have a balance on my account three days later and WAS CHARGED A LATE FEE. It seems like common sense to deposit someone’s money into their account as soon as the rent is paid. I am in disbelief with the experience I have had ever since the new people/bell came into the office. My advice is to keep ALL of your receipts for everything because they will try to scam you for more money… last month I got sent an EVICTION NOTICE after I had already paid the amounts they claimed I did not pay and come to find out they mixed up my payment with one of my old ones and apologized for the “inconvenience” ARE YOU KIDDING. ME!? just do yourself a favor, and don’t move here. I am so upset with my experience and really wish I never renewed my lease here.

We really like living in Terra, the amenities are very complete and the club house is one of the nicest I have ever seen.I want to highlight the collaboration and cordial attention of all Terra staff, both the administration and the maintenance staff. For a long time here!!!

Stop giving 5-star reviews for either just touring or living here for just 2-5 months... You're the reason why people think this is a good prospect when in general it is a terrible place to live. After you sign, the people in the leasing office become the most unpleasant people you will ever communicate with. They will roll their eyes at you, treat you like you are a nuisance (when it's their job), and promise to get something taken care of but in the end, you have to remind them over and over. They don't pick up the phone or answer emails, be prepared to come into the office every single time you need their help unless you have the agent's direct line or you will be redirected. Luckily I got one of their numbers. For once they called me because they needed something from me.Their luxe lockers don't work and the carrier did not send the package to my door. At 5:55 PM on a Friday, the leasing agent told me they were closed and said not our problem straight to my face. So I couldn't pick up my package even though technically they were still open. Gym is always out of wipes as well. The apartment complex in general is dirty and always has ants, which ants have also infested my apartment like no other. Luckily I was at the end of my lease and was able to move on to another place so I had to live with that problem for a few months. Not the safest place the gates are always broken or left open. Homeless people legit are a 2-5 min walk from my apartment and have camps here. My packages have been stolen/opened very frequently. Mailroom control is also terrible luxe lockers don't work so the mailman throws all our packages on the table and you have to hope no one comes and takes them.If you have an electric vehicle and need it to be charged just know it's a competition to get it charged here. They will put multiple residents with EVs in the same charging post location and they are always packed. So better plan days in advance if you need to charge, and if it works sometimes I had issues since residents busted one of the chargers. Also, other residents will pull the plug out of your car to charge there's.Overall, if I could give this place a 0. I would, but the 1 star is because the maintenance people are amazing and always deliver. If you like pests, people stealing your packages, and rude leasing agents, you have come to the right place. If you still insist on signing here, please make sure you walk through the building where you will be staying to see if it's clean. They showed me a model and of course, it's clean, walk to the other buildings and then you will see. Also, before taking the keys to your apartment make sure to walk through it with the leasing agent. On move-in day, my apartment looked like the past resident trashed it and they never cleaned it up. So on move-in day, I was the one cleaning up their past resident's trash, while also paying for the 1st day of my lease in a filthy apartment that was unlivable.Good Bye Terra, this place taught me how to survive in tough living conditions.PS: They are better at responding to google reviews then resident emails or calls....

I am not happy with this apartment complex. My partner and I moved in in February 2023. Since then, I have had 4 packages stolen from both my apartment door and the mail room, my garage has been broken into twice (we reported both to APD), and you can never get ahold of management. My second break in happened just last week, and I requested management to call me, no one has called me. Lastly, we saw some individuals on the trail smoking crack with a bunch of drugs all over the place. I'm not judging their choices, but I really don't appreciate the lack of security and safety at this complex. We will definitely not be renewing when our lease is up in 6 months - From a verified resident on ApartmentRatings
