I stayed here while in town for work and loved the space so much I brought my whole team back to rent the majority of rooms while we were in town for an ACL activation. The spaces are beautiful, the atmosphere is peaceful and the location is prime. It's definitely my go-to stay in Austin.

My family and I had a wonderful stay here. Our rooms were stunning, clean, and expertly-designed. We loved how much light came in through the large windows and we were also able to "black out" the rooms with curtains when we wanted the extra darkness or privacy. The inner courtyard of the Treehouse is a serene, shady escape. It's perfect for getting cozy with a book under the trees, relaxing in a hammock, or working on a laptop. It's surprisingly quiet inside the courtyard for a hotel that's in such a hot location! Here you're just a skip and a jump away from everything that South Congress has to offer - shopping, coffee, live music, fantastic restaurants... The location also puts you within a short Uber or Lyft ride to virtually anything in downtown Austin. I would definitely recommend this hotel to anyone looking for a peaceful or romantic getaway. Also, the staff is awesome! Friendly, attentive, and on top of making this a special place.

I love this hotel! Super great location, basically on Congress. The staff is amazing, it's not like a typical hotel where there is a front desk you ask things from but they have a number you can call or text && they are always quick to respond. I've only stayed in the suite rooms && both are perfect. Cozy bed, nice tvs, area to lounge in && the bathrooms are to die for! Both suites have a tub perfect for a relaxing bath && also a rain shower that is seperate from the tub. The common room is so chill && it has all the beverages you need ranging from wine to beer, water to coffee/tea && sodas! It will be a tradition to come here at least once a year since I don't live in Austin. Huge thank you again for making the experience unique && memorable!

My wife and I recently celebrated our 9th anniversary at the Frame Hotel, and we couldn't have asked for a more amazing experience. From the moment we arrived, we were captivated by the hotel's relaxing and romantic ambiance. The décor was tasteful, the atmosphere serene, and every detail seemed designed to create the perfect getaway.
The staff was kind and attentive, and were happy to answer any questions or concerns that we had. The room was luxurious and impeccably clean.
Whether it was lounging in the beautifully designed room, simply enjoying quiet moments together or getting out and about near the hotel, the Frame Hotel provided the ideal setting for us to celebrate our marriage. We left feeling rejuvenated and already looking forward to our next visit.
We will definitely stay here again and highly recommend the Frame Hotel to anyone seeking a romantic escape!

Ever stayed at an art hotel? I have.
My conclusion: Artists should do art. Hoteliers should do hotels.
Access to the parking spots was difficult. Cars parked on the street blocked the entrance.
The room (#2) is tiny. It's a good size for one person, but too small for two.
The TV has no antenna. It has Roku, but none of the subscriptions are active. You can't add channels because the PIN isn't shared.
We saw some bugs in the room.
The bathroom door offers no privacy. Anyone in the room can hear and smell every awful thing that goes on in the bathroom.
During a shower, the hot water stopped. I had to finish rinsing off with cold water. There are no staff on premises. I had to call someone to fix the hot water. They sent the "innkeeper". He was a nice fellow. We had to leave for dinner before we heard if he was able to fix it.
The next morning we discovered he had not. It took 1.5 minutes for the water to heat up enough to tolerate. Hot water lasted just over 7 minutes, then went away. All I can deduce is that they use an undersized water heater, or some flaky inline heater.
I suspect bathing and/or hot water is less important to artists than it is to us regular folk. Perhaps this is a hidden performance piece, in the style of Fluxus. "Be cold for 1.5 minutes. Be hot for 7 minutes. Be cold the rest of your life."
You have to hold the handle down for 10 seconds for the toilet to flush.
The power outlet I used to charge my phone overnight didn't work. The other outlets are along the baseboard for some reason, making them useless unless you want to leave your phone on the floor.
Make sure your phone is charged and has bars. There is no other way to check in or out.

While I stayed at the Frame in late Feburary / early March of 2024 - when it was still the Kimber - I am naturally late in getting around to a review. Nonetheless, here I am.
My trip to Austin came about fairly quickly, and I am lucky I found this place. First, the room: I stayed in Suite B, and as a solo traveler it was perfect - perhaps too big for me, but I was okay with that... who doesn't like extra space? The room was beautiful and it was everything I needed for a lower-key vacation. The bathroom in particular was a show-stopper, and that giant soaking tub was a life-saver for a 6'4'' guy like me.
Service at the hotel was great, the kitchen fridge was kept stocked with beer, wine, and sodas and the coffee machine was EVERYTHING. I arranged for an early arrival and my bags were held for my late departure, which was also lovely. I still would prefer having management on-site 24/7 to solve little issues. I had a noise issue that had to be taken care of over my phone - if the new ownership solves that problem, I'd say it's a 5/5 on everything.
The location can't be beat, far enough off of South Congress that you feel secluded but close enough to hear the live music from White Tiger wafting over in the courtyard. The convenience of having all of the shops and restaurants in walking distance was also great, since I did not have a car, so I could shop and dine at my own convenience rather than having to worry about Ubers and whatnot.
I didn't know what to expect from Austin, but I don't think I would have enjoyed my trip nearly as much if I had stayed elsewhere. The solitude of the Frame Treehouse was second-to-none, and i'll certainly stay again should I find my way back to Austin.

Cool looking modern hotel, no hotel staff so you use a key code for entrance, app for check in etc. Hot water didn't work which is very annoying, management didn't seem too concerned when I alerted them, they never got back to me. Oh well. Decent spot overall, not the best value though.
Walkability: Super close to South Congress shops and restaurants. 100 feet from two music venues.

Loved our stay!!! Dave was welcoming and prompt with his communication. Courtyard was peaceful and the amenities in the common room were wonderful. The LOCATION was awesome right off of Congress! But once on the property- it was soo quiet and peaceful! The bed was incredibly comfortable and the products were delicious. Will stay here again, no question.

Small beautiful hotel with complementary coffee, tea, beer, and wine 24/7. As another commenter said it’s like living in a modern art museum. Micheal and the staff there are always ready to help in any way. The location is fantastic, walking distance to everything South Congress has to offer. Highly recommend Suite A, it’s in the back of the hotel. It has a huge shower and separate tub.

Walking distance to many restaurants. Perfect for us as we're going to see a show at the Continental. Nice room, bathroom, and suite. If WiFi or TV is a big deal to you, maybe consider elsewhere. The courtyard and sitting area are the cool areas which I hope my photos reflect. Able to hang out there New years Eve before and after going out and didn't seem to bother anyone.Local bar had live music during happy hour from across the street. Only thing to nitpick was that they were reupholstering one of the cushions on the sofa in the suite.Rooms: Clean. Fashionable. Glassware provided.Nearby activities: Lots of food. A few bars. River with trails and kayaks. City bike lanes. Lots of what I'd call high end shopping.Walkability: Superb walkability.Noteworthy details: Free booze fridge. We elected to purchase some of our own to store in-room fridge due to the amount we consumed.

I'm so glad I went a little out of my comfort zone and stayed at this amazing boutique hotel! We stayed in suite A, and it seriously felt like a home away from home. We loved the little living room, the comfy bed, and the relaxing soaking tub. It was so awesome to be able to grab a beverage from the common room next door and just chill with a beer while getting ready. Such a lovely little perk to have coffee, tea, water, wine, and beer always available. I was a little nervous to stay here because I am such a light sleeper, and I was afraid I would hear people in the courtyard or common room. It wasn't a problem at all, but just in case the hotel provided a white noise machine in the room. I just felt like there were so many special touches at this hotel. I absolutely adored it. The location is also pretty unbeatable. Hope to be back soon!
