I toured this property a few months ago. The property is very pretty and has some nice amenities. The pool is very nice as well as the dog parks and community spaces. The staff, Amber & Nikki were really helpful! I didn't end up moving to the area, but would've rented an apartment there if I did.

This apartment complex is definitely a great complex, it’s quiet, most importantly it’s safe!!, and the staff is great. I’ve been weary about the complex because when we first moved in our apartment was roach infested ( I’m not talking I saw 1-2 roaches it was every morning there was at least 10 roaches on my counter) BUT they did do everything possible to correct this and had a bug person come once a week and they would consistently check on us. Our apartment was also not in the best condition when we moved in and when expressing this they gave us a discount on first months rent and took a list of everything we wanted fixed and fixed it all up. They’re definitely not perfect as you can see from the reviews but I can say when living in a city it’s the best you could probably get. The staff is nice and yes the maintenance takes a little while to get stuff done but that’s a hiring issue, the maintenance staff has always been so nice to us and we see them out working in the complex at all hours of the day and most of the night so they work hard. Not a 5 star but definitely not a 1 star. I recommend this place to people I meet because I’ve lived many places in many areas and I can say that this is one of the more nicer complexes I’ve gotten to experience so GREAT JOB STAFF<3

The front office and maintenance teams are fantastic. They are very responsive, pleasant to work with and make this a great place to live. As we all know, apartments are apartments, it's the management team and maintenance teams that make the difference. The teams here are 5-Star.

I am extremely disappointed to learn that my parents are treated in such a way. I apologize for giving you only one star. Let me explain the situation... They always put deaf people on the last priority when it comes to fixing things we need. They keep saying they have fixed the issues, but it's not true. They didn't fix our family apartment when they requested to fix several issues... Then they came over two FREAKING weeks later to “fix” but they didn't!! DO NOT MOVE HERE!!!

Wow.. I am very happy with the Sense of urgency and how they handle the issue. So our A/C Unit broke down I went ahead and I called the office and they where very quick to send the maintenance crew Jerry and francisco they are very polite and very quick to help out to solve the issue thankfully they where able to find the issue and in with in few days( Boom** ? ) Problem fixed. Thank you very much to all Nicky Amber and office crew as well.
So if you are reading this and you plan on moving here I suggest to do so quick because is a great community and are very on point with everything.

The residential complex had numerous issues that made living conditions difficult and unsafe: multiple robberies, an addicted man living under the bridge and starting dangerous fires several times, a dirty pool, a non-working AC during the summer when temperatures in the apartment rose to over 85 degrees for three days, and once over 90 degrees. Additionally, a rude technician yelled at me in my home when they couldn’t fix the emergency AC issue. And all of this happened during a 7-month lease.
Let me describe these problems in more detail; it may be useful to know before you decide to live there.
The gates frequently malfunctioned, remaining open and leading to three robberies: an armed robbery of a lone woman in the morning, a woman unloading her car at night, and a car theft. Additionally, there was a conflict between neighbors involving firearms.
A homeless man living under a bridge caused significant disturbances by shouting loudly at night and starting fires multiple times, necessitating repeated calls to 911. It took at least three serious incidents involving police intervention to finally resolve the issue a month later.
The complex initially failed to connect hot water due to safety concerns about the house, leaving us without hot water for three days. Eventually, a complex employee connected the water, stating that the specialist had made a mistake about the safety concerns.
The air conditioning unit broke down three times, with only temporary fixes each time. During a heatwave, when temperatures remained above 85 degrees for three days without hot water, a manager entered my home aggressively, dismissing the severity of the issue and unprofessionally blaming the presence of two laptops and lighting for the heat. I asked, "How could two laptops heat 900 square feet to 85 degrees?" But he started to yell at me. After that, I demanded the supervisor to leave and closed the door behind them.
Despite my complaint about the rude and unprofessional technician, the supervisor, also a woman, defended him, citing his many years of work.
Additionally, I should note that the first pool, the one closer to the leasing office, was dirty for a long time. It was so dirty with a yellow-green residue that no one used it.
We left immediately after the lease ended. Towards the end of the lease, they offered us a renewal at a slightly higher price. Thank you, but NO.

Great location here in Austin, and a cozy community. Nikki is always helpful when I have a concern. I’d recommend this apartment to those looking to live on the south side of town!

I've only been here a month and my truck has been broken into and a $1000 worth of tools were stolen. I came from the East Side living in dove springs and had never had this happen.
Other than that, very roomy

Iron Rock Ranch is awesome. I’ve been living here for 3 years now and am about to renew my lease for year number 4. You can’t beat the peacefulness of the community, the wonderful trees, the friendly neighbors and the cute little coffee shops and restaurants nearby. Great community, great neighborhood, awesome maintenance team and wonderful front desk staff. I love it here! Proud to call this place my home ☺️?

These guys are trying to scam people. I went to look at some units, the receptionist was new and was very confusing, she kept calling the units by different names and I couldn't get clear answers. So we toured the units and then I went online to look at particular prices. The unit I was interested in was advertised on their blog site saying upgraded and had a good price listed. I paid for 2 applications fees and submitted all documents just to be told later that the actual price was $300 more than the "guaranteed" quote I recieved. They said it was because the unit was upgraded and the price online hadn't been updated yet. However the blog posting where the unit was advertised said "Upgraded" in the title. They said they must of partially updated the site but not fully hahaha, sure. Typical bait and switch.

I am not a resident but I was apartment searching. I showed slight interest in potentially touring and I have been getting harassed nonstop by the leasing office. Non stop calls, texts and emails. I had to block their number because it was too much. I did express that I would reach out if I had any further questions but they have been extremely persistent. To me that’s a total red flag along with the bad reviews on here. Unfortunately they lost a potential tenet. My advice to the management is to make your tenets happy first and do right by them before trying to get new people.

Don't move here!!!Where to start. Been here 6 years and every year it got worse. They never fix things like they said they do. My ice maker still doesn't work even after they closed the ticket multiple time. I finally gave up and stopped asking then to fix it. They built a quad in front of my apartment, mind you after I moved in which I would have chosen a different apartment because people are out there until 3am and when I brought this to they're attention and asked if there will be a curfew like the pool they stated they're won't be they just ask people to be respectful. Obviously that's not going to happen if they are out there until 3am. They then decide to redo the parking lot (twice) which caused a lot of us to have to park somewhere else. Mind you I pay $30/ month for a carport. When I asked if they will compensate us they said no. The gates never work and we constantly have homeless people walking in and out. One even jumped in the pool after I went to them and told them I saw her walking around. Two residents had to call the cops because she was harassing them. They charge you an amenities fee when for almost a year the pool was closed and the gyms equipment at times don't work and the gates don't work. They finally put a lock in the walk up gate. Again been here 6 years and they never had one. When I told them I've emailed multiple times about how my neighbor smokes in his apartment they finally told me yesterday that they don't receive ICloud emails. Mind you I've told them multiple times before now I emailed them and they said didn't "see it". I confirmed my email address with them multiple times which is an iCloud and no one mentioned that. Which I have every conversation with them recorded because they will say one thing and do something else. And for anyone asking I went in and told them that my neighbor was smoking in his apartment and was making my apartment smell so bad especially my upstairs bathroom. They also told me they gave him a letter, but it obviously didn't help because he still smoke and my apartment smells like smoke. Now let's get into now I Unfortunately have to break my lease due to medical reasons which causes me not to be able to afford my rent. I went to the management team to ask for a payment plan to be able to break my lease. I even offered to show them my medical bills and even a doctors note that shows I have to miss work with shows why I'm not able to pay my lease, but all they told me there's nothing they can do and if I don't pay it before the 30days they have to move forward with a default lease. So disheartening especially since I've been there for 6 years and was never late on rent. Oh and I know they could have helped me. I know two previous residents they "helped" both didn't pay to break their lease.

For the most part, I enjoyed my time at Iron Rock Ranch. It was mostly quiet, close to everything you may need, and I felt very safe walking around the complex at night. I also very much enjoyed the layout of the apartment and loved the safe package room. Although, I did experience some not-so-great things that left me really disappointed.- Our AC broke 4 times. We made sure to not set it below 70 during the summer and kept it at 74 during the day (like they told us to.) Yet, it would get up to 82 degrees in my apartment with no living room fan to attempt to cool it down. Maintenance would come and "fix it," but 9 times out of 10 they would need to come back a 2nd or 3rd time. Which would sometimes result in us needing to stay elsewhere due to the unbearable heat. I understand that sometimes things like this happen, but it constantly happening was incredibly annoying. especially when you have a dog and cat to worry about. I have lived in Texas my whole life and have never lived in an apartment where it broke multiple times. I must note, they always blamed the AC filter despite it being changed.- In July, we discovered the bottom half of our living room wall that was behind the couch and a dresser was covered in mold due to a problem with the roof and water flooding into the wall. Because it was behind our couch, we had no idea. In January, maintenance came to fix the AC and asked us to move our couch, we told them that since we were two young girls we probably wouldn’t be able to do it on our own. They moved the couch and due to the amount of mold that was found, I believe they saw the mold and did nothing and put the couch back on top of it to let it grow. When we let them know, they came and cut out the pieces of the wall the next day within 24 hours, cleaned 95% of the mold(there was still some left in the interior of the wall, the baseboards, and the carpet), and then came back the next day and patched the wall and painted over everything. That being said, the whole problem was over in 48 hours but we were unknowingly living in an unsafe environment for months that I believe could’ve been prevented.Overall, we loved the apartment itself but felt the staff could’ve done better to make sure we felt taken care of, instead of making us feel unheard in an unsafe environment. Interior temperatures above 80° when it’s over 100° outside should be considered an emergency and we feel they acted like it was no big deal. They did nothing to make concessions or apologize for our stays elsewhere when it was too hot, they did nothing when our entire living room wall was covered in mold for who knows how long, and then they nickel and dimed us $20 for crumbs in our pantry upon move out. (This is an actual charge on our last bill.)We aren’t expecting them to bake cookies for us, but a simple follow-up call or email would’ve gone a long way. It made us feel the staff didn’t care about our health and well-being here. The rent went up again, as they do everywhere in Austin so we chose to move and I am so glad we did.
