Do not rent here because they do not offer early termination. If you hate it, you'll be on the hook for the remaining months of rent and utilities. The manager Ivan also doesn't care about the unbearable noise issues, or your legal right to quiet enjoyment. I am using tx legal to see if any options available. But save yourself the aggravation and just don't move here.

I have been her for more than three years ,their maintenance have been improved 100% .they are doing great job if you request they came imidiatley and fix it instantly .

Lot of roaches and rats asked to take care of it they did but left the rat rotting in my apartment for a week we complained they said they got ended up finding it two weeks later they are charging us for stuff their workers are leaving on our balcony and for damages thier team cause doing work on our apartment they keep towing my car and I pay extra for a parking space but the abandoned car that's been there for weeks constaly going up on price but we still have an out dated oven that only two burners work on the wires are taped together and a safety issue we complained and they said they took care it not a great place for the price pool hasn't been opened in the twobyears we have lived here trash cans are always over flowing

First, this is the worst ran apartment I’ve ever lived in. There’s garbage everywhere, broken glass, people come and dump their couches and beds by our garbage and it sits there for weeks. There’s roaches, the laundry room is always dirty, and the washers and driers are a gamble as to which ones work. Also, and this is the best part, the pool is green. I’ve been here two years and the pool has been open maybe twice. Now, it’s just a pool full of green, disgusting water. There’s a health department sign on the gate in case you couldn’t tell it’s unswimable. I’m just waiting for my lease to be up to leave but hopefully this will help someone find a better apartment. Also, the parking is awful and you might get toed. If all this is what you’re looking for then look no further.

Do not waste your money and time… I am here to back up my sister as a witness to one of the worst apartments I have ever experienced. It seems nice and cute with the little pond in the back, but go inside to a nightmare. She had a roach infestation that was not taken care of at all, and lost hundreds of dollars worth of furniture.. those things will get in every crack and crevice they can find. It was a horrible experience for her and she got no money back from any of the damages at all. Her sweet neighbors had roaches all over the place as well. They are everywhere. This was a huge waste of time and money and after what I saw would definitely advise against signing a lease here.

Would really love to be able to use the pool, the water has been neglected for what looks to be over a year. Out of desperation children have been playing in it which is an absolute hazard to those poor babies and I don’t blame them for wanting to play in the pool! I don’t expect it will be resolved but I thought It was fair to share with people looking for apartments this summer to know that the pool is not actually included in what you’re already overpaying for rent.

It's an older community with a smaller staff, but they are making some good upgrades. Maintenance hasn't really been an issue. Every once in a while, you have to jump in and fix something yourself, but for the price, you can't beat it. We made a few updates ourselves, and the kitchen is a little old, but they just re-did the bathroom which was great.We've had a few issues with towing, but that's the towing company's fault more than anything.Nice park area for walking dogs and seeing the ducks. Volleyball, a couple pools, and close to downtown/stuff to do.Aside from just some older appliances and fixtures, it's not a bad place to be.There is a downside to parking in that they sell off the parking spots for like an extra $75/mo. It's not a bad idea to keep rent down, but makes it inconvenient if you don't want to spend the extra money. The parking spaces are also intended for compact cars, so there are often double-parkers or people over the line.

DO NOT MOVE HERE!!!!! 0 STARS-Water is constantly turned off WITHOUT WARNING. Iv'e had it shut off on me in the middle of my shower, which made me very late to work.-They changed our mailbox key and didn't bother to inform us. When my boyfriend asked the office manager about them changing out the key he was unaware of it.-Since covid they don't accept packages due to it being a high risk, yet I went in to pay rent and the employees were not wearing a mask.-My car has been towed TWICE. The first time, the paint on the ground was hardly visible. The reserved spots were spray panted in bright yellow and that spot I parked in was extremely faded. I sent pics to the manager, and he said there was nothing he could do. Now they have reserved signs sticking out of the ground, yet my car still some how got towed because someone tampered with it. Im always extra carful when it comes to parking especially since my car had been towed before. I talked to the towing company and they told me what spot they towed it from, I went to look and the reserved post had been completely turned sideways and tampered with. NOT COOL!!-Sewage constantly spills out onto the grass and all over the parking lot (I have lost count how many times this has happened). Toilet paper and human feces pile up on the grass. The sewage water runs through the parking lot making it unavoidable to step in. HUGE RED FLAG!-The ac system breaks EVERY SUMMER.-Large groups of men hangout in the parking lot playing very loud music, leaving trash and broken beer bottles on the ground. They get blatantly drunk and rowdy making it very uncomfortable to walk to and from my car.I CANT WAIT TO MOVE OUT.

Is a bad service, they never fixed nothing, but always sending like charge for something. I’m not recommending this place. Also the manager is renting the parking lot, a lot time I parked on the street in Cromwell, they don’t care about people who living there. They are rude. Personal. Is the most ugly apartment around east Riverside.

DO NOT I repeat DO NOT come to this apartment. They WON’T listen to your complaints, takes weeks to even respond back and if so, they just say it’ll workout in a couple of days. I had to pay for my rent at beginning of every single month and they are closed! I’ve filed a complaint for a week now and they still have yet to respond back to me. Never coming to this apartment again.

After having wasted three weeks of my time and hundreds of dollars trying to get a room here, I finally had to cancel my application to seek another room elsewhere as my lease comes to an end at my current residence. The leasing office only staffs four people for what I assume is a complex of several hundred, and they are deeply disorganized. I can only imagine what residents go through on a daily basis trying to get repairs done or a response from them based on my experience just trying to sign a lease. They will gaslight you and drag their feet on actually taking action no matter how promptly your respond to their requests. It's unprofessional and unattractive. Do not attempt to get a lease at this apartment complex.

I've had a terrible experience living here. There seems to be no customer service from management, if I have an issue I have to be sure to stay on top of getting it resolved. I had a leak in my ceiling go on resolved for over a week - staining my bath tub with rust. My electricity bill throughout the summer was consistently $150+ even though I don't bring my thermostat below 75 degrees, and come to find out that all of the AC units are from 1995. Let me repeat, ALL OF THE AC UNITS DATE BACK TO 1995. I have bugs on the third floor, roaches, and the exterminator has came to my apartment three times now - still no resolve. I've been trying to get him to come back again, but management here doesn't know the next time he's going to make an appearance and won't answer me about whether or not I can hire someone on my own to fix the issue. Parking is terrible. Visitor spots are few and far between, if you have visitors tell them they're going to have to park on the street and walk into the complex. For residents, if you don't spend the extra money per month on a reserved spot, parking spots are extremely tight and far from your building. I've had two dings on my car this lease. It's a cheap apartment with cheap management. Not resigning and would recommend literally any other apartment on Riverside, you'll have better luck.

They only give parking permission for a car, something is broken down they never fix, the pool is closed or washed, apart they ask for money for everything.
