I have been a tenant here for 11months . We pay for Valet Trash and they never came the times I tried to use it the bag still was in the trash can when I came to retrieve it. I requested pest control and it took almost a month to get them to come because the company they hired was always short staffed. Last strike was them towing one of my vehicles due to me not washing it said it looked abandoned due to being parked by a tree with that accumulate more pollen and it barely move but it’s operable plus has valid registration and insurance. Guy stated this isn’t a storage unit . There wasn’t any indication to notify me as they always email us tenants about rules they added every month except putting a tow away sign giving me 72hrs to “detail car” while I was in hospital. You cannot smoke inside your apartment or outside of it . You cannot let your dog on the patio without having 100% supervision so if u have to spring clean your house I pray they can tolerate the cleaning chemicals. No items in grass such as your own flowerpots or etc . There are more rules to come and I’m ready for” retaliation “. Maintenance is decent really no issues just one incident when I had to get a new garbage disposal and they accidentally forgot to turn the water back to it on and I put in a work order and had to wait to the next day for them to come. Emergency water shut off at least happens monthly with no water for 1-3 hours. Tessa is great though nothing bad about her.

Today 03/30/2024 I had a tour here. Was just checking out apartments nearby. Starting off, these are old apartments so can’t expect much from the outside. Leasing office lady was alright, I’ve dealt with better service. Apartment was okay. Until I went outside in patio and when I opened that storage closet door. Full of black MOLD from top to bottom. And it looks like the AC systems or something is outside there as well, which makes it even worse for people’s health. So if you’re looking at this and living here, if you’ve made complaints and haven’t been resolved, please take legal action! Which can also include ending lease.I’m mold licensed and been detailing with water damage and mold for some while now. And it really sucks how I didn’t think quick and took a picture to post it on here. Hope this is helpful for someone.

If I could give this place 0 stars I would. I’ve only been here a little over a month and it’s been NOTHING but issues. From the apartment not being cleaned upon move in, to appliances not working, water heater not working (took over a month to get fixed with issues back & forth) super thin walls(I hear literally everything my neighbors are doing) , the car break-ins etc etc. The list goes on and on. Tessa and Chelsea in the office are amazing. They help as much as they can but the issues fall on the owners of this place. The maint. Team is halfway decent, I think they’re the only reason this place gets good reviews. To me, they can handle some repairs perfectly but some they’re not qualified for at all and cause more issues trying to fix one. This is by far the worst place I’ve ever lived and I so wish I could leave this place. For what you pay here, you can actually live comfortably with working appliances, functioning water, etc literally anywhere else. If you’re looking to rent here, do not make the mistake I have made!!!! Search elsewhere. Trust me ?

I moved in just a little over a month ago. Immediately when i walked in i realized the apartment was nothing like the one i was shown. But I got the keys a day early so I was tolerant and understanding about the smell of cigarettes, the exposed wires, the lack of air filters, the broken or warped woodwork, the lack of smoke detectors, the absurd number of flies, and even the entire outdoor closet being covered in black mold. I figured they didnt have much time to prepare it so i wasnt gonna make a big deal about it. And they eventually fixed the mold and the light fixture so even though many of those things are probably against some sort of regulation and possibly even dangerous, i was just happy to move in. Theyre in a transition period remodeling the office too so ive tried to be patient about that since a lot of the staff are probably preoccupied with the construction and the move. But its now been two weeks since i sent them a video of water literally pouring out of a crack in my ceiling, my A/C is out so its 81 inside and rising, hopefully not much more, but the high is 103 today. Jo told me specifically that they dont have issues with the AC here. I wanted to make sure because there are no ceiling fans in my apartment and i have a big fluffy dog who doesnt tolerate heat well for long periods of time.I still wouldnt be here writing this review, but one number for the emergency work order answerbot only answers in spanish, the other one just doesnt answer and ive never actually seen the supposed 24 hour security so im just left here to complain about it on google. My dog and i will probably have to go stay somewhere else until they can fix the AC.2 stars because the maintenance guys are awesome and they clearly work way too hard cause ive only seen 3 of them and this complex is huge. I dont care how much they make, its not enough they deserve a raise. Either management is wildly disorganized or they need to hire more maintenance workers though cause im really starting to feel like I’ve been ripped off.Update: A/C is back on. Nobody knew about my calling the emergency work order line but it was fixed pretty fast when i went into the office to say something about it.Update (a few months later):Power, AC, heater and water go out like clockwork every month. Theyve increased my rent since writing this review which im sure they have an excuse for but its just an excuse. The company managing this property is in this to make the amenities and other superficial unused nonsense look good for potential renters but once you sign a contract you are nothing to them but a potential problem or liability. Your power ac and heat will regularly go out and they will make no attempts to fix them until you get mad about it. The community is awesome my neighbors are great. But everyone has the same problems with management and most of the people ive spoken to are on their way out at the end of their lease.(Dec 3rd, 2023): I have a smoke detector and an air filter now but the ceiling drip i made a request about in July has reportedly been fixed like 3 times now and it is currently a steady stream of water from a 2 inch hole in the drywall. Hope im not home when the ceiling caves in. Heres a photo update.They also didnt answer that number from below or call me back. Probably just posted it for anyone reading these. Bringing my review down to 1 star.

Erik did such a great job at fixing a leaking issue with our AC. He was quick & informative. Even called before hand to make sure we were home and our dog would be okay with him coming in!

I’m only giving two stars because the maintenance here is awesome!When we first moved in, there was a few maintenance issue like washer/dryer power tripping, kitchen sink drainage and leak issue, and bathroom drainage issue but we looked past that because the maintenance team were always on it.Otherwise…1. Amenities like pool/gym that WE PAY for every month is being “renovated” for the whole summer already.2. Everything in our apartment including the BATH TUB and bathroom tiles are repainted over with paint and have been peeling a month after we moved in. And the floors have sticky paint stains that are hard to take off.3. The mailbox has been broken for more than a month. We called about this and was told they don’t know when it will be fixed. The post office has told us they aren’t able to hold our mail longer than a month and are returning them to the sender!!!!4. Parking is horrible. We have to pay for a parking spot or if not, we’d have to look for free parking spot which is VERY limited! So I can’t even have my family come over to visit over dinner/for a short time because of this.5. There’s also unnecessary valet trash service that ALL the tenants have to pay for. Can we atleast have an option to opt out?

I hate to do this but I’ve been trying to give benefit of doubt and I just can’t anymore. I moved into this complex based off three things. The amazing reviews, the spacious one bedroom I’m in, and the pool. I was so skeptical to move because I’ve had poor apartment management in the past and needed to live somewhere I was getting the value I was paying for.Unfortunately this hasn’t been the case. The pool and gym have been closed the entire summer due to renovations (but the pool looks open so I’m sure they’re telling new applicants that we have a great pool as an amenity). Our mailboxes have been a nightmare if break ins which I understand is not the apartments fault but they need to move more quickly to rectify the issue.Lastly I requested a pest control service for my apartment when I started noticing centipedes and roaches. The complex closed and completed it without actually doing any pest control and I only know this for a fact because I work from home and no one can come into my apartment. I called and left about 4 or 5 voicemails just kindly asking if we had a date for pest control because the insect problem was getting worse. No response, no updates, no apologies. So I resubmitted another prest control request 2 weeks later, it gets closed and completed again. Then I receive an email stating my pest control has been canceled. I’m a very sensible person and communication goes a long way. So now I have generations of roaches living in my kitchen that are spreading to other areas of my apartment and it’s disgusting. Im trying my best to use insecticides myself but nothing is working. I also have ants and still these random centipedes. I don’t feel like I’m getting value for what I’m paying for, I feel scammed. I wanted to live here for years because moving is a hassle but now I’m pretty confident I’ll just bite the bullet and find somewhere else to live.

We haven't been able to get any mail here for several months because management refuses to fix the mailboxes. Do not live here!! I will be moving next year.The new management is the worst. If you live here expect your mail to be stolen regularly. Management says that they are unaware even though the mailboxes are on the wall of the office. Don't expect a warm shower ever. Don't expect water to work correctly. If the mail isn't stolen expect that the office will randomly change the lock on you so no matter what you can not get your mail. If, for some reason, you do get mail it will mostly be for a previous tenant. USPS doesn't care that the name isn't on the box. They don't even care whose name is on the box or the apt # they will mark a package as delivered without actually delivering it. The water has been messed up since the first bad February storm. You absolutely will not get any ceiling fans or overhead lighting in the living room or bedrooms. Expect an ant invasion at least once a year. Expect "amenities" to not work. The mandatory valet trash doesn't bother to pick up trash most of the time (see above ant problem). They randomly decide to "upgrade" things like the pool and gym that were perfectly functional before which means they are not available for a year while still charging residents for these amenities. They add weird fees left and right but do absolutely nothing to give the value they are taking. My downstairs neighbor left after repeated termite activity in her closet. You will be without water for at least a few days every Feb and if you are on the ground floor expect water damage/flooding that time of year. You will hear jerks speeding on the freeway and the jerks that drive the trash trucks at high speed over speed bumps at 3am. Expect the trash bins to be closed and too tall to open with one hand (gross) and put the trash bag in with the other hand. Yes valet trash is non negotiable but the ants and wild animals got to it before the paid trash service people plus the trash people broke my bin the 1st time they took out the trash plus they filled it with dirt that insects lived in so I wouldn't put that grossness in my home. I turned in my bin and want to handle my trash myself but they make it very hard. There are now trash bins messing up the property outside of apartments. Expect to never be able to lock your apartment because the buildings are old and the foundation shifts so locks don't work. Expect paint to somehow be dropped on the flooring throughout the apt. Expect the paint to be super sticky so anything you place on a painted surface for a short amount of time will be really hard to pick up. After several months the cheap paint will suction to the walls and all manner of issues are apparent. Why is a dowel coming out of the window nook wall? The paint is voluntarily falling off corners without anyone touching it. Good luck getting an Uber or anything delivered. The office will not spring for building number signs. Parking is a headache. Even if I move to an unpaid spot so a visitor can park in my paid space I have to register them on some app or they could get towed. Funny that when someone parks in my paid spot there isn't anyone to helpThe worst thing is the office staff. They just repeat company lies. They spend $ on cosmetic things that looked and worked great before and are completely nonfunctional for however long they please. There must be some law against advertising and charging for amenities that we do not have. The office staff just says that a thing wasn't taken away, it is being upgraded but we had the thing before. Stop gaslighting us!!They will ask you to pay whatever they want at lease renewal, no matter if they are asking new residents to pay lessThe apt square footage is decent and the fireplace comes in handy when the power inevitably goes out in the winter. You will smell neighbors fires and whatever they are cooking. The sound privacy between units is good. You will hear everything happening

I loved living here for three years until ResProp bought the property and has run it straight into the ground. In an attempt to maximize their profit they cut all amenities and dedicated all their focus on making a new fancy club house to trick new residents into thinking this property is well cared for. The maintenance team will regularly just close work order requests if they dont feel like doing the work and ive been without AC 4 days so far this hot summer, as well as going multiple weeks with broken windows because the management simply does not care about the state of the property. These are very old buildings and living here with a nonworking maintenance team is not sustainable. They've raised rent huge amounts while charging for a valet trash service that is non existent. The property is in a constant state of disarray and I no longer even feel safe in this community.Edit: I see mgmt has responded to my review with lip service but I’ve met with the property management many times in recent months and they only have lip service to pay. They really and truly do not care at all about the state of this property. It’s nothing but lies from them. Just a soulless corporation looking to take your money.

Skip all of the reviews about maintenance because that is the ONLY good thing.Since I have moved in 2 weeks ago I have been forced to build a list of why not to move to Balcones Club fairly quickly..first I was told I would have a patio/balcony by Jo (who is no longer here 2 weeks later..) and my unit does not.They illegally towed my guests car when I had the require parking permit for it. it was valid until 9 PM and they towed it at 3pm the same day. Office management (the team) wouldn't do anything other than to tell me I will have to take care of it myself after sitting in the office waiting for an hour (listening to other tennants complain about their time here). and of course arguing with the towing company that YOUR APARTMENT contracts for never goes your way. so I'm out $300. in addition to the $30 we pay monthly for trash valet to not pick up the trash. $50 for parking when there is free parking 3 spaces down. but good luck getting free parking if you're coming home after 3pm!garbage disposal did not work. I had to have the AC fixed TWO times already (moved in 2 weeks ago) which made water leak all over the floor for 5 days (as well as ruined boxes).but the maintenance guys were great at least.bugs are everywhere. they clearly did not properly inspect the unit before moving in a new tenant.neighbors are WAY too loud. don't know how to walk other than to stomp. or maybe it's because the walls are super thin. the complex is dirty from the renovations (which doesn't look like has happened since 2001) but don't worry because the pool will be open in 2 weeks! (plus another two weeks)they do not care about you they only care about your money. if these were valid reasons to terminate a lease I would be gone by now. worst place I've lived at.... and I've lived in south Austin.

Do not rent from this place!! I thought this nightmare was over but a year later they sent us to collections with no notice over a cleaning charge a YEAR LATER. We already paid for everything and confirmed that we paid everything when we ended our lease. This place is dirty and the property manager is a horrible person. This is the worst place to ever rent from I would rather sleep in a tent under the freeway than stay at this dump ever again. If I’m ever contacted again I will sue, I should have sued the first time they scammed us.

When we first moved in, the apartment looked like it still needed to be completely cleaned and prepped. There were more than a few issues that showed it was rushed to be prepped or it just wasn’t prepped well at all. Floor has paint on it in random places, walls outside have crayon all over them from the previous people. The management team is terrible. They will not try to work with you with anything. If you need something in your apartment done, have fun waiting a couple of weeks. We have not been able to use the gym for over 6 months now, the pool is being rebuilt and won’t be ready till august. We are paying for amenities we can’t use and the management team is doing absolute nothing about it except taking the money we are paying and saying “sorry but it’ll be done eventually…”. Whatever you do… really look into this place and don’t fall for the pictures online. The place is old and has no sign of anything being new.

Had an issue with my AC going out, submitted a work order @11:07 and within about 30 minutes Erik was already taking a look at the issue; now I have cool air and it’s been less then 2 hrs from hitting submit online. It can’t go understated, Erik is an incredible asset to the property and should be recognized and rewarded for his contributions to resident satisfaction!

The maintenance team are so wonderful, they fixed two problems we had in one day. They replaced a piece in my washer machine and it was good as new. My water pressure was low in my kitchen sink, they replaced the ENTIRE faucet and built a brand new one for us in the same day. Very respectful and timely, I appreciate the folks here helping us so fast!
