I’ve watched this trash look like this for weeks now.. this is disgusting and I promise you the air smells like the trash you see in these photos! My family member lives in these apartments and I am disappointed and at a loss for words!!! Not to mention the way they are charging fees is ridiculous!! Why would my rent be 1239 but after all these made up fees my rent is almost 1600! Who does that?!? With the way this place is handling their residents… They should just waive these leases so they can move to a safe and sanitary spot! I wish code compliance will go ahead and do a pull up!

I do not believe that the people that have rated Tides on North Collins 3 or more stars actually live here. Currently the dumpsters have not been emptied in over a month and after calling the office I was informed that fpi management has not paid the services fees. I know I pay a monthly trash fee so where exactly is that money going? Not landscaping since that hasn’t been done in over 5 months, not any repairs to the complex, not the pool or the gates. Both of which have not worked since I moved in over a year ago.

Do NOT listen to these 1 star reviews. Trash has not been picked up in a month, all the dumpsters are overflowing, the gate has never worked in the 2 years that my father has lived here. There was no hot water for a week.
They are paying for these 5 star reviews. DO NOT believe them.

NO HOT WATER in the entire complex and it took them 7 days to tell us they don’t know when it will be back. They closed the office early (but didn’t tell anyone)and won’t answer the phones, call back or respond to emails. They said they were below communication standards because they r changing management, (something they do often.) This is the 2nd time the complex has been w/o hot water for over a week, you’ll be out of it for at least two days a month and ZERO COMPENSATION. Idk who’s cousin they keep hiring to fix the boiler but they are obviously being cheap when it comes to providing for us residents. They had time to staple how to pay rent to the paper…

The office staff was very friendly and helpful. Heather knew the apartment information very well , she offered a tour even though I didn’t set up an appointment she allowed time for me to ask question. Her responses were professional, Thank you Heather.

Zero stars should legitimately be an option especially when it comes to a management team that honestly does not do their job and treats their current residents like crap. I just recently renewed my lease because despite the apathetic responses I consistently get from Tracy or Lisa I do like my apartment. What I don’t like is being ignored when I have a genuine issue such as maintenance or a question regarding my billing. I have lived here now one year and one month and this complex has been managed by at least 3 different companies since I moved in. With each new company there are different ways to communicate with the office and pay rent and submit maintenance requests, but they don’t inform us of any of those changes. I should not have to ask. There should be email updates to all residents when there are universal changes such as these. There is no email blast or text or even a note on our doors communicating where to go or what to do. When the phone lines work they rarely answer them and never respond to my emails. Currently there is no hot water and no timeline what so ever on when that will be repaired and Lisa has no idea if anyone is even working on the problem or if anyone has even come out to take a look. The last time the hot water was out it was out for over 8 days and no compensation for the inconvenience and no one was aware of what the actual issue was until the 8th day which was a gas leak. There is no gym available, no pool and the gates have all been broken since I moved in over a year ago. They consistently charge me for renter’s insurance even though I have submitted my own numerous times and it took over 4 months to get my microwave replaced. I don’t ask for much except common courtesy and a helpful response when I have a need or question. I’m not expecting for something to be miraculously fixed in an instant, but a little empathy goes a long way. An email letting residents know that the office is aware of the problem and an update or a timeline if possible goes to show the residents that A. We are working on the problem and B. We care and want to keep you informed. It should not be my job to call the management team on a daily basis and check in to see if the hot water has been restored or if anyone has even came to the complex to find out why it’s not working. That’s the literal definition of the apartment manager’s job. As a resident, I feel the management team should over communicate with their residents as opposed to under and so far I have found my experiences here with the management team to be nothing but antagonistic. They need to do better.

For 7 months my toilet was not working new mgmt staff came in and got it done in 1 day Priscilla and all the ladies in the office have been amazing to me and such a new vibe.

These are some of the worse apartments for it to be in a nice area.The people that own them.Don't give a damn about how they look.They don't keep the grass cut. The city have sent out Notices to them on keeping the Property up Plenty of times. The owners always disregard. We pay all this money to stay And they are living in their nice in neighborhoods in california and don't give a damn about the properties. I have never seen a company so damn greedy in my life.I can't wait to get the hell from over here. Also one of the maintenance men found a snake in the grass because it's so high.These owns are sad as hell.
