Staff is unhelpful at best and nonexistent at worst.
My friend lost her phone (the location showing it was at the hotel, but it took at least 10 staff before one recommended she check the lost and found in the office (which exists for buyers, not customer issues). Also there isn’t mention of a lost and found anywhere on the signs.
Once we found out it was in the office, we were forced to wait TWO HOURS after we had checked out because it wasn’t open. And then when we returned we found the person working there postponed opening it for an additional hour. So our departure was delayed by 3 hours.
The previous night my friend had also called all the numbers listed for any conceivable issues and nobody answered. Same thing when she called again in the morning (prior to finding it) What’s the point of having phone numbers people should call if no one ever answers?
Also, they’re super strict on parking. You only get one spot per room, which wasn’t communicated anywhere. My other friend had to drive separately, and because she didn’t want to get towed, we gave her the spot and parking pass meant for my car. We communicated with our host to try and get another pass made, but after paying for it, communication stopped completely and we never got it. So now I’m disputing $200 in parking tickets.

Amy Brinson is one of the nastiest people I have ever met. She has no idea how to speak with guests/tenants that need information or questions answered. I had an issue with trying to move in and instead of talking with me to help me understand and find a solution she talked over me and attempted to scold me as if I were a child. She is disrespectful and rude. She is a terrible manager and she deserves to be reported. The other two ladies that work there (Kayla and Cassie) are amazing and actually know how to provide actual customer service.

I was an AirBNB superhost. Here are some things that actually happened during my four years as a renter here.
**Vomit left in the hallways for over a week
**Trash shoots overflowing for days on end with nobody picking it up
**Cars broken into
**Pool closed for days because of glass broken/human waste
**Maintenance TOTALLY unresponsive. If something is broken, it's probably not gonna get fixed during your stay.
The manager, Amy Brinson is totally unresponsive to problems with the building, but is also predatory about enforcing penalty fees and getting money out of owners above and beyond the rent. She uninterested in solving the problems of the building, but very entrepreneurial about finding ways to fine renters.
Like I said, I was a superhost making thousands per month. I had to leave because the building was so badly managed, and my guests were miserable.
Take it from someone who had two units here for four years: don't rent from the Burnham. And definitely don't stay here if you're looking for a nice weekend in Nashville. There are cleaner, better, cheaper options.

Room was hardly clean, water pressure was a joke, bed was a rock, and the $100 parking ticket for an upside down pass was the icing on the cake! It’s in a gated private garage just for Burnham too. Definitely not worth the $1,300 for 3 nights. Nashville is expensive enough without the Airbnb trying to screw you for every dollar. Never again. Just plain trash for a “luxury” establishment. Stay in a hotel. Margaritaville across the road was 10 times better.

This place is terrible! Skip it!
Edit:Added:We had no AC during a heat wave. Maintenance ignored our emergency service request then installed a portable AC unit in the bedroom rather than the main room, bedroom was freezing and the unit leaked all over the bedroom and all of my daughters clothing and suitcase. They sent security up to try to fix the unit, poor thing she tried and was very sweet. I was also ticketed for parking in my assigned spot due to host not providing a hard copy of the parking pass. I used a hand written note with the same info and was given $100 ticket and appeal denied. Leasing office asked me to speak to them regarding my review. They were not in their office during listed office hours. The app required to access doors and parking lots is spotty, elevator took us up and down several times rather than to the requested floor. Elevator is slow to arrive. Lights are out in the stairwells. Maintenance staff were snarky and down right rude. When asked how to access the pool because the gates were locked and one elevator was out (my usual paths to the pool) I was advised, “See that gold thing over there? It’s called an elevator. Get in that and look at the sign that says pool. Follow that.” The security guards were very nice and pleasant all while doing their job.

Pros:walking distance to Broadway, The Gulch (about 3/4 miles), lots of food. Parking garage is RIGHT next door, very easy. Latch app for access makes for a safe experience.
Cons: 1 working elevator. It has a deserted vibe honestly. Stairwells are cringe-avoid these, fam.
I'd give 3.5 stars if that was an option.

If you’re looking to visit Nashville, Burnham may or may not be your place to stay. If you’re lucky enough to get an experienced host you should get a nice unit.
If you’re looking to host, this is NOT the place to start your business. The staff and maintenance have little customer experience and fail to resolve major issues within the building. We’ve had a washer that’s worked intermittently for over a year and they refused to replace it. You can never get a straight answer from anyone and they are not honest with new hosts and don’t provide realistic expectations. They have a competitor that provides customer service and better maintenance.

Great location and within walking distance to Broadway Boulevard, Bridgestone Arena, Nissan Stadium, Country Music Hall of Fame Museum, just to name a few. The condo we stayed in on the 2nd floor was extremely noisey and able to hear everything going on outside in the streets and every person talking in the hallway and walking in the room above. There's a hotdog stand posted up outside the building so have people yelling and blaring music passing by as late as 3am then starts all over again as early as 10am. If you plan on getting any rest or calling it an early night you can forget about getting any sleep. The Burnham offers many cool amenities such as on-site parking, a huge fitness center, outdoor patio & pool & a lounging area.

Stayed at an Airbnb here and was not disappointed, the lobby was modern, the rooms clean and well decorated, and access was easy to figure out.

Cute Airbnb. Nicely decorated. Noisy location, but expected for this part of town. Could be cleaned better. Enjoyed my stay

Not impressed at all with the system used to open doors and run the elevator. Very hard to get to the pool. No one could get the door open to get to the pool. Not a heated pool. Cute rooms. Refrigerator, microwave. Did not miss the signs.None of your doors would open. The app was not working period. Could not get from floor To floor. And many residents were complaining.
