I recently moved to Nashville from out of state and have nothing but good things to say about Pine Street Flats. It’s in a great location close to everything, and the amenities are top notch. Maintenance is great, and they are super fast to address any issues. The pool is amazing and well kept, the dog park has been great for my dog, and the events that they hold for residents are fun and a great way to meet your neighbors. The staff in the leasing office are fantastic, especially Amanda and Victoria. I truly could not have picked a better place to live without knowing much about Nashville when I first moved here. I would highly recommend Pine Street Flats to anyone looking to move to downtown Nashville!

Updated Review 8/19: PLEASE AVOID THIS PLACE!!! I had to kick out a homeless person sleeping in the elevator in order to get to my place. Safety is not a priority here, especially for girls please avoid!!! Extremely unsanitary, smells awful now
and unsafe, totally unacceptable for a Gulch Apt.
Below is in line with multiple people living here:
Pros:
- no pent rent fee
- location: Sun afternoon - Wed
- pool
Cons:
- management is the worst, they do not listen and they do not even try to do their job. Never respond and never fix issues.
- painting the outside of the building to help update it, because god forbid they update the interiors.
- everything is outdated
- washing machine has ruined clothing because it is so outdated (but they guarantee their new, their CHEAP)
- dishwasher: numerous complaints from people, including myself, that it does not clean. I have to run multiple times to clean dishes. Very cheap appliances, smell is fixed but still does not clean well.
- your storage unit is not included it is clearly billed out on your rent and you cannot remove it if you dont use it ($70)
- ($30) charge for a view of the brick wall of the icon
- took management 6/8months to fix things at the gym even though it was requested numerous times
- gym outdated and they let the equipment become overused and they dont replace it
- no visitor parking or they charge you $20 a day for visitor parking
- charge $10 a month for the lockers that packages come in. I have went to management numerous times because they fail to put my package in the locker and I have to check numerous places to find my package. There is a rude lady that works here who told me it is my fault the delivery drivers dont use the package system…. So why am I being charged for it if you cannot do your job and get the delivery drives to put it in the right place. Expect packages to be stolen and money to be misused here.
- they will get you to lease here on a great deal but if you renew, your rent will increase by $300 a month.
-multiple new apt buildings going up in the same area for newer amenities and appliances. I highly suggest looking elsewhere given how outdated and unsafe it is here and how much they charge.
- they airbnb out rooms resulting in random people being on your floor and breaking into cars: this is a FACT as it has happened to people I know at this apt complex. Which also results in people misusing the amenities you pay for.
- large 1 bedroom layout: closets are insanely small it is not a walk in as described.
- they charge and fine you for every little thing, yet we cant charge them for mismanaging the property, allowing homeless people into the property, providing unsafe living conditions, outdated living conditions… a joke.

Love the location of Pine street flats in the heart of the gulch. The maintenance and office staff is fantastic. Very responsive and get everything you need done!

Just renewed for my 3rd year as a resident! I’ve loved living at Pine Street Flats. The location is amazing. The housekeeping, maintenance, and leasing office staff are all wonderful! This community has been so great to be a part of and I’m looking forward to another year at PSF.

My husband and I moved into the building on July 1st of 2023. Moving in was an entire nightmare. We were given no communication leading up to moving in, we had to call multiple times to try to get a hold of someone for information about our move in. I was also about 8 weeks pregnant, so added the lack of communication on top of the stress of moving, and it was a lot.
Once we got moved in, it was pretty much fine. We never really had any big issues while living there.
Fast forward to move out this past weekend, again a total nightmare. I called the office at least 3-4 times the week leading up to my move out because nobody reached out with any move out instructions. I also received an email that I would now be charged month to month rent, even though I informed the complex 60 days earlier that we would be moving. When I finally got someone one the phone, Nehemiah, the day before my move out, he told me that I would not be charged the month to month rent on 7/1/24 because I was moving out. He said to "not worry about it."
I woke up on 7/1/24 to a $2700 charge for rent. I called the office multiple times while they were open and left multiple voicemails. When Nehemiah finally answered the phone, after I explained what happened he had an attitude with me. And told me he would have to get Amanda to handle this. I explained that I need a call back when this is completed. Nehemiah proceeds to tell me they arent going to call me back as they have nothing to talk about. And that he doesnt want me to call back either.
I am still waiting to hear about my refund.
Moving is stressful enough, so I don't suggest you move here.

Stayed here for 2 years and love the apartment. I would recommend to any of my friends. The apartment, location, and the staff are great. Particularly Victoria Kustra. She is excellent!

Pine Street Flats in The Gulch is the place to live! Great management, dog friendly, beautiful apartments and views and The Gulch itself is a phenomenal neighborhood!!! The Cobu app is great for all things Gulch and keeping Pine Street residents on top of all the amazing events they put on for their residents!!

3 year resident and recently renewed for a 4th. A truly great community with a wonderful team on site. Leasing, Maintenance and Housekeeping are first rate and genuinely nice people. Its no mystery to those who live here why Pine Street Flats has been voted "Best of Nashville" 8 times.

I just want to say that I just moved in yesterday. And I left my keys in my door all night last night..... After searching and searching this AM I opened my door and had a note that said they found my keys in the lock and put them on top of my light. I feel so safe here! What a great person. No name. Whoever you are I appreciate you and your kindness!
