Used to be a decent place until last management company. They give slum lords a whole new meaning. You will deal with everything from fraudulent late fees to bed bugs, cockroaches feral cats and a forest of poison oak . It's unbelievable. I don't see how they sleep at night. Ask for Kennedy. If you want to see how totally unprofessional a manager can be! Oh but she won't ever be in the office. Call or email corporate. Call and emails are never returned

Office never returns calls or emails never in the office, phone just rings no one ever answers ! 2 months trying to chase management down never anyone there !

Our ceilings have needed repair for 3 years. They have still not been repaired! Rent continues to go up but repairs take forever if and when they get done.

Shady Oaks park in Millington is the pits. Most of the people there are on drugs or alcohol. They don’t keep the place clean and on several occasions spent weeks without power. Tree hit my camper and they never offered any assistance or reimbursement for expenses while no power at the park. The manager told me no matter what the regional manager said he made all decisions and it I didn’t like it to leave. I rented a spot with two vehicles and was pushed to the point I barely could get one in. No room to have my awning out and neighbors trash was constantly blown into my space.

Understanding when rent is late, no pressure chargeb10% late fee but don't pressure you. Ppl tend to do better when MA n agement is understanding. Neighbors not all but some aren't neighborly and that's never cool.

If I could give this company less than one star I would. After a storm that took place over 3 weeks ago and the electricity company having restored access to power, there are still residents of this community, including children and elderly that have no electricity! The property management won't replace the temp poles or reconnect the operable ones in order to help these people! All of this in the middle of excessive heat warnings with temperatures reaching well over 100°! But all the while replacing a few pieces of the pretty red metal roof of the leasing office was of the utmost importance! The management should be ashamed of themselves, if not charged with some kind of inhumane negligence crime!!!!!
