OK, so I have read all of the reviews. And it was probably true. However, prior to the remodeling all of this a few years ago, my sister lived here. They were well kept and clean to be an old building even then. Minus roaches, which she saw, but we never did even spending the night. But she is also clean like myself, lol. Anyway, it was musty when you entered but I knew it was because of the pool. From experience, my family rented a building that was a flat roof. They found no one to adequately fix the roof, and the roofer said it was because of how the roof was made. This was several years ago. So, I'm not sure if they remodeled the roof, but I do know from her that they were fixing things up there. Now, today, I do not see nor know how with new technology this would still be a problem, but I'm not a roofer. But new pool, new remodeling, amongst other things I know they fixed to not destroy what they've done.
The new leasing agent Tonya as well as their maintenance Carl is professional and polite and was actually a previous agent of mine when I lived in another set of apartments when my children were little. She was the same years ago. For tenants and since new management and renovation, everything that has been complained about was taken care of almost immediately that could. Or addressed. I can not speak for tenants who are longer-term and the issues they've probably dealt with. But they spray, she sprays, and as long as that happens, no roaches seen. Roaches can not go away in such a big place unless what caused them to come is fixed and if people are clean generally. But regardless of where you live, and I speak from experience if people are nasty or there are leaks, which is really what attracts bugs, you will have a problem. I believe the prices are fair with the remodel which they did inside out. With carbon, fire detectors, and even new fire alarms. During remodel, these are the only apartments that I know of that fairly gave half off to new tenants during their remodel until 2025. Half... I know none that would do this, and the apartments are not filled. If they make a keyfob control for the gym, which is very nice and sauna amongst one other issue, my opinion will be one of the nicest reasonable renovated places I've seen near the area. They have cameras, too. Assume they had before but better, I know. No where is 100%, I can say, and I have had an infestation of ants in the most expensive places that I personally have lived. I learned then to spray and to allow them to spray. If you are a clean person and hopefully your neighbors above, below, or beside you. You will be good. If not, spray and spray. I do not want to find out, so no matter where I am/live, Home Defense is my friend. And regardless of where I live, I put my trash out daily, unless I have not trashed any food. That is just a phobia of mine.
I'm not saying there may not be somewhere nicer or safer or even cheaper, but I don't know if that exists anywhere 100%. Even gated, you have people that live among you. I have so far been treated with respect by black, white, and mexican. Or everyone at least speaks and cordial. I naturally distrust any humans 100%, lol. I'm not trying to make friends anyway. You have genius and rich crazy folks, same as less fortunate genius and crazy folk. We live in Mph and the south, so you go figure. So that is something you pray and be watchful about something I definitely do. Besides safety and cleanliness as much as possible; for me, if I do not have a decent and professional relationship with management/leasing agents, I can not stay anywhere because that to me is priceless. Once the few important things are taken care of, they will get 5 stars from me. It's been approximately 6 months, so it is not bad so far. I'm optimistic, positive, and probably one of seemingly few realists left on the planet. So, if you're negative, don't worry about it. You will seek and will find wherever you go.

Warm & Welcoming Greeting from the new Welcoming soon as I called the property by the new Manager. Explain every detail about the apartment building. Was extremely patient and kind in answering all my concerns.
I explained how I liked the area & wanted something different from what I was use to. I have never lived in a high rise with everything conviently in the same building.
I am looking forward to going to tour everything in person. Soon as the weather clears up.
Thank you so very much Management Ma'am for making my first experience with this company wonderful. I look forward to becoming a Tenant.

When I moved in around August of 2020, I expected the roaches and the apartment to be old since my aunt lived there. Since they’ve changed management to Nathan then Crystal to gentrifying the place and charging $1400. Okay, I saw this coming for the area but why is it so hard for the past tenants to get their deposits. No one answers the phone, I can’t figure out exactly which company owns Bonsia gardens to call. It’s ridiculous.

The staff was friendly but powerless. INFESTED WITH ROACHES! INFESTED INFESTED! The owner of the place doesn’t care AT ALL! The hot water was out for weeks at a time, several times! No ventilation in bathrooms AT ALL! The fans do not work and have been clogged up with disgusting debris from the top floor to the first floor. Probably has asbestos in it. No windows in the bathroom to prevent mold build up on ceilings! So you have to call someone down to your apartment repeatedly to eliminate mold. There was a carbon monoxide leak that killed several animals! There was no heat for part of the winter and no AC for part of the summer! The rent rate was constantly adjusted and increased while no improvements were made. They then, without a permit from the city, proceeded to have a crew come in and start “renovations” on my floor while I was still living there for several months. They stripped the floors and left them disgusting and sticky to the point that they ruined some of my shoes. The renovations didn’t address the ventilation at all and they just essentially put band aids over all the issues and raised the rent. If that’s not enough there was a man that got fully naked and started diddying himself in the stairwell so everyone arriving and leaving could see. This place is far past profitable for anyone that gets their hands on it, so their only option is to lie, do the bare minimum and gouge you for insane rent prices! DO NOT LIVE HERE! It’s not safe, it’s disgusting and it’s violent!

there used to be a lot more reviews here than there are now. this place is infested. this place had to hot water for weeks during the coldest part of memphis winter. the co2 leaks sent people to the hospital and killed peoples pets. this place takes zero responsibility for anything they have done

Paid $60 on an application and was told someone would work on it. Never heard anything back and its been almost a month. Cant reach anyone in the office or by email. The most unprofessional experience I've encountered. Waste of money and time.

Only saying this for people considering moving here: don’t do it. First of all, they had that Co2 leak recently that hospitalized 5 people and several pets died. I lived there several years ago after I was desperate to find a place. Someone on here said it’s a hotel for roaches and no truer statement has ever been said! Because of that and SO many other things, it was a terrible place to live, unless you like living in filth. Please do yourself a favor and keep looking!

These apartments are the worst apartments I've ever lived in !!! They always have issues with the water and the co2 gas leaks doesn't help being woken up to the alarms going off and the fire department when u wake up is also irritating no to mention they hate cleaning the apartments! Multiple times i came and it smells like pee or it's actually on the floor! The manager is awful to very rude and went out her way to make sure that I had a difficulty even after leaving the apartments, most of the time she was gossiping on her phone instead of actully doing what is needed . I wouldn't recommend ANYONE staying here just a very unprofessional place all together. But the Park at new castle is a get place I think even your kids would love ❤️

Roaches every where hallways are musty if I could give this place no stars I would I had a leak poring down from the ceiling to my apartment nobody came to fix it for 3 days constant water drop I’m talking about a lot of it damaged my whole bedroom set then maintenance man finally came and all he said it was it was nothing he can do then they wouldn’t let me out my lease whole apartments & company is horrible

Hot water is constantly turned off due to boiler issues (three times in the past month) and they refuse to adjust rent for the inconvenience. If you put in a maintenance request, they sometimes close it out without fixing so you have to put another one in. The elevators get stuck on one floor. The mailbox for packages is broken and they won’t fix it so if something gets delivered on the weekend it gets stolen and management wont review cameras. The ceiling in the lobby leaks like a waterfall when it sprinkles outside so there’s a veritable lake on the lobby floor. And the washers/dryers in the laundry room are outdated/breakdown constantly.

Friendly management, very pet friendly. Right on the edge of Midtown with multiple gas stations, grocery stores, auto stores, and other stores near by for your convenience!!!

This place is basically a hotel for roaches. They sent me an eviction notice a week before my lease was up without warning before that just to get extra money out of me since I’m not renewing. There had squatters living in vacant apartments and didn’t even know. No water or heat for months. Property managers are never in the office and don’t what’s going in the building. Then after all the trap mentioned before they have the nerve to raise rent. This place is garbage and unethical. This place needs to be destroyed
