If I could rate this property and management team a zero I would. I renewed my lease on October 1, 2023 and was asked in February of 2024 to resign a lease that was dated for October 1, 2023 because they had no record of it. I didn’t exchange words with them. I simply signed it. Now that I’m getting ready to move, I asked could I move on September 15th (which is the original date I moved in on Sept 15, 2022) and the lady named katie went back and forth with me about it having to be within the 60 day time period of the notice to vacate but they couldn’t make an exception for having me signing a lease that was pre-dated for October 1, 2023 although they had me resign in Feb 2024 because of their negligence. My experience has been horrible. Not to mention, the maintenance man backed up into my vehicle and this still hasn’t been taken care of and I have footage of the incident. What if my vehicle had’ve been a child and what are the protocols in place for a person at work that has a fender bender? Was he under the influence? No one knows because I’m not sure that even an incident report was completed. As I stated in the last post, they don’t fix anything in a timely manner. Remember that leaking sink from a few months ago, “yea its still leaking”. I would not recommend this property to anyone. They advertise a gated property but the property is open everyday for anyone to come in. My car has been broken into twice over here at this property. Not to mention, people from all over the city of Memphis come in and jump in the swimming pool whenever they want. Don’t waste your money. Keep looking. As a faithful tenant who’s never been late on rent or any of that they don’t care. I do NOT recommend! AT ALL.

RUN....DON'T STOP...THIS IS NOT A PLACE TO CALL HOME!!! If there was an option for NEGATIVE 5 stars, even that isn't enough. This property is pure trash and the workers in the office, except Summer, are even worse. I lived here for 2.5 years and the last year was the worse!!!! Maintenance does the best they can, but there's not much they can do with a property this old. They paint over everything and try to male it look pretty instead of actually fixing the problem. The manager is the worse!!!! She will try to talk over you like you don't know what your issue is with your apartment. They hire nothing but Mexicans/Hispanics, that can't understand or speak English,to do repairs on units. They ruin tenants property and won't take accountability for it. I moved out when my lease was up...provided 21 day notice because they don’t have office hours or a drop box the aligns to my work schedule, and they put a $1800 charge on my credit. The lady tried to make me stay until November 30 when my lease ended October 31 and I moved October 24. I'm currently reaching out to the BBB as well as an attorney with ALL my evidence against this property. This is currently stopping my home buying process. Never paid my rent late...even when they had me and my kids living in mold and a hole in the kitchen ceiling and wall for Christmas.
Trash is always everywhere, the pool is always closed to residents, the security gate only worked 4 months the entire time I lived there and the property sign is literally laying in the grass, replaced by a cheap yard sign.

If I could give this place a zero I would if u read nun else. Read this do not live here Especially if you have kids units are old. Everything is. Early 2000 and older stove tub everything leaks. Roofs caved in from bathroom took almost 2years and going to court to get them to fix. Ac always goes out takes weeks. To fix. Rather then buy new stuff they go through a pile of. Broken. And reused stuff heaped up in maintenance. Building. Maintenance is a joke they will not come fix anything and it's always your fault according to them mold in walls. Roaches. From. People that left. Trash in units they wait until they ready to rent. That unit. To clean it. One. Dumpster. For whole complex. Often. Overflows and. Trash everywhere. Security gate has been rammed so many times. They only fix it. At lease renewal times. Security where lol they. Park the car and come back next day for it. This place is a joke I know multiple people that have gone through what we are going through if you refuse to pay. To get them to fix stuff they. Will. Evict you put it on your credit before even going to court to make you. Have. A extremely hard time. To move from this hell hole. Then fix your stuff. To avoid a lawsuit Rent goes up randomly there's just so much bad here. We are only staying to save for house. So please. Do not come here

I have lived in the same apartment for almost 3 years now up front and everything runs okay over here for the most part and apartments are not to bad but trash is a problem always though it's always over packed because it's the only dumpster in the whole complex which is ridiculous and maintenance staff seems to always be short I have had several maintenance request work orders put in supposedly and nothing ever gets fixed unless the head maintenance man Mike fixes issues I don't understand why they can never fix anything or say I don't know what to do about that also my cheap plastic blinds they have replaced twice since IV been here broke again because they are so flexible to pull down and up that I said they needed fixing again and was told I have to buy blinds myself or they will charge me extra on top of my rent to fix them again the turn around time to get things fixed as well is ridiculous and takes days or weeks sometimes a whole month before they get over here to fix something and not even fix it correctly I am pretty sure I'll be moving next year and leaving this place just because of how nothing ever gets fixed here .

This apartment complex is a over priced, projects that extremely rundown with very poor managed. We have lived there for about 12 years unfortunately. We moved in and was told to transfer the lights in our name ,which we did, but they had a stolen meter on our apartment. Memphis Light Gas & Water charged us because we had moved in already. The light company had someone to come by, and remove the stolen meter, and no one in the office knew how it got there. We had to pay MLG&W before the service was transferred which was over $1000 and none of our money was refunded by the MLG&W or Highland Chateau Management team after the investigation was done. Our light bills after that was flagged for theft even after they found out it was not us that stole the meter. In the past any apartment I have ever moved into you have to transfer your lights to your name, so that means the lights are on when you move in. The carpet was never replaced before we moved in so it is peeling and missing spots. The kitchen cabinets were falling apart when we moved in, and was never fixed. The dish washer has never worked. The ceiling upstairs had a leak in the closet and destroyed my shoes and clothing no one replaced them. Next our stove does not work on two sides, it was reported and still not fixed. We had a hole over our washer and the back door that water still runs all the time no one know how to fix that. To make things even worse we had our car broken into three times parked right in front of our apartment this year with security on the property everytime. They will turn the water off when ever they feel like it due to all the leaks, I guess that's how they fix leaks. Our freezer stopped working ,and was lied to about when we could get it fixed ,now all of my food has spoiled. No one will help you after calling the emergency line you just get the run around. This place is a joke, they want you to pay your rent on time ,but will not fix anything you ask them to fix. Our money is wasted just like this place is a (Waste, Dump, The Projects).

Horrible.Street way is beautiful, but when you enter the gates of hell…. garbage, pest infestation, mold, leaks, violence, theft, gangs and sickness. There is no security, your things belong to anyone who may want to take them. If anything needs repaired the office tells you It is your responsibility, even things that are supposed to be done annually with rent renewals. You will battle roaches, lizards, feral cats, raccons and rats, leaks, odors, flies, and thoughts on why the hell you moved here THROUGHOUT THE ENTIRE LEASING PERIOD. Pest control? Sure. But, He never shows. Management is the most hateful person I have ever met. Y'all just run please. Please run. Please. Dony stop here & and the rent $1000 or better??♀️@ highland chateau it's an alias name for safety.

It's not bad for the price, and it's good for if you don't have a high credit score, but there are a few negatives. It takes forever for something to actually be repaired, there's also spiders, and wasps in the house.

These people clearly do not prioritize their residents. My heat has not been working. I’ve called multiple times just for some “maintenance” man to come “fix” it and it stopped working again within 12 hours. Now it’s blowing cold air. I had to wait over 24 hours for it to be fixed from beginning (in 30 degree weather, mind you) this is extremely disappointing. I haven’t even been here for a month. They also didn’t bother to fix my guest bathroom toilet. I see why this place only has 2.7 stars. I should’ve never moved here. Delgu was so hands on with my moving process but now that they have my money, she’s nowhere to be found. And what’s the point of having someone at the front desk if she can never answer any questions? Useless staff.

I'm extremely satisfied with this community, a week ago I left for work on a rainy day and came home to a pool! My entire downstairs was flooded... I didn't know where the flood was coming from until I looked in the pantry and realized the hot water tank had busted. Panicking , I called the office and Melody got right on it !!! When I went outside I saw Chad, one of the maintenance men taking care of the trash at the dumpster. I made him aware of what was going on and with no hesitation he asked if I wanted him to wait till I got back or if I wanted him to take care of it right away ! In this same day there was a dehumidifier set in the house to drain the water out and Chad and Mike installed a brand new hot water heater in the pantry!!! Everything was taking care of the same day with no hesitation. The staff in this community does all they can to make sure everything is taking care of and I forever appreciate them for that. Thank you Highland Chateau and staff .

Worst place I've ever choose to stay......Floors squeaking cheap dry paint walls dirty the first week. Walls old lumped up paint peeling dry rusted door hinges painted on top of them when the doors should've been replace with patched holes..... ceiling has a hole water leaking. AC brand new LEAKING all the fluids but not cool. Tub refinished 4 5 6 times probably gonna peel again. I thought more of these apartments..... Idk who the owner is but I'm need him her they to get it together.....This a whole mess. Oh n it's NEVER a place to park.... They need a guest parking n assigned parks parking stickers or some don't make NO SENSE.
