Decent building and great units inside, but the property upkeep is poor at best, security concerns, AirBnB rentals every weekend, no courtesy officer to patrol the pool/patio area, no response to noise complaints. After Front & Main took over the communication went from bad to worse. I am still owed money for a parking pass I had returned to the office months before I moved out. It's just unfortunate a great property went so far downhill.

Every year we have to endure the neighborhood THUGS taking over our pool. All the gates are broken so it's easy access to come on property. Safety is not a concern at 266 Lofts, someone is going to get hurt if gates aren't fixed. No security on site so it's a free for all along with the ABNB!!

I lived at Cabinet Shop Lofts for 3 years on the top floor. Maintenance is decent; the only big issue I faced was when I had a leak in my ceiling and it never got fixed. Don't think about getting your packages mailed here. It will likely get stolen, like many of my packages unfortunately. I didn't use the garage they charged an arm and a leg for monthly so I would park on the street. I had some neighbors with stolen cars, broken windows, and hit&runs. I got fortunate and only had my passenger mirror sideswiped once. The front door to the building is not locked so there are random people coming through constantly. Homeless people understandably sometimes come in during cold season and sleep in the small lobby area. Not a bit issue, but as a single girl living alone, that can be a little frightening. There are no cameras on the premises either. However, something to keep in mind is the extremely thin walls. I could hear nearly every conversation from my next-door neighbor and even from people outside the building on the street. If you're a light sleeper and don't like ear plugs, this isn't the apt for you. This also isn't the apt if you plan on receiving your deposit back. I moved out 5 months ago and still haven't received it. I've called dozens of times about this and there's always an excuse why I haven't received it.

Like the last review, my lease is up and I cannot get in contact with anyone to submit my notice to vacate. Parking pass never works despite paying $100/month and I’ve had my vehicles stolen, broken into, and hit from having to park it on the street. No management ever in the office. They don’t respond to emails. Horrible management and constant problems with this complex.

My lease is up and I literally can’t get in contact with nobody! I got fees on my rent that I don’t even owe. The doors are always broken. Cars stay getting broken into on/off the property. They have plenty of AirBNB’s here which brings a lot of parties and noise.The trash is horrible. Nobody picks up dog poop. No one is never in the office. They don't answer phones. This place is just wack as ever. I wouldn’t recommend this place at all. DON’T MOVE HERE!!!!

It is impossible to get a staff member. 266 Lofts are going down fast. You can't talk to any, they can't keep the complex clean. They have moved on to bigger and better. Good luck trying to get anything solved

Pros: DowntownCons: Loud music and parties are extremely severe especially by the pool. Random kids jump the gate/have code to get into the swimming area,not secure at all.The buildings are covered with spiderwebs when entering the building.The stairs and stair rails need painting.The walls inside the hallways are grossly stained need painting.

Love it. The walls are paper thin tho. I know someone who lives there. Their apt has a pool view, which is cool. They love it. In the summer, right out the back door into the pool. Bar Ware right next door if u want to go out and have a drink but don't want to go far. Really right around everything, including Beale Street. Htatt Centric is across the street. We walk everywhere when I go down there. There is a parking garage across the street and street parking. Good luck with that (street).

I was renting here at the beginning in the first building,first floor, and watched the second building being erected as well as the pool area in September 2017. In that time of my 1 year stay, I have no complaints even with the construction,there were very few days of noise.Yes, it's true about the walls having less sound resistance but really not bad. I have to return to Memphis quickly and considering a return here as my residence even with complaints I've read from the reviews. The location is fantastic for walking to the bridges and downtown. I never a problem with staff. I was very pleased with no problems with appliances, privacy,neighbors, and the staff was really good.

The good: dog friendly and if you’re lucky you’ll have decent neighbors. The complex itself is in decent shape. Pretty secure except for the pool area. Good response time from maintenance.The bad: Thin walls and frequent broken property fixtures but still liveable conditions. good luck with the street parking with occasional break ins.The ugly: There is little to no involvement from anyone in the office if you need assistance. You’ll get notices for rent but that’s about it. Not a single email was returned and good luck finding anyone in the office during business hours. When it was time to move out there was NO GUIDANCE on move out procedures or protocol. Odd but ok at least we did our part. TN laws states that a walkthrough must be conducted with the tenets present. That did not happen. Nor was there a follow up, EVER. Then had the audacity to send a debt to collections without contacting us about a balance in the first place. yet our phone numbers and email are still the same with no attempt to reach out.So if you are ok with lazy management, poor customer service and sneaky attempts at collecting debt, that most likely has no grounds, ruins your credit, then you are good to go!

My previous experience with 266 had been very shaky. But, there is a new sheriff in town. Dominique has been nothing but nice, helpful and is the only reason that I renewed my lease. With people like her working here I believe that things will turn around quickly! Thanks Dominique! Keep up the great work!
