Top notch place. Being very familiar with the property management industry, all things considered, it is a great place to live. Staff is very easy to work with. Especially maintenance. He seems especially capable even though he's only been working there since the beginning of summer.

This is by far the WORST place we have ever lived. Please don’t ever ever live here! The area is NOT safe and the apartment complex is HORRIBLE. Upon moving in there was mold in the bathroom and under the sink cabinets, none of our closet doors were functional and just had to be propped up on the wall, upon moving in we pulled GOBS of hair out of the DISHWASHER because it was making the dishwasher not functional, our stove broke and WE had to fix it(maintenance ordered the part and left it there but we put it together), our front door could hardly function and our bottom lock didn’t even work, there were gunshots outside, my husbands car got trashed because someone tried to steal it and the police wanted video footage but the Palmer has NO video anywhere when I asked them, there was also 5-6 occasions in less than a year of us being there where the had to turn the water completely off all day to “fix leaks”, there was a fire at one point where we can to run outside, the pool is nottt great and when it is functional the tennants trashed it on two occasions where it had to be shut down and one time it was due to broken glass being thrown into it, by the way any time I requested These issues to be fixed they would mark the job as completed but they neverrrr fixed it. I’m sure I’m missing more but I’m so disappointed and we were miserable living there. Please do notttt live here because you would seriously regret it.

This property is poorly managed and cared for. I dealt with multiple plumbing issues and routinely experienced flooding. There was rarely a week that I was not submitting some type of work order. Maintenance would routinely cut large holes in the walls and ceilings to fix the plumbing and never return to patch and paint them. I once had a kitchen cabinet fall off the wall and they didn’t fix it for well over a month. The property and parent company are inept, incompetent, and greedy. I would recommend avoiding this property at all cost.

I moved to The Palmer in April of 2023 from Atlanta, GA.
The location is super convenient and close to everything you'll need! Veronica was so helpful and sweet during my stressful move from out of state.
The price was super affordable, especially coming from Atlanta where everywhere is oversaturated and overpriced.
I live in a spacious, renovated, 1 bedroom with my cat Nico!
I am very excited to spend the next couple of years here while I finish my master's at UT Knoxville!

I’ve lived at the Palmer for a few years and last spring the main office changed Management. Since then the property has ran so smoothly and when we need anything done it happens very promptly!

I wouldn’t really recommend living here in the state that the buildings are in right now. The issues at this apartment complex aren’t so much the Property Manager or Maintenance its the higher management (corporate people above the people who work at the property). The buildings are falling apart, stairwells have holes in them and floor boards are coming loose. So many apts have holes in their ceilings from leaks. My specific apt had a bad leak in February 2021. I moved out in august and the holes were still in my ceiling. There is also a BIG roach problem, you can’t go outside at night without seeing multiple running around all over the sidewalks. I also seen a mouse and also seen holes and mice droppings in my cabinets. The pool needs to be closed and a pool cleaner should be hired since the maintenance man has too much stuff to work on, currently its dark green every few days. The office members & maintenance are very nice, respectful and welcoming

It was a mistake choosing this apartment complex. It’s a cheap build for how much they charge for the units. The poor maintenance crew is understaffed for how many issues there are, it’s a nightmare. There are leaks everywhere, mold, and gaps between the front and back doors which allow for bugs to get in. We have had to have pest control come in several times because of all the roaches we’ve seen. They keep coming back. We’ve also requested several times for all the issues above to be addressed, only to be ghosted or have the maintenance request marked as completed.The ground around the dumpster is strewn with garbage bags and random items, and often filled to the brim with large junk like mattresses, broken furniture and children’s toys, etc. It’s not from people moving out either because the piles are constant. These piles will be left for weeks before it’s addressed. There were also several broken down cars that sat in the parking lot taking up space for about 9+ months.Pay close attention to your lease and triple check to make sure all your numbers are correct. They tried to charge us for so many things, like extra pet rent, and there was no notification that rent would be increased. They will try to take as much money from you as they can. When we first moved in, our unit was absolutely filthy, and there was no evidence of any cleaning crew coming in prior. It was laughable being sent a sheet with all the fees they would charge to make the unit “clean” upon move out.

To start off, this place was great when Anna was here and in charge. It’s close to downtown and in a VERY convenient area! But there have been so many issues that have happened since then. There are also too many cons to list. To put it simply, these were built for the worlds fair in the 1980s. They were built too quickly and poorly. Now it’s nothing but a leak fest. This wouldn’t be a huge issue if maintenance would fix the problems in a timely manner. They also use contractors to repair the holes, which means it won’t be fixed immediately. We had more than 5 holes in our ceiling for longer than 3 months. I was embarrassed to invite anyone over. The apartments above the hill are section-8 living and people speed up and down the road. New management seemed nice but they have a lot on their hands to fix. Especially with the low budgeting they are given. The rent pricing is outrageous for what little they are able to do. Bottom line, we are glad we moved out.

Please don’t live here. I moved down to Knox last August and wish I would have visited the complex before moving in. The pictures make it look nice, but don’t reveal all the issues that go along with living here. Nothing but water leaks, and Maintenance will take weeks to months to come by, and when they do, they do a horrible job and you’re left cleaning up the mess they made. Fire place never worked, mold forming, holes left unfixed, cracks in foundation, bugs easily come in. There are apt’s around Knox for $100-$200 more a month and way better living conditions.

The absolute worst apartment complex I've ever stayed in. Your ceilings will leak all the time and the apartment mangers harass residents with notices that do not apply to them . Renters beware! Also, there is a bug problem at this place. Numerous times I had roaches crawl on my foot from under my sink or in my kitchen.
