Any where you park, or walk, going upstairs, or down stairs this entire place smells like Marijuana. People in their cars smoking drugs every time I come here. Syringe in grass. Multiple overdoses. Hold your purse tightly and have someone with you at all times for protection. Washers always broken, gym equipment is never in working order. Won't replace broken blinds. Office staff are terrible to deal with.This is the projects with a dog wash and busted facilities, same class of tenants

Just got new flooring thanks to the attentive care of Diona and the rest of the great staff at Knox Canyon & Landing. 2 years going and can’t complain about anything. Friendly neighbors and well maintained property. Thank you all!

Do not fill out online application. Cause you are not approved they will not issue your deposit back via the way it was paid if you are not approved. From other reviews I don't believe I will receive my deposit back. I REPEAT CHECK REVIEWS B4 FILLING OUT ONLINE APPLICATIONS AND PAYING DEPOSIt amounts as of March 27, 2023 I have yet received my refund back. Have been reaching out via email and no one has responded. Made a call to the office and was hung up on. If you have had the same issues I would lawyer up! That's definitely what I did!!

This community is a wonderful place to call home, I don't understand the negative reviews, please don't go by them if you are considering becoming a resident.In my opinion, in Knoxville, this is a great place to live. It's in the city, but walking around the grounds, it doesn't feel like it. Everyone is so friendly and the views from the balcony are very nice. At night you can fall asleep to the sound of frogs in the distance and in the morning you wake up to the sound of birds.If you are a dog lover this place is for you, I don't think I have seen a larger dog park in a community before. When it comes time to clean your fur baby, they even have an indoor dog spa. It even makes me consider rescuing one from the nearest shelter.There's a great pool, tennis court, laundry facility, bbq grills and fitness center. All are very nice and clean just like the rest of the grounds.The community manager Diona Ray is a pleasure to deal with and any issues I have had, got handled within a day of me submitting them.The Maintenance techs, Alan and Chuck are great guys, the issues I have experienced have been fixed quickly and even when they couldn't fix it on the spot, they knocked on my door and updated me daily on when the issue would be fixed.All in all, this is a hidden gem in Knoxville and I'm very happy to call myself a resident.

It’s so sad if you’re not approved they keep the application fee and a $100 fee. I understand a non refundable for the application fee. The $100 fee should be refunded back.

Poor communication between management and residents. I moved out here at the end of my lease in 2021. They never contacted me regarding anything and I gave them a forwarding address. They sent me to collections without any notice what so ever. I thought I was texting with a staff member there about getting a roommate, but it was just an automated system. They don’t service anything much except for the lawn and pool area. It’s way overpriced for what it should be. I was patting around $750/mo to live there now units are going around $1000 die to inflation and new management.

We are resigning our lease, we have absolutely loved living here. The maintenance team is always quick an efficient resolving any issues. Diona Ray in management is the absolute best! She is always very helpful an is continually working on improving the property. We are very fortunate to have her!

I would not recommend living here ever. There was apparently something they charged me before that wasn't in the online payment portal and that they did not notify me via phone, email, or mail that they were charging me for this unknown fee. They just decided I owed them money and did not tell me. They have since turned this over to a debt collection agency where the amount I allegedly owe has greatly increased and I cannot even find a way to pay it. This has hurt my credit score and I am constantly getting spam emails, phone calls, and mail to try and collect in a way that does not seem to be legit and is definitely not from the actual debt collection agency that Canyon hired. The only way I figured this out was by seeing the derogatory mark on my credit report. Living here will permanently harm your financial future. It was also not a pleasant place to live due to rent constantly being drastically increased, unhelpful staff, staff constantly coming in the apartment, and noise.

Nice neighbors the maintenance staff is fantastic. The office we don't know much about them. There has been a lot of girls in and out of there. Over ok to live here.
