Has to be the worst place on campus to live. Charge ridiculous fee’s for their mistakes. I moved in with a broken refrigerator that took a week to fix so all my food went bad. Office staff are not nice to you and never respond with any inquiries you might have. Under any circumstances do not sign a lease here

Overpaying for a glorified motel. Maintenance takes weeks to do anything and even when they do they leave the place dirtier then when they arrived. Roaches on roaches as well had to spray it myself because maintenance was too busy doing nothing.

Society 865 has been my home away from home since I transferred. I highly recommend this off campus housing to any student at UTK. They are really engaging and do a lot for us residents to make us happy.

Would not recommend to anyone. Other than slow responses to maintenance requests and general questions, my 3 year stay at society was bearable. As long as you didn’t have to interact with the office in any way (which was always a headache), the stay was reasonable. It wasn’t until I moved out that I realized my mistake in living there. I trusted the office to perform a reasonable examination of our apartment upon move-out to assess damages. I was outrageously overcharged $1500+ and received no response to my damage disputes for over 3 weeks. When I finally got ahold of a manager, my disputes were denied and I was notified that collections would be taking over the balance (two days after i received an initial response!). I have no choice now but to pay the balance or have my credit score obliterated. There are a plethora of housing choices around campus. Be sure to choose somewhere that won’t show their appreciation for your 3 year stay by screwing your eyeballs out.

My tenure at Society 865 in Knoxville, TN, has been nothing short of a nightmare. This apartment complex, which I had hoped would be a comfortable and safe haven, has turned out to be a cesspool of problems and a grave disappointment. From the moment I moved in, I was greeted with a laundry list of issues. The apartment unit was handed to me in a deplorable state. It was filthy and infested with mold, posing serious health hazards. It's astonishing that the management could allow a tenant to move into such unsanitary conditions. But it doesn't end there. Society 865's mismanagement extends to its complete disregard for residents' safety. My car was towed from my paid parking spot not once, but twice. This was no mere coincidence. Someone with questionable motives had the audacity to falsely claim my parking space as their own, without any intervention or action from the management to rectify this blatant abuse of resident rights. The fact that anyone can have any car removed from the lot without repercussions is not only absurd but also deeply unsettling. Attempting to address these concerns with the management has been a fruitless endeavor. Noah Roof, the manager, has displayed a stunning lack of professionalism. Not only has he been unresponsive to my inquiries, but he has also refused to return calls from my mother for the past three weeks. This level of neglect and apathy towards residents' grievances is unacceptable. In all my years of living in various parts of Knoxville, I can confidently say that Society 865 has proven to be the worst apartment complex I have ever had the misfortune of residing in. I would strongly advise anyone considering living here to steer clear. The issues of mold, unclean units, a complete lack of resident safety, and an unprofessional management team make Society 865 a place to avoid at all costs. My hope is that this review serves as a cautionary tale for others, preventing them from enduring the same dreadful experience I have had to endure.

I feel completely insulted and scammed to have signed a lease here this year. In the tour, the apartments and amenities seemed decent enough for a college apartment. When I moved in, I was completely revolted by the mess I moved into. My bathroom had nasty brown stains all across the bottom of the bathtub that took gallons of lysol and scrubbing to remove, random damage throughout the apartment, such as broken electrical outlets that seem like fire hazards, and holes in the bottom of doors. Also, I moved into a pile of literal MAGGOT INFESTED TRASH on our balcony that the previous tenant left. My roommate called about the trash, but the office staff refused to do anything about it because “they couldn’t prove it was the previous tenant.” I spent hours and hours dry heaving and at the verge of tears cleaning up actual POUNDS of live maggots, kitty litter and poop everywhere, rotten food in bags, used and rotten q-tips, garbage, etc. The garbage was so putrid I had to triple bag each bag of garbage to minimize the smells, maggots, and flies from escaping. Not to mention now, shootings have occurred in this community. Not around, but INSIDE the community. Finally, the office staff is unbelievably fake and incompetent at their jobs. Every time I call to ask any simple question, they send you straight to a call center that has no answers to any questions you may have. I almost find this funny as their response to every negative review is “We’re so sorry! Call us at ###-###-#### so we can help you,” where they’ll inevitably send you straight to this call center, thus avoiding fixing your issue. All in all, I am not going to renew next year (obviously), and I recommend you AVOID THIS PLACE LIKE THE PLAGUE.

Hello, I have been living here for about 3 weeks now and here is how it has gone: 3 clogged drains, stains on my walls, pubic hairs in my bathroom on move-in day, dirty q-tips shoved into my shower rod on move-in day, sticky stains on furniture since move-in day, leak under kitchen sink since move-in day, and no cover over our A/C unit since move-in day. To top it off, only 2 of these issues have been resolved since I have moved in. It seems like little to no inspection was done in my apartment prior to me moving in? I would usually just go along with it and patiently wait until they could come in and fix ALL of these issues, however I just paid the rent and… damn. For me to pay $1,500 to be living in a place with all of these problems is absurd and truthfully not fair. If there is any way to bump this pricing down even a smidge that would be spectacular.

This apartment complex fails to comply with due diligence. It is not the landmark corp due to my personal experience with them for over 4 years they’ve never failed me, but definitely a problem with management (Noah). For $1200 a month it comes with horrible management (honestly I feel bad for those employed under him). VERY shady and made my mother (who manages properties longer than he’s been alive) on a call back list because he was on “lunch” for literally 3 weeks. My sister physically had to go into the office with my mother on the phone in order to even get a hold of this man. Noah you should be embarrassed that UPark has better ratings.Personally I would recommend the tenn, the commons, the knox, and University walk.

Decent location and student staff are the only reason this place deserves any credit. Do know this is the kind of place to charge 300$+ a person for a ranky one seat couch thats spring broke 2 weeks in. We all looking at UT living understand the demand= price , but at the price per rooms they offer, practically any place closer to campus might be a bit more expensive but without doubt is worth it.

I cannot state enough how much you should avoid living here, if it were possible I would be giving this place 0 stars.Throughout our (me and my husband) time there, we experienced consistently poor customer service from the front desk who never wanted to do even the bare minimum to help us, our apartment consistently had both safety and aesthetic issues, and we were charged an exorbitant rate upon move out for minor issues that the complex should've easily fixed at little cost. One of the funniest charge was nearly $200 for them to screw back in a side panel on a desk that was broken when we moved in.Throughout our email exchange with the complex attempting to dispute the charges, we pulled lines verbatim from their lease regarding charges and they were dismissed. They also failed to provide any receipts for their supposed replacements of the damaged items but were never provided with them, after reading through other reviews of people who moved in recently, it is likely because they never actually fixed any of the issues but charged us anyway.If you have an animal which you would like to live with, avoid this place like the plague, they will charge you extremely high pet fees ($750 between the one time fee and monthly rent) which does not cover any possible damages from your pet, even if the only damage is their scent.The final issue I'll add on here is access to mailboxes, now this does not concern packages (which are just left out in a front hallway for anyone to take) but letters or any small envelopes. Upon move-in we were never provided a mailbox key and were required to ask a manager any time we wanted to check our mail, one time we went to check the mail they had lost the only extra key so we could no longer access the mailbox at all. An assistant manager then attempted to say we had lost the key, and when we stated we never received it, he accused us of lying. We finally had to go and purchase our own mailbox key after months of the complex telling us they would obtain it. We were eventually issued a giftcard as compensation after another few weeks of us pestering them about it.TLDR; do not live at this awful place unless you want to be treated like an annoyance any time you need something from the people that are paid to work there, and want to pay too much money to live in a cheaply made apartment.

Lived here for a year and I’ve gotten my deposit back so now I can say how I feelFirst off, this place gets 1 star because of the size. I enjoyed how large our apartment was especially with our tall ceilings and it felt like the perfect amount of space especially for what we were paying ($899) but rent is no longer like that so I can’t say it’s worth paying.I moved in August and immediately noticed how dirty not just our apartment was but the entire property. Trash left everywhere, broken lights, cobwebs on cobwebs. AND ROACHES. This place has a huge roach problem. It’s disgusting. After deep cleaning we noticed a few issues. Broken window, broken screen door, broken cabinets, broken ceiling fan. Immediately started work orders to get things fixed and some were while others were not. For example, I lived with a broken window for my whole semester while arguing with them to get it fixed. Our AC went out for 2 weeks in the spring semester which had our apartment at 81° and their solution was to close our blinds. They have one portable AC unit for the entire property so if someone else is already using it, you’re out of luck. The BIGGEST issue is the staff here. Through multiple emails and even showing up at the office, I was disregarded and ignored. The manager was the absolute WORST! She’s rude, disrespectful, and definitely doesn’t need to be in any kind of customer service. All the want will tell you is “oh someone will be there soon to fix it”. Okay? When? 6 months later? They will also take the pool away to punish their residents. They did it multiple times. On top of that and my biggest issue was at the end of the year they tried to charge people $300+! For no reason. They said the payment process messed up and assigned people the charge and took it down later that day but I highly doubt that it was an accident. I got charged with trash removal multiple times with no proof. I don’t leave my trash out. With housing being so hard to find I understand having to live here but if you have a choice, DO NOT LIVE HERE.

Honestly, This place was like any large college campus apartment, you get what you pay for. I lived here for two years in the same unit and never had any real issues with anything other than with maintenance. When I signed the lease my rent was affordable and actually on the cheaper side than other larger complexes with similar amenities. Other reviews talk about the pool being closed often, but that was due to glass being in the pool area, which should be an obvious NO. To my knowledge, the maintenance team was constantly changing which lead to many things not getting done properly, or in a timely manner. My window didn't get replaced for over a year after the maintenance team (4 men) stood in my room and told me my entire window(frame and everything) would have to be replaced. Keep in mind the window pane fell onto me while i was in bed one day, and one of the maintenance guys "fixed" it by duct-taping the window into the frame.Atter I moved out, I have noticed that they are trying to upgrade what they can and where they can. I will say if they get the maintenance team figured out then they would be GREAT!

Moved my daughter and her roommates in this week for their senior year at UTK and the apartment was never flipped completely. Front door that wouldn’t lock, door has been beat up. They have tape over sprinkler heads in my daughters bathroom, unfinished drywall work everywhere, water damage, broken blinds, kick plates off, cabinets broken, place is filthy, never painted or cleaned. $1,200 a month for an absolute dump. Can’t get anyone to maintenance and the excuse was “we don’t have enough vendors working over the summer to get them ready”. We aren’t sure when it’ll be done.If the place caught fire, God forbid, the sprinkler heads don’t work. Windows are broken. Packages delivered to one area unlocked in the front office where it’s a free for all to take. Non responsive from maintenance or management. Don’t do it! Too expensive for what you get. Keep in mind, pics are after we cleaned the majority of it up. Property Management company is terrible.

My daughter lived in her apartment here for 2 years. They never cleaned the apartment before she moved in and never fixed the fire-hazard dryer and there was always trash in stairwells. These 2 girls cleaned before the left and left it better than they received it, yet there is a $120 bill for damages that were not there. Every time they needed something, they spoke to some young girl who never helped. I understand housing for UT is difficult, but you'd be better off renting a house with more people.

Take this as your sign not to live here! They completely take advantage of their main demographic being college students. I lived here for 2 and 1/2 years and I can truly say the only good thing is how spacious the apartment is and the layout. Management is horrible! They sent someone to change our water heater on the DAY I graduated with NO WARNING. When I asked them why I had no warning, management told me I could just tell the maintenance people to leave. They proceeded to make jokes about how difficult my roommate and I were being when we literally needed water on the day of our graduation??? Also, my apartment was DISGUSTING when I moved in. Dog food on the floor, popsicles melted in the fridge, old shoes in the closet, boxes, etc. Society also tells maintenance to park in resident’s parking spots. When I called the office, they told me I could park at the office instead of telling their own maintenance staff to move out of the spot I paid 100 dollars a month for. The smoke detector in my apartment also went off for four days straight before they came and fixed it. We lived on the top floor, so it was too high to fix ourselves. Also, the gym and pool were shut down regularly. There’s also only one dumpster for the entire complex. The trash is usually filled down the ramp, and they will fine you if you leave your trash outside, but what are you supposed to do when there’s no dumpster to put it in?! DO NOT live here. It seems nice when you visit, but I promise you’ll regret it. Live across the river. Way better price for nicer, safer apartments.
