I started my residence here eight years ago. When I moved in then, the property was amazing. Mandy and Johnathan were great managers, that were always responsive to my communication. The so called manager now, never responds to communication. I would never bring family and friends here because I am embarrassed. The trash bins will be overflowing. It will be loud with commerce operating out of garages. It doesn't feel safe.I advise people within my corporation to never consider living here.

So far, I’m enjoying my apartment community. Staff are helpful and neighbors seem pleasant. My apartment is spacious with large closets including the coat closet. The second floor is great because the balcony is so nice. I’m enjoying it.

Grounds are kept clean, attached garages, spacious lay out, good location and near e-way. There is a delay in maintenance requests but nothing major, this complex does have upgrades and checks like each month where maintenance needs to access the unit but that’s the biggest issue I have experienced, 1 of the better places to live in the Memphis area, the office staff is very responsive

Idk why this apartment has good reviews. It’s a trap. Loud neighbors, overpriced. One of the worst experiences of my life. Don’t do it. And probably just move out of Memphis in general. Also my dishwasher never worked the entire time I was there.But I had a generally positive experience with the staff when they weren’t trying to overcharge me illegally. And they will charge you illegally. Had to break out laws to get my fees waived. But here we are. Hopefully, we all learned from that situation. Anyway, don’t do it. This is your sign to not move to Memphis. I wish somebody told me.

The sink had a leak before I moved in. The leak continued for a year with a mold smell. Notified the office. jack leg maintenance man came out. Started leaking again. I gave up. Still was leaking when I moved out. BTW. 30 day notice to vacate apt. I moved out 2/3/23. Rent was $477.00 for 5 days. Final Account Statement $581.54. Electric Cost Recovery Fee $54.36 Grand total $1,112.90. I was paying $1,224.00 a month on a year lease. That's GAME. I guess they gave me the Black People Exit Door Buster Special !

I lived here from 2015-2022. I saw change the whole time I was there - for the good. They were always finding ways to improve the complex and the amenities they provided instead of just taking your rent money and getting nothing in return. I would have stayed longer, but I moved in with my fiancé who has to be within a certain mile radius of his job. Definitely consider The Villas in your apartment search. You get a lot for the price which is very reasonable for apartments in the area.

I have lived at these apartments on 3 different occasions. I’ve lived on both sides and had a 1,2, and 3 bedroom apartment during those 3 different stays(2015,2018,2021). I have always and will always recommend these apartments. From being a single girl in her 20’s to a mom living alone with her toddler here at one point, I have always felt safe. The maintenance was always quick to fix any issues even though they were short staffed. They were always pleasant as well as everyone in the office tried their best to be accommodating. You won’t get a better experience anywhere else and the amenities are top knotch. Trust me.

Love that the apartments have garages and the layout are great. However they quoted a price of $2394 - $3731 for a three bedroom two bath. That price is outrageous. The apartments next-door are less than $1400 for the same space. I would not waste time filling out an application.

I did the Live Chats on their website and the agent and I scheduled an appointment to tour the apartments, I got off early from work (my husband and I both did) to come tour the apartments just so when we got there they said 1)live chat service are inaccurate therefore it wasn’t a “real” appointment and 2)they didn’t have anything to show us.Why offer a service you don’t have?Extremely unprofessional and I wasted time and gas!Poor first impression. Do not recommend

Quite honestly, you're not going to find a better apartment community in the area. There are others that are cheaper, but you really get what you pay for. It's a gated community and generally safe. There are tons of amenities and bonuses. No apartment is 100% worry or aggravation-free. Sure, you may occasionally have a loud neighbor or a maintenance issue, but, the Villas staff is quick to respond and aim to resolve any issues. For that, I'll give it 5 stars.We originally moved here from Camden Grove, and the difference is real. The quality of the apartments themselves are just better, and the staff is on-point. I hope that the Villas will continue to hold itself to a high standard.
