Have resided here and loved everything about living at the Villas. The amenities are great and the people are awesome to get to know. Most of the maintenance are nice. There are some people who just simply should not be employed with the Villas. The leasing agents are awesome, but management, whew. Management was great a year ago, but boy have I regretted renewing my lease. With the new management in place, all I have to say is good luck… not professional at all. They have been charging late fees when I have been paying on time. Sounds like something sketchy is going on with the rent at this place or someone is pocketing the money. It’s absolutely absurd and definetly would not recommend.

Apartments are great , the garages can be loud at times from neighbors but the rest is quiet. The amenities are great. Also all the events or celebrations they host are fun and unique.

Outstanding leasing office management! Madelyn was my leasing agent, and she was simply phenomenal! Going above and beyond to assist me get into my apt. The property is clean and has great amenities! Look forward to living here.

My resident experience has been great so far. Abigail was very polite and very accommodating when move in time came. She answered all my questions and helped me every step of the way. I also love the swimming pool design and fitness center. Hopefully they put a punching bag on the East side like on the West side. Loving my new 3 bed room apartment with two car garage.

Lived there for two years. LUXURY is a joke, absolutely nothing luxury about the apartments. Spent a whole lot of time upgrading the clubhouse but not doing anything to the apartments. Nothing gets maintained only until it’s broken and then you better Hope it doesn’t happen over a weekend. Understaffed for maintenance so it’s always a different person who doesn’t know anything. We had so many AC issues and we also had a sewage back up for over 48 hours and not able to use toilet or showers and they couldn’t care less. we left our apartment in immaculate shape, spotless, and when we moved in there was a dent in the front door and also looked like the door frame has been busted at some point before we moved in. They stole $600 of our deposit saying They had to replace the front door because of us. CROOKS. I will always and forever have nothing good to say about management at Villas East. And will always wish the worst on those thieves. Let me also mention the front gates never work and are always left wide open. There was numerous amounts of car break-ins and vandalism, and the compactor was always messed up and there was a dumpster in front for months upon month’s overflowing with garbage blowing throughout the parking lot so when they want to use the lip service of LUXURY and I tell you That it’s an absolute Money grab & to scam you. LIVE ANYWHERE ELSE.

I thought the apartment we lived in was okay. We liked our 2 bedroom 2 bath with a tiny single car garage for the price, it was okay. The maintenance was lousy and the office staff would rarely answer the phone or their messages. The tiny little garbage can was a joke and rarely did their "valet" pick up the trash. Even though we paid every month we never saw pest control in or around our apartment. We had the worst gnat problem we have ever had. But, we never called to complain about anything. We always paid our rent on time. Even though our neighbors were not real quiet we always stayed very quiet. When it was time for the notice for our lease to be renewed we were informed our rent would increase $500 per month. That was ridiculous. We have rented off and on for several years and we have never had our rent increase that much. Is that the thanks we get for being quiet, not complaining and paying our rent on time? Sounds like we were being punished and pushed out. Looking around the property I couldn't see what the increase was going to. My aunt has a 3000 Sq ft house in Cordova and her house note is less than $2000 a month. This place is not worth the money. The staff are crooks. I would go somewhere else.

Nothing good came out of living here. I was here for a year. Before they upped the rent by $400. For a 1 bedroom, it shouldn’t be $1,500. Nothing was upgraded in my apartment, half the equipment at the gym never worked, the pool was always dirty, the maintenance guys were either really thorough or really bad. So it was always up in the air if you were going to get things actually fixed and taken care of. By the end , I found it a blessing to move out & find somewhere else. These apartments are VERY small compared to other places I’ve lived. The requirements to get in these apartments are ridiculous yet it seems like they allow anyone to live here (loud, dirty neighbors) Towards the last 4-5 months management was more rude to me, hit me with very petty charges and demanded we be home during upgrades that NEVER happened or we will be fined. Multiple fires and maintenance emergency’s that required the fire department because of HVAC issues that should NOT be a problem for the price of living & being consider a “luxury apartment” , made me feel unsafe leaving my pet at home. I have been gone for months now, and this is what made me write a review. They asked me for a forwarding address for any mail delivered. Got a phone call saying I had tax documents to come pick up. I work the hours they are open. So I was only able to come get them the next week. Was told she “shredded them because I didn’t pick them up by Friday” that’s LEGAL documents that she shredded that I need for taxes. This place is so unprofessional it’s disgusting. And absolutely NOT worth it living here.

Living here for the first half of 2022. The staff are really nice and helpful in the process of moving in and out.The only drawback is the location and safety in the nearby neighborhood. Especially some people who live here are noisy and impolite as well. They have a gated community, but what if someone living there just loves loud and noisy cars? Love chatting outside late at night? Love starting the vehicle inside the garage and turning on loud music? Those are factors I cannot control, and definitely it's not their fault. Just a heads up if you want to have a more respectful life from your neighbors.Others are great! Trash service, wonderful, good pool, gym, and play ground. The walls are a bit thin. Anyway, a wonderful place to live!

I have lived at these apartments on 3 different occasions. I’ve lived on both sides and had a 1,2, and 3 bedroom apartment during those 3 different stays(2015,2018,2021). I have always and will always recommend these apartments. From being a single girl in her 20’s to a mom living alone with her toddler here at one point, I have always felt safe. The maintenance was always quick to fix any issues even though they were short staffed. They were always pleasant as well as everyone in the office tried their best to be accommodating. You won’t get a better experience anywhere else and the amenities are top knotch. Trust me.

The only thing luxurious about these apartments is the aesthetics. Please be ware that the front desk rarely answers the phone. And don’t even think about receiving any packages! Our packages, along with many other residents, are constantly being delivered to the wrong address! There seriously needs to be some designated area for package delivery! Or the apartment complex needs to do some major investigation into why many of the addresses come up incorrectly (or not at all) on GPS.

Love that the apartments have garages and the layout are great. However they quoted a price of $2495 - $3731 for a three bedroom two bath. That price is outrageous. The apartments next-door are less than $1400 for the same space. I would not waste time filling out an application.

Don't let any of the negative reviews scare you away. Every complex has it's issues, but I have been beyond pleased. The office staff, especially peyton, have been extremely helpful. The apartments are quiet with with private entrances and garages. You pay for what you get. If you want a clean, quiet and safe neighborhood, it's worth the money. Residents are quiet professionals who are very friendly. Good places deserve good reviews!
